I'm usually disappointed by Cisneros, but this is one of their best designs.
...except for the landscaping.

Terry Fisher was such a menace.

To be fair they also blocked the sidewalk. heaven forbid they block a lane of traffic to maintain access for everyone though...

We have no idea what this will be clad with yet, but I would be *very* surprised if it's all chrome and glass.
Overall I'm a big fan of this site plan, and I think this is a great location for a hotel of this size.
I'm looking forward to seeing some elevations or a rendering.

Have you ever lived in a city with zoning? All of those issues (back and forth battles in particular) are worse in most peer cities with zoning ordinances.

Blech. Send it back to Montgomery County in 2010 where it belongs.

Worth keeping an eye on which ones, since some of them are supposed to remain.

Truly a rollercoaster ride of site plan adjustments. Hopefully the one showing the three tenants is actually final.

You also have the state's culture war nonsense which is already having an impact on UT etc.

Aalqalam, I do just want to say how thankful I am for your generosity in sharing about this development. I can be very critical but I really appreciate you being here.

"kitted out" could indicate "vehicular" cyclists who actively avoid bike lanes.

Yeah I'm sorry that's not what back yards are for. I'm all for porch culture but I also want a back yard (or roof terrace) that feels like a nice, private oasis. Especially at this scale.
Don't get me wrong, there are things I really like about this project. But the site plan is a missed opportunity and will make Palmer and Ennis worse than they should have been.

They look nice, but the driveways are a huge disappointment.

I cannot support a golf apparel store in Montrose.

I just wish garage access had been from the sides rather than Summer St.

These places are all pretty new; hopefully they can find a better balance of price vs. quality.
Given the number of excellent dining options within a 5 minute walk alone, I don't see them sticking around too long if they're both pricy *and* not worth it.

That is an unacceptable alternative to "ate shit"

Hmmm. Batanga wasn't great, so I'm happy to see it replaced, but...
Not like this. Not like this.

I dunno, I really think Huntsville is pushing "other Houston neighborhoods" waaaaay too far.

I mean, I'd love to see the feeders rebuilt as urban streets with much lower speed limits, but I doubt TXDOT agrees with me on that. Otherwise this seems like a truly insane project to prioritize.

Wait the total cost of the Inner Katy BRT is only 600 million even with TXDOT's shenanigans? What is this, a modern country still capable of building things?

ugh I want it now.

It's perfect. I will hear no complaints!

Ugh, i've had enough of this 90s nostalgia.

Archbishop Fiorenza Plaza - 1111 Pierce Street (Former 1911 Co-Cathedral of the Sacred Heart)

It's especially galling given the enormous lawns around the hideous co-cathedral itself. Particularly along San Jacinto - plenty of space for "events" there.
