  2. Just realized that this update came out just a couple of months after the World Cup roster was unveiled. Personally, I don’t think this was a coincidence.
  3. That’s what I was thinking too. The “For Lease” sign went up nearly instantly after the property was acquired. So it’s extremely unlikely that this is a change of mind after studying kind of thing.

Microsoft still has their larger office in CityCentre; but they’re the largest tenant at the Ion building. Considering HPE is the largest technology company with its top office in Houston, it would be cool if they could become an anchor. But they have a close relationship with UH, so this may not be possible since ION is a Rice University project (not sure there).

  7. Not sure where you got this from but I don’t think it’s accurate. The largest Japanese populations in the continental US according to Pew go like this 1. LA - 182K 2. SF - 65K 3. NYC - 59K the rest of the top 10 is all West Coast until getting to Chicago with 25K. So yesh the difference between Houston and the east and west coast is huge for Japanese population. later, I’ll get the data from the census and post it here. I’ve seen the census numbers before and they’re along the lines of pew. If memory serves me right, Houston is under 10K Houston has a relatively huge population for most other Asian countries though

  9. Haven’t seen a Chinatown thread, so I’ll post here. Bellaire Food Street will expand too. Dun Huang Plaza and Bellaire Food St are my favorite plazas in Chinatown so good to see both expand. They’re also within walking distance of eachother.   10. We honestly don’t have that large of a Japanese population. Although to be fair, no city outside of California and NYC has that large of a Japanese population. They tend to stick to those two locations.
  11. While driving earlier, I noticed roadwork being done on Washington Avenue across Bottle Blonde. Anyone have any information here? Will this lay ground for some much needed sidewalks in that area? It was always crazy to have such a vibrant nightlife district with those poor sidewalks.
  12. Added photos here of Prada Store and Creed. I took one of the new Dior but can’t find it. Prada I liked the old store design better, but this location is better since it’s in the new luxury wing. Better located. The Dior is fairly large seems to be taking 2 standard spaces. Which is crazy considering they have a flagship store less than a mile away at ROD. And to add to that there’s also a Dior boutique inside of Saks. Wonder why they have so much space here. Recent article stated that Uniqlo intends to expand in Texas. They were set to open in the Galleria until Covid paused those plans. Would be great to see it return. Would be a great non luxury addition to the Galleria.

The original Humble Oil Building converted into the trio branded Marriott Springhill, etc That building relocated to the 800 Bell which as this thread states is preparing for an all residential conversion. 800 Bell would move to Exxon’s mega suburban campus in Springwood Village as part of the mega integration and became the main operations for Exxon. In some 20-30 years, Exxon moves elsewhere and what happens to this campus? Something like the Watermark District in the old Conoco campus?

  16. That’s true. The approach to Westheimer isn’t the best. But there’s nothing on the other side, so it doesn’t strike me as a “missed opportunity”. You’d think a neighborhood full of snobs in Afton Oaks would embrace having a Christian Dior/Cartier boutique in their front yard. ROD should focus on connecting to the developments to the East as it’s within reach

AIG spun-off a chunk of their portfolio at the AIG campus on Allen Parkway, creating a new Financial Services called Corebridge Financial with $350B in assets under management and annual revenues projected at about $30 billion.   19. This is hot garbage. For starters, Dior isn’t going anywhere even after the Galleria stores opening. Atleast not anytime soon. Secondly, ROD’s departures have absolutely brought in new, more niche, more upscale tennants. Akris for example was replaced with Zimmermann. Dolce & Gabbana, Cartier, Hermes, and Dior have been the 3 prime tennants (not Akris and Tom Ford) and they’re all still there. As is Harry Winston. Kiton is definitely one of the most niche luxury brands in the world and its there. ROD did get some departure, but not for the reasons you stated. Many of these stores originally reframed from going to the Galleria originally because the luxury wing needed work. Then what happened? The Galleria got a much needed facelift and the market got competitive. ROD has also began work on their western wing. With a more competitive market, some original tenants. decided to save money at the Galleria The last thing I want to do is to turn this into a Dallas vs Houston thing, but from 2015-present or so, Houston’s luxury market has definitely grown much faster than Dallas. The main for reason is because previously, it was much smaller so Houston had more room to grow. But regardless, that was certainly wrong. I’ll also add that a recent Forbes article had ROD rent values up 122% with respect to pre pandemic levels which was one of the highest increases for retail districts.
