  1. Been looking for new digs and I think Settler's Corner is what I need. I'm tired of dealing with a yard, especially after last week. I read that it was the 1st housing built at the beginning of TW. They were sold in the high $20's. Anybody know anything else interesting about them? How the noise coming off Millbend & Grogan's Mill? How the noise inside the neighborhood? I've driven through several times and it's always been really quiet. Is that a park in the middle? Are the townhouses built well? I'm in a dumpy rental in Windsong, I swear the walls are made out of newpaper, and the roof, and the carpet, and the cabinets.....

My mother was telling me the other day that the four black buildings at the corner of Timberloch Place and Grogans Mill we be torn down within the next three years to make way for bigger office buildings. She went on to say that once her companies lease is up, it will not be renewed and no new leases will be signed from here on out. Does anybody have any inside info. other than this? I think they are taking this whole "Downtown Woodlands" thing a bit far.

  5. I am starting this as a separate thread instead of embedding it in another. We have certain expectations when we live in a natural environment. Although we have to to put up with concrete in an urban master planned community, there is debate on how much noise and light pollution can be tolerated. I begin with a measuring project on one location. I have two additional locations in the queue. This data was collected on Glosling, a north/south road of The Woodlands.   6. There was an article in The Woodlands Villager, in partnership with HCN (Houston Community Newspapers) that said Montgomery County in general is going from rural to urban overnight. For example, the paper said that by the time The Woodlands is done building out, it will have 120,000 residents (are you ready for this) 34 MILLION sq. ft. of office space!
  7. Hey, fill me in y'all! I have a friend selling their home in Alden Bridge--it's a nice Lifeforms home---former model--great shape, custom decorated ( not that that matters---just let's you know it shows nicely) The listing realtor showed them several homes that are either in short sale, or foreclosure as comps---many of which are in dis-repair--wood rot, and the like.......... None were not finished out as nicely as Lifeforms finishes out their homes----but we know---the extras are for your enjoyment only---no real return on value at re-sale! In that zip code--there are only about 8 homes in short sale, or foreclosure---none of which are in this person's sub....BTW--the realtor "DID NOT" pull comps from the sub that the home was in---even though several have sold there this summer--and was "Unaware" that another home had recently came on the market in that sub ( it was about 10 days ago---enough time for a realtor to have heard about it---if you ask me) So--wise sages, I have two questions for you: Do foreclosures and distress sales really effect the comps in this area all that much---esp. since there are not really all that many of them?? ( we are indeed blessed here)--WE REALLY WANT ALL OPINIONS ON THIS ISSUE! Or,........and this one isn't a very "pretty" question Was the realtor trying to get them to list at a much lower price---to have a quick sale?? Three different realtors---three diffrent prices/ takes on the market....no where near comparable information We all know it's expensive to market and carry a home for the realtors---but one would think that both sellers and listing agents would know that in this market--it is just going to take longer to sell your home---as inventory has approached the 6 mo. mark I recently sold my home in the Woodlands to move closer into town for work--and my co-worker is trying to do the same thing Thank-You in advance!!!!!!!

From The Woodlands Association Board meeting held on January 25th, 2007: The Board accepted a report to update current mobility projects in The Woodlands area including the following: o Widening Research Forest to 3 lanes starts mid-2007. o Extending Kuykendahl to FM 1488 starts during 2008. o Plans for traffic signals on Research Forest and Woodlands Parkway. o I-45 from FM 1488 to south Loop 336 is scheduled to be completed August 2008. o Construction for FM 1488 expansion starts March 2007. The 4 mile segment from the FM 2978 intersection eastward will take 19 months to complete. o The Engineering contract to widen FM 2978 from the Harris County line to FM 1488 will be released in early 2007. o Planning for Grand Parkway continues with completion scheduled for mid-2012. o Construction start of the Woodlands Parkway Park & Ride near Ashlane Way is expected in the near future.

  11. I'd like to hear from people that are commuting from The Woodlands to The Medical Center. I know that the Woodlands Express has a route to the Med Center...how many drop points are available?
  12. Public Enemy #1 in The Woodlands now threatens habitats in more areas than the prairie. Once rice fields and marsh, the prairie has given way to a forest as in China.
  13. Residents are noticing tax increases as a result of higher assessments by the county. In discussions, someone (I do not recall who) told me that the current resales inventory is half of what the industry normally expects and that is pushing the prices up. The norm I was told is a 6-month inventory whereas we currently have a 3-month inventory. Anyone know for certain if this is true or false? In one way, I like to see this but looking at the bottom line, when we put inflation of gasoline, power, water, food and the other itmes that must be raised because of the petroleum costs, it is getting shakey and the term "inflation" has taken on a new meaning. So businesses say, OK, we will raise pay by 3.5%, the current inflation rate. Well, that is far off if you live here, I am thinking but not yet calculated.

  15. One thing that we've yet to find is a really good Italian place out here. Amerigo's has gone WAY downhill, and is coasting on its reputation. Sweet Bella on Sawdust had promise, but (IMO) the food and service just aren't up to par. Pallotta's is mediocre. The chains are, well, chains: Olive Garden, Macaroni Grill, Carrabba's, etc. The best we've found is Grazi, on 2920 about a half mile west of Kuykendahl. It's not real close, but it's where we end up going lately when we're in the mood for Italian. Suggestions?
  16. i was walking the dog this evening and went a different direction than usual. much to my surprise, one of the 30 year old 70's homes had been torn down and replaced with a two or three story, closer to the street, COOKIE CUTTER home! another home with a double lot down the street recently sold (quickly) and has been sitting empty for several weeks. yet a third home appears to have been purchased for top dollar (at least it was top dollar three years ago) and has received at least 30k in renovations. anyone know how the values are doing in this neighborhood? any realtors want to share recent sales prices? thanks in advance. edit: upon closer, daytime examination, the tear down is actually a complete renovation made to look like a cookie cutter home.
  17. It appears that major housing and commercial development will take place in the garden district of The Woodlands (East Shore).   18. I've started something new in the Woodlands Commentary. If there is something of interest, I might very well write an article on it with photos, to supplement what happens here. Certainly I will try. Ideas seem numerous, but I will steer towards items of interest. I know many of you have interest in the building architecture here. The waterway development is continuing to take better shape. Although small now, it will be larger in the future. Two articles just published

Hi Folks, I have lived in The Woodlands for 7yrs now---put my home on the market a few weeks back....................I know what the listing agent "says'---but there is nothing like hearing other people's experinces/opinions.......................... First Problem: No pool--from what I hear--the homes that move quickly have pools ( whether they are well maintained, or not) Good Issues: House is in excellent shape ( 10yrs old---doesn't need any updating per the staging company, neutral colors, ect.) on a decent sized, cul-de-sac lot It's a former model ( for what that's worth?) and has alot of upgrades---nice family home---5 bedrooms Now, there is always alot of competion here---many re-sale homes as well as new construction---we are in common--mid-range price point for the area............ I was told about 30-45 days or so for the sale is common in my range, Problem: anyone I have talked to lately who isn't a local realtor tells me it is quite a bit longer..........some of these folks sold their homes and bought another home in the area ( downsizing---upgrading--whatever) Just wondering/curious what y'all hear???
