Boris Posted September 25, 2006 Share Posted September 25, 2006 Office, retail complex rises in Katy area By KATHERINE FESER Copyright 2006 Houston Chronicle A midrise office building and retail complex has emerged in the Katy area along the Grand Parkway, a concrete ribbon flanked by rooftops and strip centers. Option 1 Realty Group has opened Park Plaza, a four-story, 46,000-square-foot office building and adjacent 86,0000-square-foot retail space. The center at 410 W. Grand Parkway South is a quarter-mile south of the Katy Freeway. The Houston-based developer will occupy the top floor of the four-story office building as its headquarters. ............................................. Another of its retail projects on Grand Parkway is Times Square, a 112,000-square-foot center anchored by Brunswick, Wells Fargo Bank and David Powers Homes, along with several restaurants. Westland Center features Ruthie's Mexican Restaurant, Fidelity Title and a dental office. ................................................. Park Plaza is 87 percent leased. Office tenants include Opal Energy, Guardian Fidelity Title, Santa Fe Brokerage Associates and BPO Technical Services. The retail tenants have a stand-alone look achieved by varying the colors and heights of the stores. In fact, the center is all connected. The first shops opened in April, with Lenny's Subs and Learning Tree among the first tenants. Swampy's Cajun Shack, Katy Stars Sports Bar and Grill, Rocket City Family Fun Station, Nextel and Color Tile are expected to open within six to eight weeks.
