I saw something a month or so ago that showed a broadstone or some other apartment complex proposed for this site, so I assumed Sawyer Ice House was dead.

Hopefully this project still has some legs. Nothing has been done on the site after the demo.

Interesting, there are currently signs up on a portion of the property for an Ice House. I guess that project isn't happening but a Broadstone here would take the area up a notch.

More on The Revaire, the adaptive reuse of the Delta Fastener warehouse at 7122 Old Katy Rd.

    From Houston Business Journal:

The team behind Houston-based A Fare Extraordinaire will open an events venue at the site of the former Delta Fastener warehouse in late spring 2018.

The Revaire will occupy 25,000 square feet on nearly 4 acres inside the 610 Loop and off Old Katy Road, where it will offer catering and event design services as well as a luxury venue, according to a press release.

Owners and husband-and-wife duo, Rachael and Jason Volz, bought the property in August from Houston-based developer Braun Enterprises. Martin Bronstein of BHW Commercial Real Estate represented the Volzes in the deal.

The building originally served as a munition factory during World War II, and Delta Fastener occupied it for 30 years more recently.

...Now, San Francisco-based MAK Studio Architects, Houston-based Collaborative Projects Construction and Houston-based Synergeer Engineering are working to redevelop the building into The Revaire. It will feature mercury glass doors, 30-foot black bow truss ceilings, a column-free floor plan and stained concrete floors.

On the possibility of  Braun Enterprises constructing their original plans for Old Katy Rd to the Galleria:

Braun had planned to redevelop it into a beer garden and food court. Late last year, Swamplot reported that Braun had acquired the property in November 2016. Instead, Braun is shifting part of its vision for the warehouse to a building in the Galleria area.

In an interview with Houston Business Journal, Braun Enterprises explains why they nixed their plans for food hall Height Market, planned for the Delta Fastener warehouse at 7122 Old Katy Rd.

Braun was originally planning to develop 30,000 square feet of creative office space in the former Delta Fastener warehouse, which it acquired in December 2016, but Braun Enterprises wound up selling that property to a Houston-based events company.

In January 2017, two months after Braun acquired the property, A Fare Extraordinaire reached out to Braun Enterprises about leasing the space as an event venue, Braun said. At this point, Braun Enterprises had already invested in an architect and was designing the property to include creative office space, a food hall and other tenants, but the company fell in love with A Fare Extraordinaire's idea for the historic warehouse.

"We wanted to lease it, but they were adamant about buying," Braun said. "It was a very friendly transaction."

Braun said the company made a profit on the sale, but called the transaction a very fair deal.

"We’ve never sold something like that," Braun said. "This was our first time selling something where we didn’t implement our plan. … But we felt like (A Fair Extraordinaire) is the right use there. It's such a neat use."

A Fair Extraordinaire will develop an event venue, dubbed The Revaire, that should open in late spring 2018.

More about the Revaire and the building:

Centrally located on almost 4 acres within the 610 loop on Old Katy Road, The Revaire was meticulously designed with a single goal in mind – to create an elegant event space that provides the highest guest experience possible.

Constructed in 1942 as a munition factory, the original aesthetic of the building is captured in its 30 ft. steel bow truss ceilings, open floor plan, and stained concrete floors. Completely refurbished, the 25,000 sq. ft. venue now evokes a sense of modern luxury with a timeless foundation. The balance of raw materials, mercury glass doors, and understated gold accents creates a rustic modernity that is the perfect accent for every event and client.

Maybe the Delta Fastener warehouse at 7122 Old Katy Rd won't become a mixed-use with a brewery, food hall, restaurant, and offices.

There's a Facebook page for an event space, The Revaire at 7122 Old Katy Rd. It's projected to open spring of 2018.

    The Grand Entrance

Upon entering the property, lush landscaping guides guests to an expansive porte-cochere that beckons them to the front of The Revaire. Encapsulated by decoratively stamped steel awnings, guests are protected from the weather elements as they begin their event experience. A 20 ft. glass front provides an enticing entrance while parallel steel beams continue the contemporary lines into the foyer.

    The foyer:

    The Gallery
As guests enter through the 12 ft. mercury glass doors, white walls provide a clean backdrop to the entirety of this 4,000 sq. ft. event space. Our sophisticated lighting installation and decorative wall sconces create a soft ambiance with heightened lighting to suite each occasion. Subtle gold accents are featured throughout the space providing an understated sophistication.

