New office tower to rise near Galleria

Skanska USA Commercial Development said today it will start construction “immediately” on a new office building in the Galleria area.
The 20-story tower, which has been in the planning stages for almost two years, at least, will go up on 2.3 acres at the site of the old Tony’s Ballroom near the Water Wall.
The company said the 302,000-square-foot project would be “self-financed.” It did not say it had a tenant in hand for the space.
“We have the highest confidence in the future of Houston’s economy. Uptown Houston is one of the largest business districts in the United States and headquarters to top corporations around the world,” Michael Mair, executive vice president and regional manager of Skanska USA Commercial Development in Houston said in a news release.
Architecture firm Kirksey designed the building, which the developer said has been pre-certified as LEED Platinum.
The building will include such features as high efficient glass façade, energy recovery wheel and occupancy monitoring systems that focuses on maximizing energy efficiency and operational savings. In addition the building will have a sophisticated lighting control system for the office and garage areas as well as water savings with a rainwater collection system used for landscape irrigation.
The building will contain 12 stories of offices atop an 8-story garage. The address will be 3009 Post Oak Blvd.

PMRG (with equity partner INDURE Fund) is launching its first multifamily development in Houston, a 35-story high-rise at West Alabama and Weslayan. We chatted with PMRG EVP/CFO Roger Gregory and SVP Bryant Nail. Bryant says the neighborhood is big for them (they want to provide that live/work/play environment), so they love this site one block from Central Market. Roger adds that the West Inner Loop has over 94% occupancy, several quarters of rent growth under its belt, and only 185 units delivered this year. PMRG is working with RTKL to design the community, which will feature 250 luxury apartments and 12,500 SF of ground retail. Roger tells us they have two designs on the drawing board and are considering style and budget. This will be the tallest building in the area, so PMRG wants to build a timeless piece of architecture that really stands out. Presumably without being bright pink with flashing lights.)
Here’s 1400 Hi Line, PMRG’s project under construction in Dallas. It’s the firm’s second multifamily development in Dallas and it has a lease signed even though it hasn’t topped out. PMRG hasn’t selected a GC for its Houston project yet; construction should start in late spring/early summer 2012. Look for initial occupancy about 18 months after groundbreaking. The project’s retail component will be anchored by an upscale restaurant; the rest of the space will be service-oriented. ARA’s Tim Dosch and David Marshall repped the firm in its land acquisition.

I noticed they put a fence around the site today. Anyone know if this is normal for a construction start that is planned about 2 years away? I guess it happened at the Regent Square site...

the variance signs are up for the new apartments going in across from the Mix. Public Hearing is on October 13th.

A guy from Chevron told me last night that they might put a midrise at this site to host the Chevron executives.
i heard from another chevron employee today that they already have plans to expand on this lot.
