Moving To Houston And Need Some Advice On New Townhome At Downtown

I am moving to Houston in the next 2 months.

I have been checking out homes at HAR.com for downtown area.

By looking at the map there are 3 areas:

1. I think its call the 3rd ward on the U of H side.

2. East Downtown area

3. Midtown area.

Any advice on the pro and con of these areas?

Which builder to watch out for?

I really like some of the WATERHILL townhome, but i read some bad review about them, is it true?

Should i really avoid the roof terrace for leaking problem?

Are these area safe at night?

Is the traffic bad around 7am in the morning?

My budget is around 250K to 300K

I am not sure if the price of the townhome has been going down in houston or not.

I have been looking since earlier this year.

It seems to me builder are building less expensive project but also cut down on the quality.

I like the midtown area but its more expensive.

Is east downtown area better, or 3rd ward area ( on the other side of 45)

I remember the 3rd ward area use to be really bad, but i see a lot of new townhome really close to either 45 or 59.

The other area i am also consider is Heights, and Rice military.

Does anyone know any of these areas flood during allison?

any respond with sugguestion would be great!

the 3rd ward has quite a few builder's lots that are up for sale so it will be interesting to see what its future holds.

IMO what builders put out is lower quality. they put in expensive finishes but the structure itself is poor.

the areas you mentioned are different and will definitely take some research on your part. it may be smarter to move into temporary housing til you research the areas in person.

Have you ever been to Houston and driven around any of these areas? You might want to try an apartment your first 6 months or year to give you time to really figure out where you want to live - har.com is good for finding houses once you know the areas you like, not for finding areas you might like. Many places within the loop can give you a pretty short commute to downtown. Does it have to be a new townhouse? What size home are you looking for?

My parents live in the woodlands, and my partner's parents live at heights area.

Both are pretty nice area with low crime rate.

However I am looking for something newer with a modern look.

With my budget around 250K, I found a lot of new places by downtown.

i was in town last month and checked out a few places,but not sure about the quality of all the new townhomes.

I will probably be in town again next week or two to check out more places.

the one i really like was the delano cityview, and a few townhome by waterhill.

I would perfer new townhome, but i realized i may have to get a older townhome with my price range.

Is rice military area better than east downtown?

it may be in your best interest to hire an inspector if you do like a particular home. a coworker was buying a 13 yr old stucco home and it turned out that there was about 20k in damage behind the walls. they wanted the houseand the owner eventually caved and lowered it nearly 40k.

Is rice military area better than east downtown?

there is little retail in east downtown otherwise similar styles in both.
