  1. It's the norm with high-rise and super-tall buildings. Looks like this one is just outside the building's outline, but within the foundation's perimeter. At least it looks like it to me. We'll know for sure as the building goes up, or by tomorrow since the initial foundation work should already be completed.

     

    From the drawings, it looks like the crane base is in the final building's driveway.

  2. Despite most people hating on this project, it looks like it turned out pretty good. Nice sidewalks, proximity to the street and street front entries.

     

    This, and it will continue to help move people into the area. A boost for local business, a boost for the appeal of the area. Sorry homeless people, but you may have to move soon...

  3. Sorry guys, let me try to clarify.  2906 Louisiana is the building that was formerly slated to be used for the Alamo Drafthouse development.  This is an old building, it is not the current High Fashion Home building and it is not the current High Fashion Home Fabrics building.  

     

    This building had been used by High Fashion home for storing extra furniture.  It is being emptied and is currently scheduled for demolition right after.

     

    That makes a hell of a lot more sense. I ride past this building regularly and always wondered what they are up to. Excited to see another crappy mid-town lot bite the dust!

  4. I think it should be eliminated entirely. I mean, why is there a train in the middle of this and other areas???

     

    Right of way ceded to rail companies a long time ago and the state will never have enough money to buy it back?

     

    Impossible to rezone and re-route because of companies that benefit from its current route, and therefore exert political pressure to have it remain?

     

    Who the hell knows, but it isn't going anywhere anytime soon.

  5. agreed, but i see them being able to get one more lane out of that stretch max without completely eliminating the sidewalks or taking out part of peoples back yards. which is why i think a streetcar would make sense. it serves the local traffic, and could go in the new ROW and be seperated from vehicular traffic.

     

    Driving along this specific section of Westheimer today, there is ZERO room for the existing sidewalk on the east-bound lanes. They are pinched between brick walls and the street as is. Unless they can push the west-bound lanes over, I don't see much room for anything. Past the railway, yes, but not on the Galleria side.

     

    By the way.... No railway bridge with all of this added density? This area is going to be a no-go for a loooong time.

    A person who works in commercial real estate, when we were talking about the new projects all around town and how they would affect the housing market

     

    Then it *will* make a dent, because without the new apartments the future demand will make prices rise faster.

     

    Well... yes, less of a dent than would exist if there were no new construction.

  7. Most of the new apartments have not come online yet.

     

    Parts of 2400 West Dallas, Hanover West Gray, Hanover Rice Village are the only ones that have really come online recently.

     

    This summer is when the bulk of the new construction hits. 

     

    When I was shopping for apartments last summer and asked about all of the new construction, I was told it will make no dent in apartment rent rates as demand is so high all of the new projects will simply fill existing/future demand. If anything, prices will continue to rise.

  8. I work in that lovely white building on Shepderd, and gotta say this area is getting more and more dense by the month. In addition those funky chateau things on San Felipe, there's the residential project going up at the old Cafe Adobe lot and now this office building. Another building going up next to Hot Bagel Shop, and that rather large apartment complex just to the right of the proposed building.

     

    Completely different context from Ashby, I can't imagine this won't get done.

    We are getting more dense by the second.

    Traffic is going to get worse if we are not proactive about it.

    Lol, im picturing an old folks stampede down the little Streets. :D

    The area is already dense for Houston Standards. It is going to get more dense. We just need to have a traffic in mind plan for the inner loop.

    Frankly for the bullseye of the 5th largest metropolitan area (actually 4th, cause #4 has two snake bullseyes) in the country, it is too easy to drive here.

    Traffic in Houstons core is really not that bad considering how big we are.

    Using the traffic argument for that area is weak

     

    All of the above. Ever been to a truly dense city? Trust me, Houston traffic is child's play inside the loop.

  10. We live in this area, and during the summer we walk the dog at night (around 9:00pm) after it has cooled down. We haven't had any problems. I have not walked to the greyhound area, but when I drive through there, I also see residents walking their dogs at night too. I think someone from the suburbs would not be comfortable doing that, but when you live in the city, you learn to live with everything that's in it.

     

    And the nice thing about density is, the more people moving in, the safer it gets in terms of people on the streets after dusk.

  11. Pardon, but I am new to Houston... and before I dismiss this as just another blase' project... what is the location of this thing? Thanks in advance.

     

    It's on Richmond on the Montrose side of the 59-Downtown Spur. Close to Brooklyn Athletic Club & Shipley's.

     

    Good to see the density there, but it's hideous every morning I drive past it :/
