Number Of Offices In A Highrise

Been fiddling around with how to determine total # of offices and rooms w/in a high rise office Bldg. Picked 2 as samples to work with. First is JPMorgen's 75 Flr. 5 sided & second was City Nat'l Bank in L.A. @ 52 stories high.

For Morgan's I very carefully counted each of the 5 sides as follows: 2 w/7 windows across, 2 w/14 windows across & 1 w/16 windows across for a total of 58 windows around 1 full floor of Bldg. x's 75 stories counts out to 4350 windows. Now I know of course that when these behemoths are built several amenities are factored in. W/that in mind how many total offices might that Bldg. contain?

Then off to L.A. for City Nat'l Bank downtown. The former Arco Towers are now owned by 2 separate entities w/CNB being one of them. There window count was 22 on 2 sides & 12 on 2 sides for a total of 68 x's 52 stories w/3536 windows. Again how many offices might that Bldg. contain?

One other question. As each floor is completed & B4 building offices, how many square feet does each floor contain?

There's no way to reliably estimate the total number of offices in a highrise office building other than to order the interior buildout prints from the City for each and every single tenant. That'd be prohibitively expensive and time consuming. But...once you have done this for a fair number of buildings, you'll have empirical data to go on so that you can make multivariate regressions your b*tch.

As for estimating the size of the floorplate, the easiest option is simply to call building management and ask. Remember that "gross" square footage includes all common areas, whereas "net" square footage only includes rentable space.

You can't really tell how many offices are on any given floor of a building. One floor might have cubicles for 250 workers, while the nex floor up has offices for 25 executives and 10 conference rooms. Yet another floor might have records storage and a data center.
