State of The Texas Medical Center 2020 was held this week. This year was different than last, not many buildings to show off. More about COVID-19. There was a segment dedicated to the TMC3 which McKeon narrated. There were two interviews from and David Manfredi, and Mikyoung Kim.

This year's campus walk through. Baylor's medical school and research building look awesome. The hotel is bigger than I thought.  What is that in the back? wow!

This is very very impressive. A real gem for our great metro area. Have they announced when digging is to begin?

  2. I don't fully understand what "workforce housing" exactly is. Sound like a euphemism for lower income folks. Nevertheless, the skyline views are going to be great and as long as the bayou doesn't go crazy, there is fishing and boating oppurtunity. Sounds enjoyable. I live along a waterway on Lake Houston and love it. They could use a few more trees along the bayou

I like Austin in theory more than I like it in practice.

I think Austin's "weirdness" is contrived and predictable. I find Houston more varied and to some degree eccentric. How many metro area have three ecological zones ( the piney woods big thicket, the marshy southeast, and the prairie like western suburbs), several clusters of large downtown like areas, huge international presence both in population and with 92 consulates, the space center, the largest med center in the world, one of the largest ports in the Americas, and the largest rodeo. Try to give that a simple label.

  4. The beauty and the ugliness of Houston has to do with the power of money and vision  for the future. Here in Houston, old families or aristocracies do not count for much except in cocktail party conversation. There is more freedom and less restraint.  Hence the destruction of many old architectural gems, but the fascinating growth and change of our city.

I have a cousin in Europe who is a duke, a member of the high nobility. He and the other Grandees are  used to a certain deference regardless of financial net worth. He finds Houston to be a fascinating yet puzzling city. We pay little attention to things of the past as they do in Europe. Houston is almost the personification of money talks, bull**** walks.

The new parking garage there across the street is really going to be stinking up the joint when these two towers are finished.  Hopefully someone will see some value there and do something cool. I don't think the immediate area is hurting for office space, unfortunately, but put another residential tower right there and you could justify a nice grocery store on the ground floor.

The new open parking garage certainly is an ugly pimple in an otherwise splendid area. Still better than the pustulant canker sore that was the chronicle garage.

I don't know the answer to your question, but soil boring goes from 100' down to 150'.  Even at 150' there  is still just reddish-brown clay.

This is from a geotechnical report that was done for a project inside the loop.

    8HSGwQG.png

Let me understand this. There are 33 ft of clay followed by 37 feet of sand? Which is then followed by 25 feet of clay, 25 feet of sand, and finally 30 feet of clay.

Amazing. Here in Houston I thought it was clay to the Earth's core.

Glad to see Menningers is still around, but, as I said a few years ago, there's no way this is as nice as the old campus in Topeka. That was a beautiful setting, with trees and hills.

My uncle and aunt worked at Menningers back in the 60's and early 70's. The west campus with the tower was beautiful. It's all boarded up now. Hope it will be preserved.

My mother grew up in Galveston and was  put in the orphanage from the time she was 13, until she graduated Ball High at 18. (1956/57 until 1960/61) I would love to get more information regarding this orphanage during that time or talk to someone that was there the same time she was. My mother’s experience was not bad, but her younger sister, not so great. They separated my mom and my aunt on different floors due to their age. (My mother was 13 and my aunt only 9 years old) Should have never been done. My aunt should have been allowed to stay with my mom, but I suppose they didn’t want the older girls with the younger...not sure. Would love to speak to someone that knows a lot about the orphanage during that time..

All my children were in orphanages in Siberia. Our twin daughters were in a pre-WW I building. It was nasty and has been replaced with a new one. Our son from a newer orphange. I don't know what life is like for Americans after they leave the orphanage, but it isn't too bright in Russia. It's a tough country to grow up in. Their GDP is smaller than Texas.

    My rankings for downtown development:

    1. Tall building with GFR
    2. Mid-rise with retail on the ground floor
    3. Lot line building, 1-2 stories, with a shop, bar, or restaurant in it
    4. Mid-rise building
    5. Tall building
    6. Park (public space mainly with grass)
    7. Plaza (public space mainly with concrete)
    8. Nice looking parking garage
    9. vacant lot covered in grass
    10. active construction site
    11. giant hole in the ground
    12. parking lot

I would have put "Johnny on the Job edifice" for #12 and parking lot as #13, but your list is spot on.

Poor Regent Square- they were all set to begin construction in 2009 then the Great recession happened. Then they strategically decided to table the master plan and start with a stand-alone apartment tower missing out on a decade of boom time in Houston n which this project would have incredibly successful. Then they scale back their master plan and begin construction and then a pandemic throws the retail market into limbo.

Maybe the developers  have something like Boston's curse of the Bambino or Chicago's curse of the billy goat. The good news, though not an expert on curses or hexes, those two curses had an expiration date. Perhaps this one does also.

    ---Sunday Update---

    v.03 - Alpha - Format Development - Development Update 005

Before adding more to the spreadsheet I thought It would be best to significantly flesh out the format a bit, so no project updates on both spreadsheet and map this week. My hope is with this update the spreadsheet will have a better flow as one reads per column, but also with the added subsections one can scroll quickly to the relevant info they want to digest.

Reminder, I do name things different than names of topics on this forum. This is so I can manage both the map and spreadsheet more effectively, and keep things rather standardized. If a name doesn't sound familiar to you then please refer to my new spread sheet! Which can then help you locate the forum discussion and the address which you can then find on the map. ---Other Updates---

-Added a "To Do List" Sheet

-Spreadsheet is now on what I'll be calling version v.03 - Alpha - Format Development

    __________________________________________

As a reminder, please feel free to let me know if you have any ideas to help improve the spreadsheet or the map.

Further reminder that this is something that I do on my free time, so not everything is either on the map or spreadsheet, so if it isn't on there it doesn't mean it doesn't exist, but that I simply haven't gotten to it yet, etc...

As always, thanks to everyone who keeps up with each project thread with valuable info and photography. Without it all, this spreadsheet and map would not be possible.

Luminare, this is a Tour de Force. Magnificent job.

Is this still getting incentives from the Downtown Living Initiative (or whatever it was called) despite taking so long to start construction? If I recall correctly, this is the second-to-last one to get underway that originally qualified for the incentives (the last being the high rise NE of MMP, though that could be way off).

Isn't there another Campos residential near Toyota center that is part of the DLI? Only one Campos has been built.

From the picture : the lower left hand corner is the remodeled former bank building, the one facing Fannin street will be built where there is a parking garage  which will either be torn down or incorporated? into the design, and lastly the tallest building on Main will be built where currently stands a one or two story building. Amazing project. Not an Aggie , but nevertheless Way to Go!

  14. The site I thought was well suited for Amazon were the empty lots downtown west of the Hilton. Very urban environment with the Theater district, Sports venues, rail, hotels, dining etc all nearby. Also quick access tho the airport once the Hardy toll road extension was finished. Alas Bezos thought otherwise. I think he finds NYC and DC more sexy and of course Harvey didn't help.
