Unfortunately, TxDOT is legally required to spend 97% of its funding on road projects. Maybe we would've seen commuter rail or (better) intercity rail if that wasn't the case, but for now, TxDOT's gonna TxDOT.

Yeah I know and it's ridiculous. I think a lot of good ol boys have deep pockets in concrete

.  Another example of how parking minimums are not the evil they are made out to be here on HAIF.  I hope someone will point out the first significant development that provides less parking than they would have been required to provide under the previous regulations.  Downtown has not had minimum parking requirements for many years, and yet, every hotel, apartment building, condo, and office building has provided parking; in all cases I'm aware, every bit as generously as the regulations would have required.

That's why it's called "market based parking." If the market determines it makes sense to have it, that's at the discretion of the developer. Making it a mandate is the issue.

Welcome to Montrose!! Try crossing Waugh at any time during the day...

I walk just about everywhere and those intersections suck so bad for pedestrians. But pumping a ton of cars in to a lot and expecting everyone to park correctly in the neighborhood is going to suck. Look at West Gray as a smaller example .

Yeah, I've never understood the lack of a u-turn lane at Heights Blvd.

This is probably really unpopular on this forum but I wish this project would have included some connection to Studemont. Yes yes, I know, that's making Houston more car centric but I just always felt the way to get back to Studemont was odd. That don't even have a u-turn up at Heights Blvd so it always causes a back up of people turning around going back to Studemont. I guess one of the big challenges would be to make it work with the existing bike trail... and that's probably why they avoid it, not to mention the local backlash.

I mean the point was to eliminate the focus on cars. U-turns directly conflict with pedestrians in the median which is a major rec spot. The street also didn't have u-turns before the esplanade, it was a 4 lane road with 2 lanes each direction.

  5. It's a ridiculous waste of money. These guys don't know of anything else but moving cars. And they also started laying this project out KNOWING Metro was building their new BRT line and had conflicting plans. Why is it so hard for this agency to use those same monies and help create a commuter rail plan for the area?

Alice Blue is also closing.  Sad to see Claire Smith leave.  She open Shade back when there was almost nothing in the Heights.  Her trailblazing brought in Scott Tycer, Lance Fegen, Ryan Pera and others and set into motion a huge influx of restaurants that continues today.  I just hope the spot stays with a local chef and an original concept.  Starbucks has established a bulkhead on 11th st.  Vigilance is needed in the Heights.

Wolf Capital Partners are the issue. They don't give a damn about the neighborhood, just a quick buck

A guy associated with Skanska spoke at one of the Neartown Association meetings 3 or 4 months ago and I specifically asked him if the Montrose project would have an office component and he said no. It will be strictly mixed use, residential and possibly a hotel. He said they would start planning the specifics when 1550 On The Green was finished and a possible start date in '25.

Whew! My heart sank for a minute. Good news!

While this is disappointing, Rice is still going forward on a new master plan for the village and their western campus and stadium.

Rive Village or the ION District?

Bike lanes and bus improvements are at least coming, but the lack of shade is a real problem.

The Airline rebuild was the last big project of a previous, much worse Public Works office that took a highway approach to street reconstruction.

Right now Whitmire is pausing all bike lane projects that will take a car lane away. He wants the data to support the need for bike lanes on certain corridors.

  10. It still amazes me how much pushback there is from some residents. I even saw some comments about how "nobody walks on Montrose Boulevard anyways so just repave the road and leave the trees alone." Well no $h*t nobody walks on Montrose Boulevard, it was built it to be as hostile to pedestrians as other major thoroughfares in this city. In the grand scheme of things, what does the Montrose TIRZ benefit from doing bad work? Plus the amount of trees will double along the boulevard.
