As population density increases, people will find it a hassle to leave very far for their necessities, no matter how enticing the bargains. An example of this can be seen around the city and some subdivisions. We would rather take a short drive to a corner store or a fast food joint instead of going any further and dealing with supermarkets or Wal-mart ( Blech ). If you make what people want convienent, people will use it. It's our human nature to do so. in regards to parking problems, you're not thinking out of the box. the stores in the building would mainly cater to those that live upstairs or in buildings nearby as well as those that happen to pass along.
