Some background information and pictures regarding other projects on the site... none about this project yet though. http://www.westonsolutions.com/services/property_redevelopment/propertyacq.htm
"Brownfield Acquisition and Redevelopment
WESTON has facilitated the sale, remediation and redevelopment of a range of environmentally impaired properties for over fifteen years. This experience, combined with a proven level of technical expertise, allows WESTON to provide total solutions to issues arising from Brownfield Acquisition and Redevelopment. We have extended our passion for restoring the environment to actively transform unproductive properties into economic assets.
Whether these properties are acquired from government entities or from defunct corporations, these sites are often presented with significant risks including cleanup cost uncertainty, regulatory scrutiny, and unknown environmental conditions. Our goal is to align our interests with those of our clients, and to provide a market-based exit strategy for a contaminated property, through a variety of remediation and disposition options.
The WESTON difference results in tangible benefits to our clients:
• Maximum savings and quicker return to productive use through integrating environmental remediation and site redevelopment activities, and employing risk-based cleanup programs. We assume environmental liability at the corporate level, not a development LLC.
• Future liability protection through innovative risk management strategies. We take downside risks on the cost of remediation while sharing in potential remediation savings and upside in property value.
• Enhanced public image as clients are seen as proactive, environmentally responsible corporate citizens.
• Structured financing options that meet the specific needs of the property owner and help ensure the success of the development program. We can invest cash or sweat equity in transactions in return for an ownership share."

Unfortunately the sidewalks in front of CVS will not be expanded under this program... seems like a critical part of the project to better link Post Midtown. Same thing happened with Mcgowen street improvents... it did not extend to the coffee groundz retail center. these are only a couple blocks but i think they are important parts to both projects.

"ExxonMobil Announces New Houston Campus
To all U.S.-based employees:
Following extensive research into best practices in workplace design and
benchmarking the world’s top facilities, we are proceeding with
construction of a new ExxonMobil office campus in north Houston for
employees currently working in a variety of locations and functions
across the Houston area.
Located on a company-owned 385-acre wooded site near the intersection of
I-45 and the Hardy Toll Road, the campus will deliver an unparalleled
working environment that promotes innovation and employee collaboration,
while also demonstrating our commitment to health, wellness and
environmental responsibility.
The decision to proceed with the campus resulted from a comprehensive
U.S. Real Estate Strategy Study by a team of experts from GREF, EMIT,
functional companies and support services, as well as external experts.
The campus will include multiple low-rise office buildings, laboratory,
conference and training facilities, outdoor open spaces, several food
venues and other employee amenities including child care, an on-site
wellness center and various retail offerings.
Moves to the campus will be carried out in phases as the campus is
constructed, beginning early 2014, with full occupancy by 2015.
Houston-based employees working in Upstream, Chemicals and various staff
support functions will move to the campus in that timeframe.
The company is continuing to study whether any other U.S. office
locations will ultimately be located in the complex. During the study we
considered the evolving needs of our organization and the changing
nature of the workplace. We benchmarked more than 100 state-of-the-art
facilities and campus environments to design a campus that can provide
the platform for enhanced collaboration and business execution
excellence.
We believe you’ll be excited by the work environment, the beauty of the
natural surroundings, the technology capabilities and the campus
amenities. You can begin learning about plans for the new ExxonMobil
office campus on the intranet site listed below. The site has additional
information about the campus including a video and FAQs and will be
updated as the project progresses.

2 new apartments in the plans for downtown houston in addition to old Texaco Building? I first saw the tip on skyscraper page then found this article.
http://mckenziedrakerelocation.com/2011/05/new-life-for-downtown-houston/
"Indeed, Laura Van Ness, business development director at Central Houston Inc., said the downtown organization is hearing rumblings from two other developers considering the downtown market for apartment projects.
“Now that One Park Place is open and successful and the credit markets have started to loosen a little bit, I think we’ll see more developers starting to ride that wave,” Van Ness said. “We are seeing other serious developers coming back and looking at the market.”
Van Ness, who would not elaborate on the pair of potential new projects, said that before the credit crisis hit a few years ago, there were two other apartment projects under consideration downtown. Both of those deals later disappeared off the drawing board, essentially bringing activity to a grinding halt."
But with One Park Place reaching 90 percent-plus occupancy, Bruce McClenny, president of Houston-based Apartment Data Services Inc., which tracks apartment activity, said a new wave of downtown apartments would likely be met with strong demand."

i agree i am more interested in this area than others because I live near it, but midtown seems to have some excellent projects in the pipe line.
-
ARA recently aquired Arbor Place as well as the huge lots off gray next to Junction. Their specialty is multing housing investment services.
-
Did this company recently move into 2600 travis or have they always been there?
i think they recently put up a new sign in the barcadia/reef parking lot but i'm not sure.
-
i met some buddies at the tavern tonight and asked the waitress about the new apartment complex. she said the final vote is tomorrow to see if it goes ahead. apparently there has been a relatively small amount to hold the land while the sidewalk variance request was worked out. there was also an issue with the sewers. if both of those issues were taken care of they expect hanover to pay the full amount for the land tomorrow. they said their potential last date if the deal goes through is September 24th or around there but i think this was already mentioned.
hopefully this goes through, we need the density. maybe the tavern can find a place in midtown or somewhere else to renovate and move into?
-
the more i think about it, the more i think the city could spend that money in a much better way, such as helping to pay for the light rails and advancing the university and uptown lines
i want a better airport but i'm not sure it's the best way to spend the money...
-
this is great news. i'm not happy about the continental move to chicago but it's good to see that our airport will still get such a massive rennovation. still won't help with that vacancy downtown and some of the houses that will go up for sale pretty much at the same time but still very good news for the city.
-
Does anybody else remember that it was originally black? What they are doing now is definitely better than that ugly beige. Of course, that's my own personal opinion - don't want to shake anybody up.
haha i agree i think it looks much better
-
excellent pictures, i've been watching these pedestrian enhancements and i like them. Hopefully someone buys this place soon.
-
yup, that is my understanding too, hopefully it materializes
-
from the old thread just to get some discussion going on how the new one might turn out...

i noticed construction equipment and work on both lots today although i think it was just utility work... i still think this is good news

sorry try this, it is the first presentation

The Recenter: Phase I & II At 3809 Main St.
in Midtown
Posted
This is at the corner of Alabama and Fannin. After looking into the variance request, I found that it is planned to be 6 stories with a 2 story parking garage. The approval of the variance request was postponed from June 9th to June 23, 2011...
I haven't seen any renderings, only a floor plan.
"The Men's Center is a very vital facility that provides a recovery program to alcoholics to regain their lives and dignity. The proposed plan is to redevelop the site by demolishing the existing development and erecting a new six story building with an exterior facade similar to that of a modern hotel and a two story parking structure for ample off-street parking. The proposed development can be accomplished only if the Houston Planning Commission grants a ten foot building line variance for this site along Fannin Street . The main factors attributing to this condition are the size of the land area of the existing site (less than one acre); the dilemma being that the site is not expandable because it is bound by three major streets of the Midtown area; and that there is no available land for expansion in this block of Midtown. The approval of a ten foot building line variance would allow “The Men's Center” to continue it’s longevity of enriching the community as it has done for almost 50 years now. The new and modern high density housing facility would be able to serve the greatest number of citizens possible from this existing site which is centrally located within the City of Houston."
