  2. Alexandria Real Estate Equities, ARE, is another life science focused real estate developer. Would love for them to make a big "splash" and move into the area. Their website lists all the infamous Bio Tech clusters but does not mention Texas, or Houston. Hopefully once all our brand new life science space fills up we will be considered a cluster. They recently completed a Bio Tech Campus located in The Woodlands. Here's the campus at 8800 Technology Forest Place in The Woodlands.
  3. Beacon Capital Partners is a life-science oriented development company based out of Boston, MA. They do amazing projects. Website: https://beaconcapital.com/ I stopped by TMC Helix Park yesterday and noticed the tower crane base for 2 Dynamic Way (formerly 2 Discovery Way) was removed. This is a bad sign for 2nd tower to go up soon. I thought more rebar was being added for the vertical construction? On the latest TMC Helix Park master plan, it appears at one point, Beacon was going to develop parcels E, A, J, and Dynamic 1/2. Hope they are still able to move forward! I also noticed Beacon Capital Partners dropped out of TMC BioPort. Really unfortunate news! It seems as @H-Town Man was correct about the sluggish Life Science sector right now. Hopefully the market gets a boost soon so some of these projects can move forward! Before: After: The BioPort Development Team was a dream!! All-star lineup! BioHouston engineers footprint for new biotech business park By Mary Ann Azevedo - Houston Business Journal - Aug 13, 2006 https://www.bizjournals.com/houston/stories/2006/08/14/story6.html Despite the underlying notion of dueling biotech parks, the planners behind a new biotech resource center and business park that was announced this week insist the venture will not compete with the nearby UT Research Park. BioHouston outlined plans this week for the new BioHouston Resource Center and Genesis Biotechnology Park, a conglomeration of office and lab space designed to assist start-up life science companies on the road to commercialization. The Houston-based organization plans to move its headquarters from the Houston Technology Center in Midtown to the new biotech park at 2555 Holly Hall near the intersection of El Rio, which is about a mile south of the Texas Medical Center. Sixteen life science companies already lease space in the six-building area, which will now be known as the Genesis Biotechnology Park, according to BioHouston President and CEO Jacqueline Northcut Waugh. Those companies include Introgen Therapeutics Inc., PLx Pharma Inc., Nanospectra Biosciences Inc. and ThromboVision Inc. Waugh says Genesis Biotechnology Park will not compete -- and will collaborate -- with the much-ballyhooed UT Research Park, a joint venture between The University of Texas M.D. Anderson and the UT Health Science Center at Houston that is also located in the Med Center. Waugh says the Genesis Park is more about creating a conglomeration of life science firms than building real estate from the ground up. The landlord of the six buildings that make up the park, Western General Holding Co., "gets the concept of biotechnology," says Waugh, and as such, has created a welcoming environment for life science start-ups.
  6. With the BioTech explosion happening in Houston right now I figured I would create a thread for the random updates with the latest news and happenings in the industry. I believe a year ago we were listed around the 7th emerging BioTech cluster. Last month I read a report that said we are the 2nd largest emerging cluster. Now, since the TMC BioPart development was made public, I wonder if that 500-acres and 100,000 jobs make us the largest emerging BioTech cluster. Looking forward to the future market reports.
  7. I keep on seeing this Knight Road Loopnet listing so I decided to look on Google Satellite to see the industrial campus. I never knew this was here to be honest. I guess Stream Realty, or Stream Industrial is handling the leasing? Looks to be a total of 9 buildings situated between Knight Road & Almeda Road. I also see all that forest land.   8. I pass by this small business park a lot but never stop by. I stopped by today, and the PMRG For Lease Sign has been there for a decade. Shouldn't Madison Marquette replace the sign? Out of all the light-industrial/lab space around Kirby and West Bellfort, this one is doing badly. I see lots of vacancy.   12. I finally figured out the third Plaza del Oro complex today. RNR had a recent real estate transaction regarding the property. Thanks RNR!   13. Kirby Interchange is a 8-building Life Science Business Park located at the intersection of Kirby Dr. & W. Bellfort Ave. This is actually one of many BioTech campuses in the area. Hospitals serve the TMC proper, while the outskirts are filled with Pharmaceutical, Device Manufacturing, and BioTech companies. One or more of the buildings have an address of 8955 -8981 Interchange Dr.
  14. Another BioTech campus just outside TMC proper is on El Rio street developed by Prologis. Transwestern has 3 separate property listings for the campus. The addresses are: Prologis Plaza del Oro 1 is located at 1000 South Loop West. Prologis Plaza del Oro 2 is located at 8272 El Rio Street.   15. I've been wanting to see the Anderson labs on El Rio. Stopped by this weekend to take photos. From what I can tell the addresses are 8000 - 8080 El Rio Street. There are several multi-building warehouse campuses on El Rio street. One is MD Anderson's, the other is a ProLogis development, and the other is TBD (haven't researched far enough.) The El Rio buildings are BioTech labs hosting lots of pharmaceutical companies. The whole area outside of TMC proper is medical-relating real estate. W. Bellfort, Fannin, Kirby, Willowbend, and El Rio is just a few streets that are populated with BioTech.

  17. Noticed this on JLL's website. This is outside of UT's 307-acres on Willowbend Blvd. The executive summary mentions it's a premium infill location. Also mentions TMC3 and Levit Green since TMC is only 3-miles away.   18. Well that second quote is much more promising than the first (which I guess came from Alexandria Chairman Joel Marcus On Emerging Cities, Megacampuses And 'Hucksters' (bisnow.com)). If their market outlook did change between summer 2021 and now, well the TMC must be doing something right.
  19. A new retail building is going up on West Bellfort. Lots of biotechnology companies around Kirby, West Bellfort, Willowbend, and Stella Link. Edit: It looks like MD Anderson occupies a few suites here! MD Anderson has recently occupied 21,220 SF and 24,875 SF at 9220 and 9230 Kirby. The architect for the interior remodels was Powers Brown Architecutre.
  20. Do we know what's happening with TAMU's old Institute of Biosciences and Technology building? When Innovation Plaza was announced, I believe this was covered. Medistar grabbed it right?
  21. UMP is composed of two medical office buildings. Addresses are 7501 Fannin and 7505 Fannin. I always liked University Medical Plaza 1. Great addition to the southern part of the TMC.   22. The University Center Tower was built in 1975 and commands a highly visible position close to the Texas Medical Center. The twenty-five stories of the facility house a variety of University academic and administrative functions while also providing lease space to a variety of tenants.   23. Anyone remember details about this? I was trying to see if there were any concept renderings. This was going to be located to where the (now) the UT Research Park Complex is. All the TMC players were involved. This was the original TMC3 if you will. This project was proposed in 2001. I'll post a few articles for reference.