    The Great Room
With fluidity in décor and architectural elements, the transition from The Gallery into The Great Room creates an exciting reveal into the occasion’s next chapter. From ceremony to reception or cocktails to dinner, the 10,000 sq. ft. space accommodates guests from 250 to 1,500. Customizable gallery walls included in your venue rental are available to create more transitions within the room or even section off the space completely to create a more intimate event. Sections of natural wood cascade down the walls and intermix with white sound-absorbing panels to provide ideal sound quality for all event decibels. Dimmable ceiling lighting, wall washes, and decorative sconces illuminate the room from all angles adding another layer of dimension. Stained and shined concrete floors add an industrial feel to the regal elements.

    Private lounges

    The Champagne Suite
This spacious 1,000 sq. ft. suite was artfully designed with a bride and her unique desires in mind. Natural light pours in through the adjoining private garden room while mirrors and soft lighting illuminate the walls from within. Ample seating provided by plush lounge furniture and a custom make-up vanity create the perfect space for a group of best friends. A wine cooler and wet bar provide space for chilled beverages and hors d’oeuvres while a wall-mounted TV streams endless entertainment. Your private bathroom and dressing space provide modesty and a quiet moment to reflect.

There will be a whiskey lounge too.

This 600 sq. ft. private lounge is the ideal meeting and dressing space for the groom and his wedding party. Complete with an oversized sectional couch, wet bar, wall-mounted TV, and entertainment table, the lounge also has a private adjoining patio providing natural light and an exterior space to congregate. A la carte food and beverage service and packages are available throughout the day prior to the main event.

Old articles on the white house or white mansion at 3208 Austin, on the corner of Austin and Elgin in Midtown.

    From Swamplot December 2007:

A big white house dating from 1913 at 3208 Austin near Elgin in Midtown will house Wheeler’s second new-restaurant-in-old-digs, named White House. It’s the former home of Trinity Foster Care. The new restaurant will serve Texas cuisine, but won’t open until later next year, after a kitchen is added to the back of the building.

    http://swamplot.com/hearsay-market-square-gastropub-rehab-and-more/2007-12-04/

From Houston Business Journal December 2007:

    Midtown White House

The second site on Restaurant Group's menu is a large white house -- which will likely be named White House -- built in 1913 at 3208 Austin.

The neoclassical residence originally owned by George and Sallie Horton exemplifies an architectural style popular throughout the South in the early 20th century.

The Midtown property, most recently occupied by a foster-care organization, was purchased by a Restaurant Group affiliate in September from Advanced Education Services for an undisclosed amount.

Miller of Camelot represented the buyer, and Alice Lougin of Keller Williams Realty Inc. represented the seller.

The 5,000-square-foot White House will add another 800 square feet in the back for a new kitchen, and eventually will seat 160 to 170 patrons.

Two chefs from the Houston area have been hired for the first two restaurants, but Wheeler won't disclose their names until they leave their current positions.

Hearsay is slated to open in the second quarter of 2008, while White House will finish its prep work in the third quarter.

...Wheeler is as excited about the old buildings as he is about the food he plans to serve in them. He wants to save the properties and others like them, as a way of giving back to the community.

"Let's quit tearing down beautiful buildings that can be saved," he says. "Let's spend a little more time and effort and money and put these restaurants in a building that's significant.

"I love history. I should have been a history teacher," he says.

... Another restaurant, possibly to be named White House, will be located at 3208 Austin in a house built in 1913 for Sallie Horton, daughter of Edward Sewall, vice president of wholesale grocery company Carson, Sewall and Co.

... Restaurant interiors are being designed by Martin Huber Miller of Houston-based Martin Huber Miller Modern Decoration.

I spoke with Rhea Wheeler and he told me that he and his partners have formed a company and they are buying historically significant properties inside the loop in Houston. They will be turning them into restaurants. They've been working on this for the past two years and have purchased three properties so far. Right now they are getting bids from architectural and construction companies for renovating the acquired properties.

Wheeler is working on the three new restaurants simultaneously and he hopes to have them all open by the end of 2008.

    The buildings include:

    . Austin & Elgin, (Downtown)

An historic white mansion that will feature fine dining in the Texas cuisine genre.

Name of this new restaurant will be the Houston White House.

I noticed this too, but I think it will be good for the area. It looks like a nice office/admin building. They've owned the land forever, and considering they own almost every house on the street across from the White House already (used for housing even, not an office/admin), I don't see why it would have any impact on the project. They also own the most incredible old white house mansion one block down as well. Last I heard (when eating at Hearsay) is that the project is just slower because they are figuring out a way to do construction on the White House w/out tearing up the historical insides too much.

I had the chance to meet with Lucky Chopra the other day and he said that his company is moving forward with the White House restaurant at Elgin and Austin street... new roof coming in May.  I though this project might have been cancelled so this is good news.
