  1. Does anyone know where I can get current and historical MLS inventory #'s by neighborhood/zip/city? Off the top of my head it looks like inventory in my neighborhood is zooming higher, but I'd like to know for sure and check it against prior years and seasonality. I've looked around on HAR but couldn't find a way to report it other than doing searches and manually adding the #'s up (which is not the most productive use of my time and does not get me historical #'s.) Thanks

PM me. I'll see if I can help you.

  2. From what I've heard, it needs to be a cash sale. The banks don't want to finance it. There are several interested buyers, but no one can get the loans.

There is probably something to that. I wouldn't loan money on it, and I'm not as conservative as my bank!

  3. I don't know if anyone will still do the aluminum "shingles". We did a house a couple years ago with a 40 year old aluminum "shingle" roof. Now THAT is long lasting as far as roofs go. Cottonmather is right though, they are a pain sometimes.

As far as sheetmetal, I haven't priced one in Houston but I did one in MS and it was substantially higher than an asphalt roof. I think it will last, but I'm on the fence as to whether or not it's "worth it".

  4. Sheets, you can do a pseudo blend of both ideas, which is more the trend now. I just redid our master with light, polished granite tile on the floor, shower and 1/2 way up the bathroom walls. Yet I went with the 20's retro hardware in brushed nickel (warming towel bar included), light vanilla walls with black and white architectural prints framed in gold, marble white cabinets and trim, a claw foot tub (OMG am I in love with that tub!), and a chrystal Chandelier over the tub. It has a timeless feel. I hate to say it, because I put it in my kitchen last year, the rustic slate look is kinda on the way out. Sleek and classic is taking hold.

It's a small bathroom, but doing it really well may make up for the desire for these bathing caverns these days. We just didn't need the space to salsa in the bathroom, so we didn't expand it.

You actually can find some really great deals on granite tile these days. Just try to go for 16x16.

Interceramic on Richmond has some really big glass tiles that I think would look awesome. They are 12x24 I believe. Another thing I saw in magazine... Someone picked out a cool wall paper with a retro graphic and put it up, then clear glass over it as a backsplash.
