Large business center / distribution center project under development just west of the intersection of SH 249 & the Grand Parkway

"Interchange 249, a joint venture between Lovett Industrial and Clarion Partners, is a multi-phased 240-acre business park, that, at park completion, will offer nearly 3.1 million square feet of light industrial and warehouse space. The park is positioned at the interchange of Highway 249 and the Grand Parkway in Tomball, Texas."

The first phase is a 10 building project. The largest, Building 10, is used by Macy's for their relocated distribution center. Building 2 is also leased. 

Marketing materials show a push to lease the next largest warehouse (Building 6 - 737Ksf) and a smaller one (Building 1 - 99Ksf, with about 20Ksf left to fill)

2nd and 3rd phases are also planned, each with three buildings - adding over a million square feet of space.

"The more than 908,000-square-foot facility is part of the first phase of Interchange 249, a 240-acre business park in Tomball developed by Houston-based Lovett Industrial and New York City-based Clarion Partners on the southwest corner of the intersection of the Grand Parkway and State Highway 249.

The cross-dock warehouse was built by Houston-based Harvey Builders and features 40-foot clear heights as well as 380 parking spaces for trailers and 476 for cars."
