  1. How will this project be affected by the I-45 realignment?  Isn't that section of the freeway being demolished and brought to surface level streets?  I know it is still a few years away, but it seems odd that Fertita would move forward on an expansion with so much change coming his way.

  2. My big concern with this one is the fact that Hines still has ZERO tenants for 609 Main.  I would imagine that there is race to the bottom on tenant rates between Skanska and Hines right now.

     

    Skanska definitely has the better location but I would imagine that Hines is getting very aggressive on lease rates.  It would be quite impressive to see the Skanska folks sign a tenant before Hines....

    To do a solid analysis, the city should get quotes from a developer to build exactly the structure(s) that it needs need from scratch and enter into a 30 year lease with him/her.

     

     

    the city is already evaluating options for a purpose built facility lease back.  In this case it is a PPP (public private partnership).  Skanska along with a few other firms have proposals in to the city.

  4. the only changes we are going to see in the design will be related to MAJOR constructability issues.  Lets say the slope on the green roof exceeds ADA requirements or they cant find a warrantable product for that slope.  Those are the changes we will see as more renderings come out.  With a client like this you do EVERYTHING you can to preserve the design intent AND budget without neutering the architects key elements.

     

    People on here sometime think that any change to a concept rendering is evil, but it is honestly part of the design process.  As the design architects hand over their baby to project architects there are often changes made before the builder is even involved.
