Flix Brewhouse™, the world’s only combination first-run cinema and dine-in microbrewery, will become lead entertainment anchor at The Crossing at Telfair in Sugar Land, Scott Weaver of developer Rubicon Realty Group announced today. “We set out to bring a novel entertainment concept to the area and are thrilled to have Flix Brewhouse bring their unique brand of cinema dining to The Crossing at Telfair. Flix is both cutting-edge and family-friendly and will be a landmark destination at Telfair, whether patrons are going to the movies or not,” Weaver added.
The Crossing at Telfair, at the southwest corner of Texas 6 and U.S. 90, features a new H-E-B superstore, a Hilton Garden Inn, Cheddar's, Bombay Pizza, Chuy’s and a growing roster of other retailers. Hampton Inn and Embassy Suites are two additional hospitality providers committed to The Crossing at Telfair soon to commence construction.
Texas-based Flix Brewhouse was created in 2011 with a goal to be best-in-class among popular-priced cinema-eatery concepts. The Sugar Land location will be the group’s second Texas location, complementing a newly opened unit in Des Moines, Iowa and another opening in Indianapolis this April. The Sugar Land Flix Brewhouse will be approximately 40,000 square feet, featuring eight auditoriums equipped with parabolic screens, state-of-the-industry digital audio and video including Dolby Atmos™ immersive sound, extra wide plush seating, and an innovative gliding tabletop console. Viewers will enjoy unobtrusive, in-theater service from a complete cooked-to-order menu and a broad selection of soft drinks and adult beverages, including a dozen signature beers brewed on-premises.
In addition to showing the latest Hollywood blockbusters, Flix Brewhouse has a wide variety of special features and events, including a Pro-Am homebrew competition, on-site Beer 101 brewing and tasting seminars and numerous themed classic film series, including dinner comedies, ladies nights out, and Saturday morning pajama parties. Flix also celebrates unique food and craft beer creations with a range of ongoing dining and tasting events, showcasing beer from other craft breweries as well as its own.

Gallery Furniture, well known for its flagship site on the North Freeway, is planning to build a bigger store in Richmond.
Groundbreaking on the property, next to the Santikos Palladium Theatres on the Grand Parkway, will take place sometime between now and the end of April, owner Jim "Mattress Mack" McIngvale said.

This sign went up recently, and Rubicon Realty confirmed on their Facebook page (https://www.facebook.com/rubiconrealty), the Chuy's in Telfair will be " Opening in Fall of this year."

I like to think that this development, the area around the baseball stadium and the sugar factory will feed off each other. The intersection of Highway 6 and U.S. 90A is booming. Now, if they could just wall off the Nalco refinery ...

From the article: A number of new tenants are expected to open by the summer, including a Carl's Jr., Chuy's and Mattress Firm. A Courtyard by Marriott is also under development.

I sent an email to Chuy's and they confirmed that "yes, we are looking at opening our first Sugarland location late this year." They provided no other specifics.

I've been keeping my eye on the Rubicon Realty page, and it was recently updated with this nugget:
"Rubicon continues to work on the Phase IV development at The Crossing at Telfair. The recent execution of a ground Lease with Chuy's Mexican Restaurant has created a buzz in the market recognizing The Crossing at Telfair as one of the premier developments in the greater Houston area."

Chuy's was also discussed during a December meeting of Sugar Land's Planning & Zoning Commission. Sounds like a sticking point was a palapa roof and a neon sign.

There was a little more detail in today's Chronicle, including this nugget:
Rubicon Realty officials said they are in talks with several big-box retailers that were waiting to sign on once the H-E-B deal closed.

Looks like the Commercial/Retail aspect of Telfair is about to heat up. H-E-B is coming to the corner of Highway 6 and U.S. 90A. I feel sorry for the Randall's in New Territory!

Drove past there today. I saw workers in and around the building. Looks like they're done with the roof, but they're still working on the outside masonry. The doors to the building were also open, so there's probably work going on inside as well.

If you're looking at Greatwood (LCISD doesn't bother you), check out River Park. River Park is in Sugar Land ETJ (city fire service), but will be annexed into the city limits this December, not 5-10 years in the future. Sugar Land is creating police beat 5 for Telfair and River Park (eventually to include Greatwood and New Territory).
If city limits are important to you, avoid neighborhoods along 1464. As posters above have mentioned, this area has Sugar Land addresses, but is in Houston's ETJ (check out the man hole covers). The reason why this area has value...FBISD.
As of May 20, 2009, the City of Sugar Land is exploring the possibility of an ETJ swap with the City of Houston. This swap would affect MUD 25 (which serves most of the neighborhoods along 1464). They hope to complete the evaluation within six months.

If the Alamo Drafthouse plans had been released first, I doubt Flix would have seriously considered a site just a mile away. One has to wonder if they might rethink their plans. Of course, World of Beer moved into Sugar Land Town Square after the Flying Saucer, and they draw completely different clientele, so who knows?
