  1. are you talking about yours or the one on rivercrest?

    yea basically vo's is 23k sq ft of a trendmaker home. the inside looks horrible from the pics. also brick and tile roof never go together. to me its been an eyesore off briar forest for a while now.

  2. as for royal oaks I believe the area wont be what it is today in the near future. the neighborhood is surrounded by class b and c apartments. I dont know the projections for the crime rate since royal oaks was under minimal construction in 2000 but the land surrounding has never faired to well in that department.

    I believe royal oaks will peak in the coming years and then continue to decline in price in value. it will never hit a horrible, back to the future 2 type of existence but it will likely be that residents who purchased in in 99 and 2000 will have to shell out some money to the bank. it will likely go from lower high class to upper middle class or between middle and upper middle. that is just my guess.

    how many residents of the woodlands commute to inner houston for work (ie uptown or downtown)? I still see the growing trend inside the loop for my generation and for the older crowd. for the others, I likely foresee the parents either shelling out money for private and living inside or going for public and living outside.

  3. are you considering the burbs, for example west houston, everything outside of hwy 6? do you believe that the owners in memorial , tanglewood, briar grove park, or the energy corridor would allow such a thing to happen? if this happens or before this happens, I believe that one developer will redevelop the entire area (say energy corridor to beltway 8) into a woodlands esque type of location or even a larger royal oaks type. nothing could ever happen to these areas that would harm them.

    I believe commuter and light rail will link the areas together but this is houston not new york. people enjoy neighbors, back yards, and saftey not tenants, pocket parks, and the availability for their child to be run over in midtown. houston is far too expansive to undergo a complete 180 to a completely urbanized infill.

    I do see though those in far katy, sugarland, and the like to move closer down their respective corridors. but are there any good developments on 59 or 90 between the beltway and 610 for sweetwater residents to reside? katy has memorial and likely the redeveloped plans for the area.

    but would 700 mil from BP and millions from conoco, exxon, citgo, and others be wasted in the corridor if everyone was going to move inside the loop in 10 years?

    I think I am biased towards the corridor since I live there and dont want to see anything happen to it. but still...

  4. the spoiling of kids by the baby boom and gen-x generations are going to have grave effects on the children of today. I mean I'm about to graduate and know kids who already have graduated [college] who know nothing of the real world (like me). I have never held a job or any part time position for that matter. I am personally scared that my degree will just be a means to my parents couch's ends.

    this correlates with the mcmansion craze and mini-mcmansion playgrounds. what are parents doing if they spoil their kids to sedentary lifestyle? maybe timmy needs to play pee-football instead of playing with 'action figures' inside his 700 sq ft mini home with built in satellite, high speed wireless, and plasma tv.

    the mcmansion dilemma will never be solved because no neighborhood in the city of houston can stop it. just hope that they dont tear down the 100 yr old oaks that houston is known for to make way for a 9000 sq ft house on a 5000 sq ft lot. Im not jealous of the houses, but I would be if some offered worthwhile architectural designs. all that seem to be popping up are mediterranean monstrosities. the mediterranean 'design' gives me a bad taste in my mouth.

    but I think we cannot blame the entire 'problem' on the no zoning regulations. we can only blame ourselves. and remember it still is great to make money.

  5. but I was under the impression that the no zoning rules gave way to areas such as greenspoint, westchase, and the energy corridor. since all the businesses should be located in one central hub.

    but residents faired west in the 70s and 80s because of large homes and the inexpensive nature of it all. transit in essence is a good thing but for houston will be spotty at best. or will they link katy and sugar land via rail lines?

    its all academic but there should just be rail corridors in certain areas and bus lines to connect the areas. it would increase community spirit for that area but not for houston as a whole (which in essence is a bad thing). alas, my suggestions are menial and would never fix the problem.

    also you can thank the oil crisis of the 80s for houston not having more of a mass transit system today. lanier was the head of METRO and made the decision to nix the bond fund that would pay for it and before this in the early 80s or late 70s the houston voters voted down the bond that would allocate money for this type of problem. so you can thank the non-divesture of the houston economy and bob lanier for being fiscally responsible.

    houston rail is a good thing though when we have the money. the munies that would pay for this would increase the tax basis but it is needed. you have to weigh the pros and cons and end sprawl which can only be done through zoning. there is only one place in houston that has zoning and its some neighborhood in lamar terrace.

    either way the rail for dense areas such as from downtown to uptown but I mean that would be one long ass rail line down westheimer and imagine no left turns on westheimer (hey look you cant get into royal oaks or hey look I cant go to the galleria)- a subway would likely be more apt in that situation.

    if you want better transit either double stack the freeways to katy, sugar land, and the woodlands or stop the sprawl- what is that new parkway going to be called outside of 99 like the meadow or prairie parkway? great idea

    what do you mean by this? 1464 is being connected to Kingsland/Barker Cypress. Hopefully memorial will not go through but you never know. it could cut down on the traffic of those from the energy corridor heading west.

    ...I still love how the judge wont grant the ordinance that sexually oriented businesses have to be more than 1550 ft away from schools. I mean kids from wolfe should be able to get a happy ending at velvet touch

  8. will katy isd take over lamar consolidated? or factions of lamar? (eg lakemont, westheimer lakes, weston lakes). I dont know if westheimer lakes is already in katy isd- I think it is. I am mainly talking about all the developments off 1093 and the westpark tollway.

    weston lakes would be great tax revenue addition, but likely these are all pipe dreams and ways for texans to be taxed even more severely.

    I dont understand why wolfe elementary is not apart of the bond allocation to existing structures (kind of a 'f*ck you' to the old addicks isd which brings in a shoot load of their tax revenue).
