  1. The price dropped too. Now at $142,000 which may still be a high PSF for that area but probably worth it for the right buyer who doesn't want to have to do updates themselves or worse undo hideous updates. I wish their were pics of the bathrooms posted. I would go and take pics myself but it's not listed on HAR.

  2. I believe the house on Heatherglen is open every Sunday from 2-4. I'm surprised it hasn't sold already.

    I think the house on Colquitt is going to a buyer who will keep it in it's current form.

    I really wanted to see the Heatherglen house as we share the same architect, William Wortham. There was another WW house a few months ago (maybe a year ago), so thats 3 residences that I know of. Before going to these Houston Mods I was only aware of my house and a bunch of commercial projects he did. Thanks. His interiors are very destinctive, I'm fairly sure I would know immediately on entering one of his houses.

    (BTW, I loved the Colquitt house the other day... absolutely beautiful.)

    MDGi designed it but they are not the builder. they gave me a name for the builder that was different from the name given by the concrete company that had their number up on the site on leeland and bastrop. the realtor said it was M & S Developers. There has not been any consistancy and their name can't be found anywhere on the net. they do not leave a trail to find them.
  4. I would look in Hilshire Village, Bellewood, Brykerwood Estates, and Clay Wood. All are off of I-10 and Wirt. The schools are excellent and the area is very nice and within your budget.

    Please help us in our search for a neighborhood that would be similar to Buckhead within 15 miles of Downtown.

    We moved from Atlanta last year and the relocation realtor stuck us up in The Woodlands. We know now that this will probably be a permanent home, so we want to find a area of town that fits our personality. The Woodlands is nice and clean, but that's all I can say about it.

    Our house has been on the market for a while, so I need to start looking.

    I adore the areas around North and South BLVD, but I don't think we could afford the taxes on a house in there and private schooling. It has so much flare, like Buckhead.

    We are looking for a nice, safe area that the public schools that are excellent all the way through High School. Socially safe as well. A nice sized yard with big oak trees and a house with at least 4 bedrooms. Old houses don't bother me, I'm from Atlanta! Budgeting around 650 for an older home and as high as 850 for one that has been remodeled.

    Also, my husband can chose to work in The Energy Corridor if he wants. I don't know what neighborhoods that would open up. He's not much into commuting, so he doesn't want to find himself in his current situation again.

    Any suggestions? Please, nothing master planned! I'm asking here before I go looking with a realtor.

    is anyone familiar with the townhomes going up on leeland and bastrop? the builder has built a similar group on andrews....but we are having trouble finding the actual builder. we have been told it is mary matha developers, then m and s developers llc, then jimmy joseph. hcad has different names for the property and it leads to nowhere. the rendering for the design is very sharp. is it normal for the builder to be so elusive and by chance, does anyone happen to be familiar with them? we are trying to find a reputable builder and a th with a terrace (that doesn't leak).

  7. No it is not standard practice for buyers agents to collect a retainer and the 6% commission is generally paid by the seller.

    I am using an agent recommended to us by the company that hired my husband. We are intending to buy in the area and have stated that. We have only looked at homes that are on MLS listings, no FISBO or foreclosures, all within a general price range within what we can expect to pay. I do not know the area or the Texas laws reguarding the buying and selling of property, that's why I use a realtor, same reason I call an electrician. My question goes back to, is it usual and accepted practice for a realtor to require a retainer fee to cover their operating costs, and refund contingent upon purchase and closure on a house within 120 days. The second part of my question concerns who pays the commission, which I understand is generally 6% in Texas.

    Hey all,

    My wife's friend told my wife about a tv news story on Channel 13 of a mid-century modern house in Houston that was recently sold and is going to be torn down for the lot, a large (possibly 3 acre) property. On the tv they said it was mid-century modern and that it was recently restored. The friend didn't catch the architect's name or anything that would nail it down, and I'm at my wits end trying to figure out what house it could be.

    Anyone see that tv news story?

    I ran pics of these 2 houses by her:

    It is NOT the 1955 John Staub house at the end of River Bend (though I bet that will get torn down too).

