Yes. Caps planned over portions of 69 (which is a “nice” term for the freeway).
Also, Norcity has a primitive website for this food park:

Neat! Thanks for confirming! So, this is part of the outdoor area? Or will it be part of the Sears Civic Plaza/ Central Plaza or Ion Plaza?
The design and layout for the former Conservatory location downtown and their Railway Heights Market at Railway Heights have not disappointed. So, I'm looking forward to viewing proposed renderings for Norcity Container Hall whenever it becomes available.
From the description on the Nomad Opportunity Zone site, Norcity Container Hall sounds like it will be similar to Company of Nomads' Railway Heights Market than Conservatory.
The part of the site marked “A”—“outdoor activation coming soon.”

Are there plans for a food hall at the Ion or part of the Ion District? Or were there plans for one?
I saw signage for Norcity in the Ion format when driving down Fannin today. It’s the northernmost lot in the district, across the street to the north of Fannin Square. Supposed to be a solar-powered food park per the signage.
I’ll try to grab a photo on a less rainy day.

Can we all pour one out for that medical building before we move on to the towers? Everyone and their mother in the healthcare community kicked the tires on that one. In the end the building was just a tad bit too old, and the price of land was just a tad bit too high. And a lot of people tried to make it work. It was kind of in the in-between: too big to be an ASC/specialty hospital and too small/weirdly put together to fit the ambitions of the mid-major healthcare people looking for a signature hospital without a good amount of reno. So when we're wondering about what it will be, it will most certainly be something big and tall otherwise private equity-type pockets would have gutted it and it would be some type of medical space by now.
As long as it’s not the good stuff we’re pouring out, sure.
The old spine hospital on Calumet between Crawford and La Branch (just to the north of the X Houston site) is in a a similar boat, I think. My understanding is the OR’s are too small to realistically be used for much of anything other than injections, which limits the buyer pool to pain management and cosmetic.

Sorry for being very late to this party, but what is the latest on the 58-floor tower? Is that still in the works?
It’s still in the long term plan, for what that’s worth. I suspect the hotel will be next given Dr. Mann’s statements. I’m skeptical the tower will happen just given the difference in scale between it and other residential that’s been done in Houston and given the lack of a brand name developer (e.g. Hines, Skanska) behind it.

This is the old Caydon parcel. That awkwardly named REIT acquired it at foreclosure last year. I guess the Oxberry guys have the land under contract judging by this and the listing on LoopNet.

What are the chances the garage will be painted/ redesigned/ covered 😅
Hoping this will go the way of Boone Manor, which as @X.R. pointed out, added garage coverings after the original design was released.

Civitas Capital appears to be the group behind the entity that owns this parcel:

The property was conveyed to “Shelter Montrose Owner, LLC” on June 27th. That entity got $40MM in construction financing:

Wow. $500psf for a 4 story building??
Maybe they’re using special materials to call Gozer the Gozerian like that building on the Upper West Side of New York.

But is it too late?
Happily, it looks like Levcor hasn’t updated its website. The parcel appears to have been sold by an entity affiliated with Levcor back in 2020:
Edit: I do see vendor’s lien language in this warranty deed. Financing to the entity affiliated with Texas Central was provided by Frost Bank judging by a deed of trust from November 2021.

I feel like so many of these 30-ish story residential high rises look the same. It’s not grand but it’s not ugly. I just sort of feel so-so about most of the shit that has gone up in uptown/downtown. No?
I think of it as a 2010’s (yes, bleeding into the 2020’s now) version of what the Parklane, Spires, Houstonian hotel, and the Bristol were for the early 80’s. Similar design, not offensive, but not impressive either.

The WSJ had an article as well:
“Some of Chevron’s executives have long wanted to move the company’s headquarters to Texas, but its leadership has held off, largely because of the company’s long history in California and its assets there, such as its Richmond, Calif., refinery, according to people familiar with the matter.”
“California lawmakers have previously considered imposing a severance tax that would tax oil production in the state. If California were to impose such a tax, that would likely prompt Chevron to reconsider keeping its headquarters in the state, one of the people said.”

That’s curious. She was lured in by the Deccan Development guys and sued them. My best guess would be that her attorneys have kept in touch post-foreclosure. She would only be able to recoup maybe 50 cents on the dollar from selling the raw land, so there could be an incentive to see if the Deccan guys can actually make this happen.
