  1. Floor Area Ratio (FAR) is basically the ratio of the usable sf of the floor area of a building to the area of the lot it is built on. a cap at 6.0 would mean you couldn't build any denser than that ratio. this is often set by zoning, which we don't have, so i'm not sure how this would be implemented in this city.
  2. although if the restaurant is more than 20% of the total SF of the center, then you have to provide more than straight retail parking ratios
  3. yeah that's what i meant. if you aren't in the industry, and want to attend for your own knowledge, then your employer is less important, but you are still welcome.

  5. well, really it would be more like 12 barbers, 12 people in the chairs, and 24 (2 per chair) waiting for a cut...but yes, it's overkill. i guess you could apply for a parking variance, but watch out for torches and pitchforks from the locals...

  15. They must have dropped edge as leasing agent. I know the developer and he is definitely moving forward on this project.

  17. not sure, but guessing another restaurant/burger-joint/craft beer bar judging by the location, and the ratio of building pad vs. parking area. the site is wet, as it is not in the original plat of the Houston heights. i tried to contact the owner last year, but no answer. the address of the owner was in Sugar Land.
  18. building permit was issued the day before Harvey hit. you should see some activity on the site next week.
  19. a little birdie told me they were bidding out construction now...i think they might get started before the end of the year, but i didn't ask about timing.
  20. i think this is one of the most terribly parked retail centers in the area in in terms of volume for uses and layout. plus the parking spots look narrower than code. either that, or i need to re-calibrate my eyeball tape measure.
