Renovations underway for Galleria-area office tower that sold last year





The new owners of a distinctive office tower in the Galleria area have begun renovations.


Houston-based real estate firm Hicks Ventures, along with global investment firm Taconic Capital Advisors, purchased the 1177 West Loop South building from an affiliate of Dallas-based Spire Realty Group nearly a year ago. The building sits along the east side of Interstate 610 just north of Post Oak Park Drive and is recognized by its curved exterior.


The 342,000-square-foot, 18-story building originally was built in 1979, and significant back-of-house upgrades were completed between 2014 and 2017, according to a press release. The latest renovations began in February and are expected to complete by August.


Interior renovations will emphasize shared public spaces, including new amenities such as fitness and conference center facilities, a tenant lounge area and a cafe and coffee bar. Lobby upgrades will include a programmable media wall. Elevator banks also will be upgraded.


The exterior of the building, the garage connector and outdoor plaza also will be updated.


San Francisco-based Gensler, which has a significant Houston office, is serving as the architect of record for both the exterior and interior renovations, and Houston-based Terralab was hired as the landscape architect.


“Since we acquired the building less than a year ago, we have been working diligently to complete a master plan that will usher in a new era for this highly visible and prominent tower in Uptown,” said Paul Frazier, director of the Houston office group for Hicks Ventures. “This aggressive capital improvement plan we are undertaking is a game changer for this iconic building.”

Pat Hicks Hires Transwestern to Lease Tower



HOUSTON–  (Realty News Report) – Transwestern Real Estate Services has been selected by Hicks Ventures and Taconic Capital to lease the 1177 West Loop South office building.

The 18-story, 341,947-SF office structure is located in Houston’s Galleria submarket on the east side of Loop 610. Transwestern Vice President Kelli Gault, Managing Director Doug Little and Associate Megan Snodgrass will represent ownership of the building.

“We’re excited to have Transwestern on board,” said Houston real estate investor Pat Hicks of Hicks Ventures. “I’ve admired the firm as both a competitor and industry colleague for over 30 years, and we look forward to the energy and market reach the team will bring to our leasing efforts at 1177 W. Loop South.”
