  1. Tarleton's set to begin construction on first Fort Worth building this month

    Tarleton State University is set to break ground on its first building in Fort Worth on Feb. 27. The building is part of a planned 80-acre campus along Chisholm Trail Parkway.



    Currently, Tarleton-Fort Worth rents space in the Hickman Building on Camp Bowie Boulevard and in the Richard C. Shaffer Building on Enderly Pace. About 2,000 students are enrolled at the Fort Worth location, but the school hopes to expand to 9,000 students on the new campus by 2030.

    The first project is a 76,000 square foot, three-story multipurpose academic building and has a budget of almost $41 million.

  2. New apartment tower will be Frisco's tallest building

    Construction has started on a luxury apartment tower that will be the tallest building in Frisco.



    Atlanta developer Novare Group bought a site from the developers of the Frisco Station project for the 25-story residential rental building along the Dallas North Tollway.

    The tower will have 332 rental units and will be just north of the Dallas Cowboys' new headquarters and practice field.

    It's part of Frisco Station, a $1.8 billion, 240-acre development that just opened its first phase, a seven-story office building.  Construction is also underway on two hotels and a 301-unit apartment building.

    And, he said,  the Frisco high-rise will be a little different from the Victory Park towers.



    "We are doing some premium units at the top that are a little bit larger," he said.

    The tower will open in 2019.

  4. Crescent, Platinum Homes ready final phase of residences at The Ritz-Carlton Dallas

    Dallas-based Crescent Real Estate LLC and luxury home builder Platinum Homes recently formed a partnership to complete the final phase of Regency Row at The Tower Residences at The Ritz-Carlton Dallas.



    Construction on the Robert A.M. Stern-designed brownstone-inspired homes is slated to begin this spring.

    Goff added it was an easy decision to have Platinum Homes complete the remaining Regency Row homes, which range in size from 5,300 square feet to 6,300 square feet.



    Each of the homes facing Olive Street at Cedar Springs Road have private garages, fully-landscaped courtyard entrances and personal elevators from the garages to a rooftop terrace.

    Kyle Crews of Dallas-based Allie Beth Allman & Associates is the listing agent for The Tower Residences and Regency Row. The new homes could be priced from $5.5 million to $6.5 million upon completion.



    Construction on the homes is slated for completion by this fall.

    Stan Beard, Real Estate Director for Buc-ee's, says that they are still very early in the construction process, but that such projects usually take about a year to finish. This would mean the Melissa location will open in or around Feb. 2019. It will still be a little while before you see bulldozers out there, he says, but "It's started, and we won't be finished until we're selling Beaver Nuggets.

    In terms of the D-FW area, Buc-ee's is also expanding to a Denton location, which is on track to open this year. There are also locations in Fort Worth and Terrell.

  6. New 309-apartment project planned for Katy Trail condo site in Uptown

    Builder Lincoln Property wants to construct a 309-unit rental community along Carlisle Street in Uptown. The apartments would replace an aging condo complex on the site between Hall and Bowen streets.



    But first Lincoln Property will have to get zoning changes for five- and six-story project.

    In return for the taller buildings, Hunt said the developers are offering to build new public connections to the Katy Trail, bury power lines and set the buildings back from the popular pedestrian trail.

    Lincoln's Katy Trail project still faces opposition, especially from neighbors worried about increases in traffic. The Friends of the Katy Trail group recently withdrew its support for the project, Hunt said. The organization previously had written a letter in support of the development, she said.



    Hunt said the buildings would be a minimum of 35 feet away from the trail — farther back than other apartments recently built along the Katy Trail.

    Developers have started construction on a new industrial park at the south end of Dallas/Fort Worth International Airport.



    Gateway Logistics Center will be a 5-building industrial project with 1.4 million square feet on State Highway 183.

    The 86-acre development at the south end of D/FW Airport will have building ranging in size from 200,000 to 380,000 square feet with the first opening late this year.

    The buildings are four stories and are along Plano Parkway west of Dallas North Tollway, development plans show. 



    "We are going to start construction on the first building in May," said developer Lucy Billingsley. "It's a four-building campus with a park and great amenity center in the middle."

