  2. texasdago has another photo of the kitchen on his site. Seems that was / is the layout. Those middle posts maybe even that beam may of been added for some reason along the way, they are not necessarily structural. Who knows with a renter house what was done or why.
  3. I think a lack of flooring definition for the kitchen space is playing a visual trick there. In addition to the general junk around and floating set of cabinets on the other wall. If the space was properly defined it would look different.
  4. Texasdago, are you saying the McMansion would go behind this one? Seems to me this house suffers from the same pricing issue as 330 Electra, but at least that one has a huge lot. Is this the going price for an MCM sold off as a teardown lot in Memorial Bend? Although 8400 lot is not that large for a McMansion. I don't know how I would justify purchasing this one at anything near that price and spending a lot of time and money, then having to wait a few years for the equity to catch up. Maybe $250,000 but not $350,000. What do you guys think its worth? After looking at HCAD and seeing the interior photos, looks like it landed in the lap of some not so successful but lucky relative that thinks they are going to cash in on it.

  6. Thanks Texasdago, I had streetcars running out front of my condo in one city. I will definately keep this one on my list. Studying the photos, particularily of the master, it seems there is a wood handrail added to the window section, and you can see an upper part of a window inside the bath, but it also looks like there is a third pane just inside the bath door that has been painted white. To me this is the most interesting architectural house out of all of them we are considering memorial area.
  7. Thanks Shin'enKan for the drive by and info. Seems there are many different opinions on what noisy is, it effects people in different ways. I think it also depends on where you have lived.
  8. Shin'enKan I see the lot is 82ft x 150ftdeep. Not living there yet and not knowing the exact home position. Judging from one photo that shows the front hood edge of probably the agents car, I would almost guestimate the actual house may be at least 75' away from the edge of the road. From the homes obviously private design, how much would the traffic matter? Since you are not living in the front yard or carport. And the living areas are behind brick walls. Currently my house backs up to a street that people may or may not classify as busy (2 lanes each way), my back yard is about 20ft from the road, my yard is about 15ft to by back sliding glass door. There is really nothing to block the noise but a 8ft wood fence but it did not strike me as a nusance. That is one of the best designs we have seen yet as far as homes for sale there right now. RPS, do you have any suggestion on what it is actually worth?

  10. I meant to say the other house is a few doors down, not next door. This house really is impressive with the rear all glass, very similar to Eichlers, very cool. RPS, well we should not take any more than a week of your time. Just kidding. GoAtomic, anything new near you?
  11. My biggest concern not knowing the area would be too much traffic noise. I have lived in major cities and like some noise. As for the property itself, the landscaping and renovations are not an issue. I would rather start with a worn down original than a re-muddled one. It looks like it may be 25ft or greater setback from the road. The agent also missed that it has a wood burning fireplace. I believe the house next door is 12915 which looks pretty cool. Hey RPS our house is still for sale, but we intend on running you ragged once we come down to buy.

  13. Can someone tell me if there is a bike type trail / path from Memorial Bend to the Terry Hershey Park trail.
  14. Squaw Valley is 1hr away, over the I 80 into California, same for Alpine. An hour is as far as you need to go for any skiing, there as so many places within that drive time. Really it would be quicker but the winding mountain roads you know.
  15. Hey TJones, want to buy my house so I can finally move to Houston, its only 30min to Tahoe Incline Village and 15min to Mt Rose to Ski.
  16. Cocobolo is dark redish brown and black. Plus it is extremely expensive and would have been very hard to find boards in that size.
  17. Remember it would be Cypress from 60 or so years ago, old growth. Plus if it is the Pecky Cypress version it would not be the same as generic cut Cypress. Similar to any figured wood to regular cut.

You know through my HAR searches for an MCM house in houston for my relocation I found this one, interesting from the photos, but I kind of wrote it off due to the location I viewed from the map and sat photos. Are you saying it is still a nice property even though it is at a noisy intersection / freeway area? I also looked at MLS#2881711 address is 13034 memorial dr, but there is no full exterior photo. Any info on that one?
  21. As per my first post here my wife and I really like this house. I had emailed the listing agent last Monday and was told it was pending. I contacted her again and she responded that they had three offers, they accepted one and then decided not to sell. After reading through this website I am aware of the recent history regarding it. Which also raises some curiosity about the owners change of mind in an un-rented, homeowner un-occupied house. FYI if you did not check the HCAD lists the owner as 12922 Figaro LLC. Again my wife and I would love to get his house and property and save it from developers. I am also in contact with Rob Searcy and he is working with us. So if any of you nosey neighbours have more info please let me know! Regards, retromodernjeff
  22. Hello Everyone! Just came accross this forum as I am researching Houston and will be moving there as soon as my current house sells. And purchasing an MCM to be restored to glory days. Our prefered area is Memorial Bend, my wife really loves 12922 and I had called the listing agent on the 12922 Figaro property last week and told it was pending. If anyone has any more info on the status of this one please let me know. As well if anyone knows of someone who is thinking of selling, please contact me! Best Regards, Retromodernjeff
