the maint fee includes water, sewer, trash collection, basic cable, parking garage and the gym. I think there's some kind of entertainment room with a pool table as well but am not sure.
The fees are pretty high considering the limited amenities. The last few times I've been there, there hasn't been anyone working the front desk so they may not even have that anymore.

the mid range condo market has taken a beating over the last couple years.
I'm not sure I would want to enter that market unless I was getting a pretty good deal.
At $200+/sqft I would probably pass.

Oh no, they're all $30K millionaires. I think most of them live "by the Galleria," which I believe in many cases is "home at Mommy's."I hate the butterfly effect on the top level. It SCREAMS "come hang out at me douche bags!"

I get sick of the affliction crowd as much as anyone but I won't mind having a decent sports bar in the area.

according to the agent in charge of marketing the building, the fee covers the following:
Building & Grounds, Cable TV, Clubhouse, Concierge, Insurance Common Area, Limited Access, Recreational Facilities, Trash, Valet Parking.
Looks to be everything but electricity and personal property insurance.

the organization who brought the complaint against Weingarten's variance request (www.stopshepherdnoise.org) met with the company and they came up with the compromise.
The headline of their website now reads Weingarten modifies its variance request with support of neighbors; Commission approves modified building
Maybe not every neighbor was pleased is the compromise, but it seems that the group in question is.

The Red Door at 2:00 a.m. will stumble directly into Crave (although that may go a long way towards deterring regular diners).
I'm not sure how many late-night restaurants could survive without bar traffic. Typical Houston Press garbage.

I used to volunteer at J. Will Jones and can tell you that it is an excellent school.
Principal Flores has done an incredible job with that place and is one of the most passionate educators I have ever met. That school should be a model to other under-performing schools. Instead, they want to board it up.
Shutting down J. Will Jones will just be another example of how incompetent HISD and it's administrators are.

Weingarten will probably tear down the River Oaks theater and put a third Starbucks on that corner. Yes, this is the famed corner with two Starbucks, yet no room for a historic movie theater.

who knows, but with their property tax being raised to over $2.6 million (up from $1.8 mil last year) i'm not suprised.

I drove by th eother day and I thought I saw a sign that said "the mix at midtown" on top of the 24 Hr Fitness building. I had always assumed that the Mix was a separate development, but is this place now called the Mix?
I believe Crosspoint Properties is planning on branding everything they build in that area as "The Mix @ Midtown"

the only real sports bar around here is The Tavern and i just can't go there anymore for a variety of reasons...
Word on the street is The Tavern isn't long for this world. It's supposedly being torn down pretty soon.

another article in the HBJ claims that 230 units have been "purchased". This one is dated April 4, 2008
Mosaic on Hermann Park's units have been a hot item in Houston's real estate market. In the 13 months since the project has been available, 230 buyers have purchased units.i just think it's funny how "successful" these articles claim the Mosaic has been when it reality that's not the truth.
I've spoken to people who used to market that building and they told me it's been a disaster (maybe that's why the marketing job has changed hands 3 times?). They also assured me the 2nd Tower will be all rentals. How they expect to get $2.20+/square foot is beyond me.

To be fair, St. Germain is about 44 cents a sqft.
Still too high for the low level of amenities IMHO.
