  1. Given the description of the different atrium's, the anchor tenant is either a co-working space operator, a food-hall operator, or a music venue operator. Seems like the retail portion is intended to be experimental retail/pop-up shops rather than major tenants (similar to Chelsea Market in NYC).

  2. Noticed the signage today. 

    A new restaurant tenant is heading to mixed-use shopping center Highland Village.

    Gauchos Do Sul will take over the third-floor space formerly occupied by Up restaurant at 3995 Westheimer in late March. The outpost marks the second locale of Gaucho's Do Sul. The first, which opened in 2016, is located at 126 Vintage Park Blvd. in Cypress.”

     My initial thought tho is that all these entities, Uptown Park, Galleria, the Whole Foods Development, the Dicks strip, etc, are possessive enough about their parking that I don't know how happy they will be that people will park at their place, initially go into their store, do some shopping, put stuff in the car, and then get on the bus to go to another development.

     

    The idea is that people will park at either of the transit centers bookending the BRT line.

    Chopard has vacated, and The Avant Garden (florist) bowed out from its corner space across from Toulouse. Unsurprisingly, the test-store didn't pan out.

    The always-empty East Hampton must be getting a sweetheart deal from ROD. I'm surprised they're still around given how fast they exited their montrose location.

    I don't disagree about cyclists.  I was just offering my thoughts on the scooters... I did not ride them as we were downtown within walking distance to everything we went to.  They look like they would be fun to ride but the way they were just strewn about carelessly on corners and the middle of walkways left a bad taste in my mouth.  Like with anything else, the bad apples ruin it for the rest of the responsible users.  I would be a lot more open to the idea if there was a quicker turn around on the collection process.  

    They're collected every night by organized freelancers/contractors and placed neatly on the sidewalks by morning. In my experience there's always a few wayward users who leave them where they shouldn't be, but for the most part users are conscious about parking them in the right place. 

  6. I view a Nike store the same as Apple stores. They're a destination shopping experience in and of themselves that people are willing to travel for and would increase traffic for adjacent tenants. 

     

    ROD has a lot of prime spaces that are vacant (see the former Tom Ford space), but they seem to have a leasing strategy/team that is struggling to compete with HV and The Galleria.

  7. The only ideas that make sense start with total demolition. 
     

    I propose it be made into some sort of outdoor venue, like a large amphitheater for concerts. As an example, see the renovations for the Pacific Amphitheater at OC fairgrounds. This will add greenspace, and compliment other programming within NRG park/stadium, particularly during the Rodeo.

    I believe the owners of Finn Hall also own the conservatory. So my guess is they wanted to avoid cannibalization.
