  1. The retail component is 360,000 square feet contained in two or three stories. That's not insignificant (although it is certainly far from the largest retail center going up in Houston).

Also, yes, the offices actually are special. They'll be loft offices with higher ceilings than is typical of other office buildings. Pavilions is targeting creative firms, not just a big oil company or an accounting firm.

The residential component would've been relatively small, and unless you'd have been living there, wouldn't matter almost at all except that it would completely block excellent views of the skyline district from Polk Street.

    Thanks for the response Niche.

I've read most of this thread and I've keeping up with developments of HP and I am glad to see Downtown building new construction, it's just that HP seems over hyped at best and counterproductive at worst.

From what I understand about half will be retail and the other half will be office space. House of blues will be one of the big retail anchors, which will compete directly with the Hard Rock Caf

  2. Why do you feel like it has to have a condo building anyway ? the galleria doesn't have a condo building connected to it. The pavilions is probably one of the largest high end retail projects/malls that this town has seen (actually going up/ not just announced) in a long time. I see Bayou Place as an alternative project with good concepts like Rocbar (sp.) . With more places to go and things to do that will be a a good situation for downtown to have and offer people, and with each on 2 different sides of downtown. Well as far as the new office building above Pavilions being neat...maybe it isn't neat to you, but it is going to be brand new and that in of itself might be very desirable to companies. You tell us what are you missing ? What is so great about glorified air-space anyway to you on a personal level ? I believe that the condos that you are talking about were going to be rental units anyway ? Eventually, it will be good to hear about more and more things to do instead of complaining about less. Sorry, but i don't get how having more to do downtown is a bad thing for you anyway.

Huh? Who's complaining? I choose my words very carefully so please don't misquote me. I just want to know what all the hoopla is about. 22hundred posts and over 100K views later and we basically have a new medium rise office tower. Don't get me wrong I love office towers; I just don't know why this one is so special. If the first floor of the Pavilions was a flagship whole foods market for example then I could see the Pavilions as something to get excited about as that would be the catalyst to bigger things like, more living in Downtown as opposed to commuting.
