  1. Eastwood Civic Club announced that METRO has agreed to work towards a BRT/pedestrian-only underpass for the crossing at the UP railroad tracks on Lockwood just south of Harrisburg.

I really think that this is the best result. No elevated BRT station at Harrisburg will be required now, either.

Has anyone noticed the shack that's getting refurbished on the corner just northwest of Louie's? It now has the noticeable teal green iron windows from rootlabof the plant development and Joybrush signs was parked there (part of the plant house/concept neighborhood friend crew)

I'm thinking (or rather hoping) this might be the brick and mortar location of Angie's pizza. I saw on their instagram they are hiring and they mentioned it will be "very close to Louie's"

Can you link more info about Angie's?

That parcel was replatted as "Champ's Pizza" last year.

The farmer only drives into town once a week to drop things off. That is how all community supported agriculture programs work. You can pickup anytime after 4:15pm on Thursdays or call and let them know you won't make it until Friday.

Plant it Forward also offers a once a week pickup if they have a time & place more convenient for you.

    https://plantitforward.farm/purchaseourproduce/#farmshare

All of the other locations said 3 or after, 4 or after, etc, but the LRB said 4-4:15, so that is why I asked. I could probably do 4 or later, but a 15 minute would be a little tight!

It is impossible for a store the size of LRB to compete with the big boxes on price. Distributors do not like selling in such a small volume, that is why they have weird brands you don't normally see. Need to think of it more as a bodega / corner store with healthy options.

LRB also offers a CSA pickup every Thursday. You get a very generous portion of healthy, locally grown food for $25.

Is the only pickup time for LRB really 4-4:15pm on Thursdays?

  5. Almost a 0% chance. Conroe is way too close to IAH. A Katy-ish option is the only thing that would make sense, and I can't imagine that there is enough demand.

Who would even serve it? A single AA regional jet to DFW like Beaumont gets?

Southwest and UA would be out. It wouldn't be dense enough for any LCC.

On Saturday I saw a Metro police car go on the tracks to get past the blocked off block on Main St. and a woman who was behind him followed onto the tracks. Officer was not happy he was being followed, but it does seem weird to have a protected lane on a street when the green/purple line shares the street with vehicular traffic.

Saw this yesterday on Capitol I think while I was on my bike. So weird.

it is indeed. is it actually a space they own, or lease? it always seemed to me that whoever was in charge of that building was just letting it be used for this.

considering the proximity to light rail, this is a good spot for HHA. for someone without a car though, this is a bit of a food desert, and hopefully that's addressed.

it's a half mile walk from the Wayside light rail station to Fiesta on Wayside, or Sellers Brothers on Canal. I think those are the closest options that aren't overpriced convenience stores, or Walgreens or CVS (again, overpriced). it'd be cool if Aldi would drop a store at Harrisburg and Wayside.

Kroger on Polk is a 13 minute .6 mile walk according to Google Maps.

So, is this going to be 5 townhome style homes on this lot or just 1 single family home?  Also, I wonder where the Plan Express people are going to park and where the Tire Store will park cars.

It hasn't be replatted yet and there is no pending application. The legal description lists it as two lots and one tract. The area is 12,710 SF, so getting five lots on it would be pretty easy and is almost twice the minimum size.

It is also on a TOD secondary street, so they have some flexibility on parking and some other things if they choose to opt-in.

the cost in dollars for the BG (wine and malt beverage) is $1900 every two years. not insignificant, but if you presume the cost of this project is probably at least 1.5 million. it's not a huge cost of the entire budget. honestly, the real cost is in the time it takes to get the license.

so maybe to start they don't plan on selling/consuming on site, but if they decide in 6 months, or a year they want to open a window and set up some benches in the parking lot, they at least won't have to consider the time suck of getting the permit.

Right. Could also have been a hedge on 45 expansion actually happening and being ready to go.

As a relative newbie to a large metro area and these projects, what is the likelihood the other phases get built? I feel like we have many multi phase projects going where we are just sitting in the first phase. I can really only think of this and Regent Square as examples.

I believe they did say originally that estimated full timeline would be 20 years.

Without having any inside info, I'd say the odds of Phase 2 happening for East River is VERY high. They seem to have a ton of money pouring into that project and they've struck up a ton of positive press and already have several tenants. If I were to totally guess on whether other projects will proceed, I'd say Hanover Autry Park will proceed as planned, but PostHTX and Regent Square will pause until interest rates go down or the economy improves further.

Also, you have to wonder if more of the buildings planned will be built to own like the first phase. I'm sure it would just take a couple of additional commitments to spring some things forward.

East River has a revised GP plat submission this week that tweaks the internal road network on the eastern side of the property, so there is still active long term planning for the entire development.

We walked by here the other day and there is significant work being done inside the former night shift property. The inside is much brighter, they added a window, painted white, etc. I'm curious when the 8 row equivalent will open under the new ownership - and what it'll be called.

Yeah, I walked by the other day and the lights were on inside and it basically looked ready to open. Can't imagine it will be much longer at all.

I have a deposit on the upcoming Chevrolet Blazer EV - what advice would you give someone getting their first EV - any pros or cons welcome...

    Sure!

    * Basically, you only NEED a 240V outlet for charging if you drive more than 40 miles/day. Otherwise a 120V is fine.

    * For road trips, high speed DCFC is still kind of hit or miss. I use Electrify America stations whenever I can because Hyundai gave Ioniq 5 purchasers a few years of free 30 minute charging sessions, and I'm pretty regularly disappointed by their hardware. Most of the stations have a 150kW limit and I regularly only end up getting 70-90 (my car does up to 230kW).

    * You'll live your life between 10 and 80% in the battery. Batteries are like springs in that they become harder to charge the fuller (or more compressed) they get just like a spring. Hyundai advertised 18 minutes to go from 10 to 80% and I've seen that before, which is awesome. Going from 80 to 100% may take another 18+ minutes.

    * Cold weather range reduction is a thing. I drove on the highway when it was in the 30s last month and took a pretty serious 20-30% range hit. Of course, not that big of a deal in Houston, but something to keep an eye on.

Have y'all seen the new Ioniq 5? It looks so nice. I think that's gonna be my next car as long as they keep improving it down the line.

I have had one since last March. Really spectacular car. Unfortunately, won't be eligible for the tax credit until they move production here in a few years.
