I would imagine this site is much more known as the Chacho's site and not Smoothie King, but that's just me
I associated it with both of those restaurants because I was always curious why that Smoothie King location had two stories.

What should we call it? I think it's time we split it from Montrose

Aw, I love the look of those townhomes. They're getting smashed?

Either this or Georgia James falls in a year or two, I just can't see both of these staying open a block away from each other with Brasserie 19, Perry's, Andiron, Federal, Brenner's, and Laurenzo's also just a hop skip away. (His own B&B Butchers, Flemings, and Doris also in the area).
Or maybe there's a regular demand for upscale steakhouses and I'm an idiot?

We'll rinse and repeat this after Mexican Sugar goes in and out.
Flight Club and to a lesser extent, Georgia James, and Flower & Cream seem like the only things holding up the Regent Square commercial space.

I didn't realize they only slotted four courts. We'll see how long folks will have to wait to play.

Which one threw in the towel— cotton club or the high-end fixtures?

Dollar Tree plans to close 1,000 stores after taking $1.7B loss. Not sure if this will affect this location but it seemed a little relevant since they also mentioned they plan on shuttering stores in the coming years when their lease expires.
Please close the one on W. Gray

I'm really hoping that they make Westheimer 1 lane each direction. There's no room for 2 lanes up to Woodhead. Maybe even up to Shepherd.
No maybe, Shep is the right answer.

Surprised no one has mentioned this yet. I've been walking by the past couple of weeks and thought it was just undergoing a remodel. There's an alcohol permit with an applicant of a Thai restaurant.
I'm not sure there is a Thai food demand with Nidda a block away. Perhaps they will be staying open late with the bar traffic nearby.
I'm not sure there was sufficient mediterranean food demand with Niko's, Aladdin, Al Quick, and heck, places like Layal and Mary'z aren't far away.
I visited La Fendee for the first time last year despite living in the neighborhood for a long time and it was sadly very underwhelming. The stale baklava almost made me cry. Knew then the restaurant wasn't made for this world much longer.

Drove by this a few times over the weekend it looks like Tin Drum threw in the towel, lights were off both Friday and Saturday nights during dinner hour.

What I object to is how sloppy the street looks (like a perpetual construction zone)
Uh, Shepherd is a little further down. That's the perpetual construction zone at the moment.

I'm not sure where the parking garage even is when I drive past on either Shepherd or Durham. I think it does inhibit business a bit.
It's on Center.

I'm not sure. Personally, I'd like to see ground floor retail included in multi-family developments.
Food and beverage tenant-wise, I don't think Tin Drum brings in much foot traffic or diners. With Dripped Birria signing on, that may change. Of course, some customers may be deterred by the parking garage.Tin Drum unfortunately looks like a bust. Took forever to move in and I don't see folks inside when I've driven by, especially during popular hours. Part of me thinks the parking was a problem, another part questions if there's just too many casual asian restaurants in the area.

Do you know if Modera Waugh did the same thing with the sidewalk and part of the driving lanes?
They did not.
Regent Square: Mixed-Use On Allen Parkway At Dunlavy St.

At least they kind of learned a lesson (???) by not preemptively tearing down the rest of the Allen House apartments for future phases (that'll probably never come).
I also find it amusing they took a step backwards in momentum/progress lately because at least in a few times over '21 & '22 they tried some social events (movie night, farmers market) on the empty plot of Regent Square but I guess it wasn't popular enough or they realized folks aren't keen in hanging in an empty block.
