David Weekley Homes is planning to start its largest urban-style housing development yet. The Houston-based builders' central living division, which develops high-density projects in close-in locations, has just purchased about 8 acres off Long Point in Spring Branch for a community of 105 homes. The project, called the Village at Spring Branch, will replace a large flea market at the southwest corner of Hillendahl Road and Long Point. The 8 acres were part of a larger parcel, some of which the original owner will keep for commercial use on a strip of Long Point frontage. The company's central living division has been active in several areas north of Interstate 10 from around the Heights to Spring Branch, where it is developing high-end homes with community swimming pools and cabanas. The newest project, said division president Chris Weekley, will include three styles of homes: three-story detached townhomes from 1,800 to 2,200 square feet; small patio homes from 2,000 to 2,800 square feet; and large patio homes from 2,400 to 3,800 square feet. Prices are estimated to be from around $400,000 to $700,000. Demolition of the flea market building is expected to start in October, with home sales to begin next summer.

- plans to leave the menu intact, no longer BYOB
- Have a much larger wine list and a bar program (heavy on select whiskeys) that is being put together by Mike Raymond of Reserve 101.
- Plans to close old location two months after the new restaurant opens and will be renovated as a new concept featuring Texas fare.

They recently put trees up on the roof and constructed what looks to be a rope bridge from the top floor to the neighboring building.

Awesome! I knew it was only a matter of time. At least they have had a few years to plan out what they want to put there.

They will still technically sell it out but it will only be half full on game day.

From this release there's no mention of a Whole Foods. I assume they're not finished planning what will be in front of the hotel.

Glad to hear some slightly confirmed rumors. This would be a great addition to the area and finish out the property nicely.

Behind the Nexen building they are currently constructing Johnathan's the Rub's new location. I think its an awesome step up from where they are now...a convenience store? Great food, great staff...love the place! Its tucked in the back corner of the prperty bordering Bunker Hill and Gaylord.

Today I saw that behind the Nexen building they have plans on building another shopping center and it looks like Johnathan's The Rub is moving there! I'll try to take some pictures tomorrow.

Updates on the building:
Currently adding a 4th floor to the parking garage. I guess they were rushing to get it move in ready for Murphy and are now getting ready for the other tenants.
Currently finishing the interior of floors 2 through 7.
Still no Murphy signs on the building??
Word on the street is Metro National is tearing down the Bally fitness complex along with the Starbucks, La Peep etc.. in order to make room for a new commercial building. Anyone have info on this??

They are making a lot of progress with phase 1 of the project. Hopefully this starts a chain reaction for more construction along north of I-10 inside the beltway.

Just noticed two new retailers are moving in, Z Gallarie and a burger joint. I'm guessing city centre dropped their lease price?

Move in date is set for mid August. It looks like they still have a lot of work do on the upper floors but the lobby is about done. Does anyone have any info on the 4th and final building on this property?

Has there been any more updates or rumors about when or what will be built on this tract? I heard rumors that a developer is looking to buy up some apartments off of Gessner to tear down and build town houses.

Awesome, that should do wonders for the property values in the 77043 which have been pretty stagnant compared to surrounding areas. Has there been any talk of repaving north gessner?

Ya i guess "adding floors" sounded dumb but I spoke to a Hilcorp employee recently and they said he is pretty quiet about his investments and is probably way out in the future. The employees haven't heard anything yet only what was found on the internet. So...false alarm i guess.

The Spring Branch area has lured another high-end housing developer to the rapidly changing neighborhood. Houston builder Butler Brothers is planning to replace a 1970s apartment complex with a collection of luxury homes, the company recently announced. Developer Jonathan Farb says a narrower setback would mean his building would stay under 75 feet. The project, called Maravilla Court, will be at the southwest corner of Wirt and Long Point. It will have 28 patio homes that start in the $700,000s. The project at 1717 Pine Chase is not far from a flea market property recently purchased by David Weekley Homes. The builder plans to develop 105 homes on the 8-acre site off Long Point at Hillendahl. Prices are expected to range from around $400,000 to $700,000. Both projects are trying to appeal to families by incorporating parks or pools in their designs. The new Butler project will be influenced by Santa Barbara architecture, incorporating Spanish-style design elements, the company said. The units will range from 2,900 square feet to 4,300 square feet, and the finishes will include Thermador kitchen appliances, gas fireplaces and outdoor living spaces.
