To borrow a phrase. " I'm glad that blew over".

I imagine since it rained so much last night and looking like rain today I'm sure they decided to hold off on the pour today.

We don't need to lose any park land for 610. We don't have enough parkland as it is inside the loop. Besides they are just finishing up their new master plan.

You should at least double check. With the way things are in the oil patch right now you can never know what might be going
on over there. I'm just excited to see the back section of apartments come down and the drawing center get started.
I'll be able to get some good shots from my backyard. They're taking down the carports along my back fence now. Its kind of strange to have this large empty space with no lights behind us where so many used to live.

Thanks for the clarification. My bad, I'm just getting a little overwhelmed trying to keep up with everything going on downtown.

So Randall's is #30 in the above renderings board?

It has broke ground. See photos from last Friday.

Thanks and welcome to the site, Surge Homes! Either option sounds great, especially for the location. However, the one thing that Midtown, especially Main Street, desperately needs is decent retail. At least 8,000 sf of retail is essential to any project being built on Main Street in Midtown. I'm sure you're aware of what's happening on the Sears site and the other surrounding sites. It would behoove you and your investors to capture that additional income stream.
Would you remind me whats happening on the Sears site.

Its refreshing to see a developer take the time to respond to questions and concerns. I noticed a response on Swamplot to concerns about signage and they took the sign down almost overnight once it was brought to their attention that it was in the bike right of way. I'm glad they are trying to play fair. I know some could care less.

I thought Camden was developing half of the superblock and letting the other half become a park. Did I miss something or is Camden still
developing the southern half of the block?

You can't get information like this anywhere but HAIF. Straight from the developer. Welcome to the site and hope you
enjoy critiques.

I only know what I was told by someone who has worked for the Menil
properties forever. This person doesn't lease apartments in the Richmont but is over them. I was told they are only offering six month leases and
as long as I've been dealing with this person which is over ten years the info has always been pretty accurate.
She said they would demo the back section as soon as the abatement and contractors finish
taking hardware out. That goes along with what the supervisor for the demo told me. They will be leveling the back section in December.
She also said that the architects working on the Drawing Center would be coming here in January to start the project.
Thats when she told me about the six month leases and the demo of the other sections. I think the Menil will need to act on this sale of land fairly quickly so
they can recoup some of the revenue they will be losing with the loss of the apartments. I've attended all of the master plan meetings and they are planning several residential components in various parts of the campus. I'm not going to bet the family farm on it but I believe what I have heard.

I reported last week that they are only giving six month leases and plan to tear the middle and front down fairly soon.
The back section is coming down in December with the crew coming in to start drawing center in January.

We lived in the wagon works/PPG building during that storm and believe it or not the parking lot never had any water in it.
I walked over to check on the bayou because I was really worried about the car. Nothing.
We were on the top floor and the flat roof became a storage tank and water came pouring down out brick wall.
We were asleep, and didn't know it was coming in until our neighbor below came up to complain about water leaking through to his. Obviously it was quite a surprise. Concrete floors and we mopped up water for quite a while. The bayou did not leave its bank in that spot miraculously.

I went by today and they are digging. I spoke with one of the crew and they said serious excavation will start Monday morning.
Picture to follow.

This will not age well. I'm afraid this is what the one on Sunset will look like and I"m sorry.
The steel is going up now on the Sunset site. I hope he has figured out how to put up scaffolding. The neighbors should be forewarned.

At least Hines team got it right. Is anyone sure who won this project. Hopefully with some prodding something closer to Hines plan could be developed. It does all the right things to make this project feel part of downtown. We need to have an email campaign to whoever is awarded this site and help them see the potential with images like Hines plan. I already sent one to Munoz Albins.
It's times like these that our voices should be heard. Not after they start digging. The sqeaky wheel gets the grease.
I know the city does not own the property but it wouldn't hurt letting them know how important this site is and it's potential to buffalo bayou.
Along those lines it wouldn't hurt getting the powers that be at the Bayou Conservancy, Guy Hagstette, an email also.- 1

You're right the hilton and the podium for the Marquis are about twice as long as they really are.

I thought this was the United States post office property. Did the city lease this land to the post office?

That would be Mayor Bill White. It was his hope to create a large downtown park and made it happen.

Isn't this partially on the architects to know what happens to GFR if it isn't handled properly or are area firms working in Houston not knowledgeable of these results.
I know the client has the last say, but if they agree to gfr shouldn't someone in the know be pointing them in the right direction. This thread just seemed to analyze the problem in about four entries.

They are now only taking 6 month leases on the front 2 sections of Richmont Apartments so they are going to move fast on this phase after they break ground on the Drawing Center in January. Staff overseeing construction of Drawing Center coming in January so it is going up very soon. Looks like June they might be kicking everyone out to tear down the next section or both. One of the last inexpensive apartment complexes in this part of Montrose will bite the dust.
It will be interesting watching the Drawing Center go up from my backyard. Got to watch the Enron Stadium/Minute Maid go up across the street from my old loft.
Kind if exciting to get to watch these things happen so close. By the way I have a set of plans for Enron Stadium. They are cumbersome and I really don't know what to do with them.
Anyone have any ideas?

not a rumor.
That sounds pretty definitive. Thanks SWTSIG

I'm confused because when you look at all of the images that go along with this info from urbannizer are clearly in Austin. Did I miss how someone took the leap to Houston.
All I saw on the side of the building is fifth West which is in the area where all of the new high rises have been going up in Austin.

I love the scale and the sensitivity to light. They obviously learned something from spending time in Renzo Piano's spaces.
The scale is perfect for the neighborhood and will serve the works on paper very well. I'm so glad they chose this firm.
The building is beautiful, and seems to be actually designed for its true purpose, unlike some of the museums being turned out by some of the starchitects. Too many seem to think the building should be the art. That doesn't usually work very well for the art.
Not in this case.
