  1. I don't know about this project. I think they should wait to see if the Greenstreet Project is a success and then go from there. Just to be secure. 

     My all measure green st was.. the venues have a good side crowd.. the only fail was mangaement themselves... the venues actually seem to do quite well. That is prob what they basing it on.

    People thought know one would bite on the residental tax  break , now they are popping up like weeds..  For so long it was a terrible cycle.. residental would not build DT for lack of retail and venues for entertaiment..  retail would not build DT for lack of evening and weekend support.. and so far so on... but now it seems that cycle is being broken

    I guess this is the proposed hotel for Greenstreet that we've been hearing rumors about.

     Do they know something we dont about greenst.. I thought I read something about a proposed highrasie in the area ..hmmm

     

     

    I have often walked down that st and thought its so bland and lifeless why dont they add some art work or something.. just huge white walls screaming to be made lively....

     

    Still think green st  main street entrance.. could use a big sign like the one proposed for the other side.. 

  5. It took a retail team to tell them what others have been saying for years.. The focus to make main street the  retail center was flawed.. The area is shaping up to be a bar/ restruant scene.. I have always thought retail should be focused toward the convention center and other area..

     

    what next that eado would be a great place for highrasies given that it would afford great views of DT...shhh something are common sense

  6. right? and to think, they could of (many would say should of, heh) easily slapped an architectural feature/spire on the roof and made this sucker a supertall, a la the 55 story Bank of America Plaza in Atlanta, or the 54 story Bank of America Tower in NY.

     

    I hate that its such a cheap and corny way to beat out other buildings

  7. I agree it is very over the top, I guess that is their style.

     

    he seems to create  a conflict of words, first he says it innovate ,then he says it is new for Houston,implying it is something that exist just not in Houston.

     

    A subway system  to ferry the people around the different sections? naw that would e to big to hide someone would have spilled the beans.

    Moving side walks like the jetsons..lol now the sheer cost of such a system design to cover such a space who be in the biilions.

  8. City Council should use this as leverage to get some better aesthetics on the building...  Maybe a decorative crown or something.  It's going to be a very visible, long lasting contribution to our skyline -- make it look better, please.

     

    I dont want there input on anything image related.. they have no sense of style..  if they got there way  it would be a another brown box, as they rave about how amazing it is...

    Houston gets a new skyscapper the area get a upgrade, and addiontion 1700 jobs are added that downtown needs given the loss it about to take when exxon  packs up and moves to the woodlands..

     

    I just can not understand what the hell somes memeber on that board could be thinking ??

  10. Why are they so secretive with the design and why are they so late, when compared to the other proposals? Aren't all of these buildings racing to secure potential  tenants?

     

    If this design is the best, then why are they holding it back?

     

    I agree I think the 80,s alot of these companies moved at break neck speed to build then the bust happened, and now it has created some kind of fear in the back of their minds which are casuing them to drag their feet... The first time they moved to fast could this time they move to slow ??

What do you other posters think this does for the other buildings that were still waiting on tenants downtown?  Could this be indicative of strong demand driving a larger scale building and quicker timeline or is this just Hines trying to get out in front of the crowd to ensure quickest return on investment? I could see it either way but I'm not in the know like many others here.

     

    According to some anazlie  the first tower to get off the ground will reduce the demand of the others.. I do not count the Cheveron since that in a in-house bulding designed for their own use.. but I do belive that the first two towers to break ground in the spec market will reduce or even stop the construction of the rest/.. right now Hines and captial seem to be the only two with hard dates

  12. I dont see the story in the chron, but given that Culture map was the first to break the story with pictures to add, even after hines denied it in the beginning  that they were planning a tower on main.. they have gained credibity with me.

  13. Wonder when they will begin, I know the mayor said something about wanting all major construction done before 2017 super bowl.  so that the city could put its best foot foward... The 2017 

  14. I'm not sure about all of the reasons for not moving from Bellaire. The two big groups out there either have a reason for remaining separate (the auditing group) or no compelling reason to collaborate with others downtown (the pipeline company). It could go either way.

     

    However, the Briarpark facility has a lot of research laboratories, most of which you would not want anywhere near your downtown building. I could see them finding another new surburban low-rise facility before they ever go downtown. In either case, that's only a couple hundred employees anyway.

    Thats my motto "till they pour the first slam of contrete its still a maybe in this day and age"

  15. I see Nancy has updated her article with the statement from the Governors office:

     

    UPDATE – The tower project is set to reap a nice financial boost from state. Gov. Rick Perry said the Texas Enterprise Fund will contribute $12 million to the Chevron project. The development, he said, will create 1,752 jobs. Those new jobs, according to Chevron spokesman Russell Johnson, will be new hires to support the company’s growth in Houston over the next several years.

    The public incentive deal requires Chevron to receive a “local incentive,” as well, the state said. Chevron is in discussions with the city of Houston about the availability of economic development programs for the property, Johnson said, adding: “There are no details to share at this time.”

     

     

    Still, Chevron is being very careful not to ruffle any feathers in the San Ramon, CA headquarters.  In the letter to their employees they state:

     

    "There are no plans to move Chevron Corporation’s headquarters to Houston. Also, there are no plans to sell or vacate our Bellaire or Briarpark properties at this time, though Chevron intends to consolidate its leased spaces into the downtown campus by the time of its completion in 2017.

     

    I clearly expect a headquarters move to Houston sometime in 2017!  :D 

    was'nt this the same thing exxon did where they deny that they would be moving people for almost a years ?

  16. Strange that the HBJ got the scoop on how many additional employees will be hired for this expansion but Nancy Sarnoff from the Chronicle only posted the press release stating: "Chevron U.S.A. is planning to build a new downtown skyscraper for its growing Houston workforce"

    which is great not just for Down town getting a new building. but the residental market.. the  high level execs will have the new condos places downtown, and the other employees, will be a big boost for areas like midtown, east end,heights ,etc. That is assuming that  most or half will be transfers from  out of town.