    The first building will be about 178,000 square feet, according to the plans. Dallas architect GFF designed the project.

    International Business Park has more than 1.4 million square feet of office space, which is about 90 percent leased.

  9. 1,000-home community valued at $300 million coming to Forney

    Long-time Dallas developer Wynne/Jackson plans to build the new Oakland Grove community in Forney on 336 acres on FM 548 between Interstate 20 and U.S. Highway 80.



    The $300 million project will have homes priced between $275,000 and $400,000.

    "Our objective is to deliver a very high quality, highly amenitized master planned community like you would find in the northern submarkets, but with excellent proximity to the largest employment base in D-FW and with quality homes that are much more affordable than what you would find in the northern communities," said Wynne/Jackson principal Michael Jackson.

    Along with home sites, the development will have open space, miles of pedestrian trails, a site for an elementary school, a community garden area and a resort-style amenity center.

    The first building sites will be ready in March of 2019.



    Builders Taylor Morrison and CalAtlantic Homes have contracted to purchase all of the first-phase 327 home sites.

    Blackwood Developments started construction late last year on a retail strip on West Davis at North Vernon Avenue.

    The new building will comprise about 11,000 square feet with space for shops and restaurants, plus about 54 parking spaces behind it.

    The project is expected to be completed by the end of this year.

    Blackwood also has plans to build eight four-story townhomes on Fouraker, which is the street behind this development, between Vernon and Tyler.



    Those also are expected to be finished at the end of this year, with prices starting near $400,000.

    Now the developer is seeking approval from Richardson to build a second, 384-unit apartment project next door.



    The developments will replace a low-rise office park located between U.S. 75 and Greenville Avenue, just south of Campbell Road.

    BGO Architects designed the new Eastside phase two development, according to filings with the city.

    Hunt Cos.' Brenda Christman said an exact start date has not yet been set for the project.

    Shawn Todd thinks this forgotten corner of downtown can be Dallas' next reborn neighborhood. He's heading a partnership that's buying about two dozen buildings and land to create a retail and office project that will cater to business entrepreneurs and creative and tech companies.

    "We view these buildings as true gems," he said. "We want to preserve these buildings and compliment it with new development."



    Todd — whose credits include renovation of downtown's historic Post Office and redevelopment of the I.M. Pei-designed One Dallas Center — plans to remodel and repurpose buildings that once housed auto dealerships, parts warehouses and the like.

    Included in his pending acquisition is the pie-shaped Magnolia Oil building at Jackson and Chavez that during the 1960s and 1970s housed radio station KLIF.



    Across the street, he's buying the old Cadillac showroom that still has the automaker's emblem etched into the floor.

    In all, Todd Interests is buying  some 200,000 square feet of buildings — about 40,000 square feet of which is occupied.



    "We are buying 22 buildings from four different owners," Todd said.

    Both preservationists and downtown economic development groups are encouraged by Todd's plans.



    "This is one of the most remarkable collections of historic buildings in downtown," said Katherine Seale, chair of Dallas' Landmark Commission.

    "We are fortunate to have a developer amass this type of collection," Seale said. 

    "This is going to be a game changer for the eastern end of downtown."

    "You have a developer that understands the vision and the value and character of this neighborhood."

    Todd Interests is putting together a team to tackle the project. He's partnered with Dallas top chef and restaurateur Nick Badovinus to redevelop the Magnolia Oil/KLIF building with a signature restaurant.

    Award-winning Dallas architect Omniplan is working on designs for the district along with landscape architects SWA Group.

    The buildings will be remodeled for office and retail space — no residential.

    The developers hope to kick off the project immediately and bring the buildings online before the end of this year.

    "We think this is a five-year project," Todd said.

  14. Frisco projects will total $500 million with at least 1,000 homes

    A local developer and homebuilder, Green Brick Partners Inc., has purchased three parcels of land in Frisco with plans to build more than 1,000 homes.



    Green Brick says the new neighborhoods on Coit Road and Eldorado Parkway will be valued at more than a half-billion dollars when they are completed.