    It is NOT the Lloyd & Morgan at 329 Buckingham.

    I will not rest until I know.

  9. I posted in another thread but my understanding is that the city of Houston purchased this land to build a detention pond and some of the land around the pond will be used as a park.

    While driving by this area, I noticed that there was a massive clearing of the wooded area in that area. It was originally the site of an old Mansion and has been abandoned/undeveloped for at least 20/30 years. Anyone have any idea what's going on? I don't go by this area very often, but this caught my eye.
  10. It's my understanding from tonights Meyerland board meeting that this property was purchased by the city of Houston for construction of a detention pond. I believe that some of the land around the pond will be used as a park.

    I was wondering what was happening at that property.

    If its going to be McMansions, then they're building it in an area where not only flooding would/will be an issue, but accessibility is going to be a royal pain. It would have been even worse if they were building an apartment complex, though.

    Sucks to be whoever is going to move there unless they enjoy total isolation and lousy access to support businesses.

  11. I don't think that it would be difficult to come up with an interestng history of the home since the original owner was Bob Kuldell. I read that he was close to Howard Hughes and that Howard once set Bob up on a date with Jean Harlow. He was the original developer of Robindell and named it after his daughter Robin. I'm sure that with a little effort anyone coud dig up lots of stories to submit for designation.

    I stated that one of the criteria would be met -- the 50 year old aspect -- not all criteria. As for the process of obtaining a designation, it's not terribly difficult: Research and the ability to write are pretty much it (there needs to be a compelling history either associated with the architect, owners or both). Tax exemption -- if one qualifies -- locks one into the rate present when the house is offically designated.
  12. I showed this house today. It has tons of potential but needs quite a bit of work. It's been neglected for some time. The sunroom is an add on. Strangly enough there is no direct access from the garage to the house. If it were raining you would get wet. However little has been changed since it was new (mostly just the countertop and sink). The lot is huge but has a drainage easement over much of the lot restricting what you can do on the back of the lot. For the right buyer it's really an opportunity to have a spacious home on a overly spacious lot not far from the loop for a reasonable price.

  13. There really isn't a lot of modern choices period. We went through all the options two years ago when Abel and I got married. Having had the ceremony at the Chapel of St Basil it was difficult to find a location for the reception. One of the modern hotels that we considered that hasn't been mentioned is the Alden Hotel in downtown, but it's not mcm.

    The old Tee Pee motel in Wharton was recently restored. I'm sure it won't work for these visitors but might be a choice for someone driving cross country. http://www.myspace.com/teepeemotel

    Any suggestions on Houston hotels with a mod (especially mid-century modern or ranchy) flavor to them?

    Some moderinsts are coming in for a visit who would love to stay at a mod hotel and contacted Houston Mod for advice...

  14. I think the point that Limor Shemer was making is that they tried to keep the updates period correct. The kitchen floor was updated with new VCT in a pattern used in the Wilson Art house.

    I stopped by this past Sunday and the daughter of the original owner was there. She was able to provide some information about the original details. Overall it's a nice house and much better than most of the investor flips that we have all become accustomed to seeing.

    It's not the same house. I guess a plug for the Wilson Art website? The other odd thing is the word 'tout'. Had to look it up to be sure but here is the defination on Wikipedia:

    In British English, a tout is any person who solicits business or employment in an importune manner (generally equivalent to a solicitor in American English).

    A ticket tout is someone who engages in ticket resale for more than the face value of the ticket (though a ticket reseller is known colloquially as a scalper rather than a solicitor in U.S. parlance).

    Another example would be a person who frequents heavily touristed areas and presents himself as a tour guide (particularly towards those who do not speak the local language). In a similar fashion a tout would be someone who, acting upon his own initiative, loads or unloads the baggage from a bus, then demands payment for his services from the passengers. Some touts operate in holiday areas on behalf of local bars, restaurant or hotels, being paid to direct tourists towards certain establishments.

    In gambling parlance, a tout is a person who sells sports betting information to bettors. Another use for the term is when used to refer to an informer or spy. This use is very common in Northern Ireland, particularly in Belfast.
