If section labels are an indication of phases, they run from west to east.
Under the current Chapter 42 standards, we could hypothetically provide only one north/south public street throughout the entire development and no east/west streets (what?! Ridonculous!). Alternatively, we have decided to incorporate several public streets, many aligning with connections to the north of the site, to create smaller and more walkable blocks.
This site will be able to be accessed easily both by future residents of the development and surrounding neighborhoods. It will also activate the bayou frontage. There will be several connections to the bayou waterfront for pedestrians and the developer is granting an easement to the Buffalo Bayou Partnership to continue the trail system everyone is so fond of on the west side of downtown.
Pedestrian bridges are being discussed with Buffalo Bayou Partnership to connect the two sides of the bayou.
The site layout for this development was designed with complete streets in mind. Pedestrians and bikes have received just as much attention as automobiles. There will be dedicated on-street bike lanes along Bayou City Drive, Gregg Street (in accordance with Houston Bike Plan), and Barbara Jordan Avenue. The rest of the development will have shared bike lanes, but the low speeds and traffic calming design measures undertaken will make it a safe development for all modes of transportation. The developer is committed to promoting a live/work lifestyle with East River.
There will be several parks throughout the development totaling approximately 19 acres. Some will be located adjacent to the trail being dedicated to the Buffalo Bayou Partnership and the rest will be mixed in with the myriad land-uses.

Looks like Ziegler Cooper go the boot. Their design is not quite as slick as SOM's.

This would be a great site for another midrise resi or affordable hotel. Horrible marketing though, doesn't even show new tower across the street.

- This fact sheet document says it will take "over a decade" to build it. If that's the case and we just took into account the roughly 27 buildings, not including townhomes, they'd build about two buildings a year for 13.5 years.
- There is a large tract of land across the river (yes, I said it haha). I wonder what becomes of it? A mirror image?
- Where do you guys think they'll start? Townhomes? Along the river? The NE corner?

Are we over valuing this site?
The positives are the size of the land and being close to the rail. Being close to Reliant I don't think is a huge deal. It's relatively close to TMC and downtown but so are a lot of other places to the east.
On an letter scale, isn't this more like B or B+ real estate?

Sorry, should have clarified. Based on looking at the site plan, it looks like phase two is a taller tower than the existing phase I tower. At least that's what it looks like to me.
Actually, page 19 shows it to be a taller tower as well, good news! And according to page 25, could they be connecting the two Sovereign towers???

Sorry if I brought anyone false hope with a new post, but I saw this and thought I'd share. My friend works for this company and they've been working on this site for a while, so it's nice to see an active verb on their website used to describe RS.

I don't think the flight path is anywhere near this location. I live about 5 miles south of this and the planes go right over my house.
That being said, I'll be shocked if anything like these renderings happens.