    The residential projects will range in size from 172 to 354 homes and will include a mix of home types and prices. Construction has started on the first project, called Frisco Springs, on Eldorado Parkway west of Preston Road. It's next to where the city is buying land for a new park.

  15. Dallas to get money to extend Bishop Arts streetcar to downtown Omni Hotel

    Dallas will soon have the money to send its streetcar to the front doors of the downtown Omni Hotel.



    The City Council is scheduled to vote Wednesday to accept $8 million in state funds to complete a long-planned streetcar extension. The money is left over from the McKinney Avenue trolley extension and the Dallas streetcar's construction.

    Currently, the Oak Cliff streetcar runs from the Bishop Arts District to Union Station. City officials hope to break ground on the latest streetcar extension within about a year and hope to cut the ribbon sometime in the summer of 2019.

    Eventually, the streetcar line would link to the new $92 million line that is likely to run on Elm and Commerce streets downtown. That project is scheduled to be completed by 2023 and will link the Oak Cliff streetcar and the McKinney Avenue trolley.

    "We know there's demand," Garrett said. "That's just giving conventioners and visitors one more option."

  16. Dallas Cowboys owner Jerry Jones' real estate company has plans for a new project in Irving

    Dallas Cowboys owner Jerry Jones' real estate company is gearing up for a major project in Irving.



    The same team that developed the Cowboys' huge Star in Frisco is working on the mixed-use development in Las Colinas. The almost 28-acre project is planned at the south corner of State Highways 114 and 161.

    Plans filed with Irving's zoning commission say the development will include a hotel, retail space and apartments on the vacant corner.

    Lincoln will build 288 apartments in the Las Colinas development on Meridian Drive east of Highway 161, according to the plans.

    The hotel and retail site is to the north along High Point Drive. A community park is planned at the center of the development. Dallas architect GFF did the site design.

    "There is not a timetable on when we will start construction," Hickman said. "We have a lot of interested people and are trying to finish up the site plan with the city."

  17. Dallas had more new apartments than any U.S. metro in 2017

    Developers opened more new apartments in the Dallas area than any metro area in the country last year.



    Almost 28,000 new rental units opened their doors last year, according to a new report by Richardson-based RealPage, a leading provider of property-management software.

    More than 30,000 apartments were still under construction in D-FW at the start of 2018.

  18. Ride the 50-mile urban bike trail as soon as 2021

    The Dallas Circuit Trail, also known as The Loop, will cost $56 million and make critical connections in Dallas’ fragmented bike trails. When those are finished, it will create a 50-mile loop that touches all 14 Dallas City Council district.

    Real estate executive Jeff Ellerman and oilman Larry Dale came up with the idea because they were frustrated by the city’s trails-to-nowhere. They created the Circuit Trail Conservancy and raised $10 million in private donations, plus millions more from Dallas County and the Regional Transportation Council.



    “We’re hard at work on the design component of The Loop,” Ellerman says.

    A final design is expected in a year, and the whole project is expected to take up to three-and-a-half years, Ellerman says.

  19. New high-rise office and hotel project on the way in Plano's Legacy development

    The planned development at the northeast corner of Headquarters Drive and the Dallas North Tollway will include two office towers and a luxury hotel.



    Construction on the high-rise project, called Headquarters II, is scheduled to start later this year, according to developer Randy Heady.

    Twin 14-story office towers will contain 425,000 square feet of space located just across the tollway from Liberty Mutual Insurance's huge office tower complex.

    "It will take 14 to 15 months to build," Heady said. "We already have 10 to 12 prospects for the first building."



    The office towers will be connected with a parking garage that includes an "amenity deck" on the roof with lounge, food service and meeting space. The first phase of the more than 5-acre project will be built on the north side of Headquarters Drive with the hotel next door on the corner of the tollway.

    Heady said he's in talks with several hotel firms to build and operate the project.

    "They all want to be close to Toyota," whose new North American headquarters is farther west on Headquarters Drive, Heady said.

    "We focused our attention on the tollroad view of the building," said O'Brien vice president Mick Granlund. "We used different patterning with the glass to create interest in the building,"[sic]
