TheNiche Posted July 8, 2006 Share Posted July 8, 2006 I noticed tonight that another strip center is in the works for Lower Almeda at the northeast corner of the South Loop and Almeda. This makes three that have been recently proposed or built in this area. As for the others: One has four bays and was built late last year just east of Almeda on the north side of OST. It has leased up. Adjacent to it and on the hard northeast corner of Almeda and OST, an L-shaped center is under construction. The primary tenant is Subway. Quite a bit of land and some small industrial buildings near Soapy Sam's are also up for grabs. Behind that land is about 20 acres that has recently been cleared and has a variance request sign posted. Asking prices for land along Lower Almeda are between about $40 and $50 psf...those are Midtown prices. I doubt they're fetching quite that much, but they are nevertheless impressive.
