Williamsburg Settlement

Anyone live there? I have a client that is looking and I am not very familiar with it. The price trend seems to be going up in that neighborhood and it seems to be a really nice area, but the biggest concern they have is lack of development immediately surrounding it. We're going out there this weekend to look at a house they like and any knowledge you have is appreciated. Also, is the closest grocery on the other side of I-10?

Here's what I do know:

Kickerillo development

Supposed to be MPC but bailed in the 80's

Another company came in and developed the Parish, Colony, & Hamlet

New Catholic high school is close by

The mall and Westside market is "supposed" to be built off of Colonial Pkwy

There are some new housing developments north of the neighborhood that are low-to-mid priced

Low crime

High HOA fees, but very strong HOA

Not much on the internet other than their HOA home page.

Great neighborhood, likely to blow up in prices within 5 to 10 years if you buy now. It is a 30 year old neighborhood so expect some to have foundation problems. Great floorplans though, and nice and quiet even though it is about a 1/4 mile from the freeway. I was gonna buy there but couldn't get the terms I wanted, so I chose elsewhere.

-Great homes

-Big homes

-Well maintained homes

-Great Floorplans

-Manicure Lawns

-Friendly Neighborhood

-Great schools!!!.............Winborn Elementary.........Morton Ranch Junior High..........Morton Ranch High School!!!!!!! :)

-New Schools............both the and junior high , and the high school

-Close to the new planned "The Grand Mall!".......oh......there's a new JC Penney right behind the neighborhood

-Katy Freeway less than 1 mile

-Grand Parkway less than 1 mile

-Close to the New Memorial Hermann Katy Hospital at the Grand Parkway

-White collar neighborhood

-90% White, 5% Asian, 3% Black, 2%Hispanic!!!

I have lived in the Settlement for 11 years and I really love my neighborhood. I watched my son walk to the elementary school, which is in the middle of the neighborhood, every morning on quiet streets with no through traffic. What other school in KISD has that? If you are looking for a home here there are 2 kinds of house for sale: the fixer-upper which will be a bargain price, but needs lots of work. Some people buy them and flip them. The other type is the house that is totally updated, which you will pay more for, but are still reasonable and these move FAST. As in 2 weeks! You have to watch for them and act fast. We have very low crime, 24 hour constable, big yards and trees, detached garages, curbside mailboxes, BACK DOOR garbage pickup. The neighbors on my street are wonderful, I could not ask for better: an engineer, an electrician, a football coach, a preacher. Lots of school district employees, including teachers, nurses, principals, coaches. We have an outstanding swim team organization and a responsible, but not suffocating HOA. At Christmas time, you cannot find a better place to look at the lights. We are 2 minutes from 1-10 or the Grand Parkway. The high school and junior high are brand new. It is a great place to raise kids, but we have our senior citizens as well.

Negatives are no sidewalks, some entrance streets are busier than others which may be important to you or not. Because it is not master planned, you have no control over what is built in the area around the outside of the neighborhood. Because the houses are mostly 25 years old, there is more upkeep than on a newer home. However, there are some houses that are 5 to 10 years old.

PS: Closest grocery on the north is HEB or Kroger at Fry and Park Row, or Brookshire Brothers in Old Katy. If you head south it would be Kroger on Mason and Kingsland. All of these are about 3 miles away.

I've lived in the settlement for the past 3 years. I can't imagine living anywhere else in Katy. I have a large lot with a detached garage. The homes, for the most part, are well kept. All of my family has been impressed when they have come to visit. It is easy to get to I-10, Grand Parkway, shopping, and restaurants. It also has some of the lowest MUD taxes in the area. I will be very sad when I have to sell in a couple of years when I get transfered again.

Ten Katy school district campuses are among the best public schools in Texas based on academic performance, according to a December report by Texas Monthly.

The list of the best schools includes 574. Texas has more than 1,000 school districts.

Katy schools recognized are Creech, Pattison, Williams and Winborn elementaries; Beck, Cinco Ranch, Katy and McMeans junior highs; and Cinco Ranch and Taylor high schools.

Katy district spokesman Steve Stanford said the district "apparently found out by accident" that it had made the list.

"We never received an official notice from Texas Monthly," Stanford said. "One of the principals just happened to come across it and told us. So, Marcie (King, a district communication specialist) in our office went to their Web site, got the list of schools, and thus we recognized them at the board meeting (Monday)."

An Austin-based educational national research center called the National Center for Educational Accountability developed the criteria that Texas Monthly used.

To make the list, schools had to demonstrate outstanding performance in comparison to similar schools across several grades and during several years of testing.

The performance analysis, done about every three years, focuses on students who have been in the school for a sufficient period for their achievement level to reflect the efforts of that particular school.

Schools were judged on Texas Assessment of Knowledge and Skills scores, including student performance in core subject areas such as math, science, reading, writing and social studies, as well as demographics from 2004-06. The analysis also took into consideration enrollment and the number of low-income students.

Katy was one of three local school districts to make the list, along with the Fort Bend and Lamar Consolidated school districts.

Wow, that's good to know. Thanks everyone for the information, I really appreciate it. My clients have found a house in Spring, but now hubby and I are actually interested in WS. After I took my clients out there last weekend, I told DH all about it. We went on Monday to check things out. It's really a very nice neighborhood, superbly maintained, but the other "Williamsburg"s are just not as nice. It sucks that they share the name.

It's interesting where the mall is supposed to go. We drove all around it. It doesn't look like they have done anything with the site in some time. JC Penney just sticks out there with the movie theater across from it, it's kind of odd. I have also emailed both Simon and Interfin with no response on the status of the Grand Promenade and the Westside Marketplace.
