Those guys own a ton of lots in southeast downtown. I imagine they tore it down to capitalize on the great parking revenue they generate from that lot.

This is private - the developer is Rida Development.
It may have been mentioned earlier in this thread but, who owns with hotel? Is it the "city" like the Hilton or is it owned privately?

Depending on where your building is placed relative to roads, you might need to have fire lane access around your building. This is generally why so many non-urban properties are built like this.
As I look at this I can't help but think how very poorly the building placement in the middle of the lot results in wasted space--look at all of that driveway encircling the entire building. Just eyeballing it without actually doing up a schematic, better building placement should result in additional parking spaces by reducing the wasted driveway acreage. I'm sure it's just the visual perception I'm getting, no doubt they did their due diligence, but it just seems like a poor choice. Building setbacks no doubt play a part, but that's what they're seeking a variance for anyhow I believe.

It'll most likely be self-storage. I don't know where that stands relative to a mattress store.

I don't think micro-units cater to the $psf crowd - more so for people that care about overall price.
It's extremely difficult to find new product inside the loop in the $100s. Keep in mind, they still have to provide parking, which costs $20k-$30k/space in a structured garage. It's much easier to amortize that cost in larger units than these micro-units.

That Jack in the Box signed a lease many years ago. You can bet as soon as their lease expires, that building will be razed for something that justifies the high land cost in that area. You wouldn't be able to build a Jack in the Box today on $100psf+ land.

The land prices must be pretty low here - that's a lot of surface parking.

It's not the prettiest structure, but adding a tower of that density to midtown is a win to me.

It's probably been noted a few times in this thread, but the developer of this project also built the Embassy Suites in downtown.
I think there was some HAIF heat years ago about how that project turned out.

This probably means an interesting redevelopment of the existing residence inn site - they've got a lot of dirt to play with.

With a landlord right to terminate after 5 years, the only tenant that could make a ground lease work would be a surface lot operator or a food truck mall type development. You can't get an ROI in 5 years on any real improvements.

I've been skeptical of this project since the renderings first emerged - I don't think this group has pulled anything of this magnitude off before.
With regards to the 59/45 re-alignment, I don't think any developer will stop working on their project due to a proposal. Until you get an offer from TXDOT in your hands, you can't really assume anything will happen. It could happen in 12 months, or 12 years.

One of those blocks currently has the Hilton garage sitting on it - I don't imagine that will come down to make way for this.

I heard from someone in the real estate community that this property traded hands.
Does anyone know what the new owners plans are? I believe the restaurant depot store has already shut down.
