Here's an update on a few projects in Corpus Christi. I've always liked Corpus and have thought it had the potential to become an incredible small city as long is got the right job growth and mixed-use development (which seems to be happening now). I think adopting beach grooming and re-nourishment practices from places known for great beaches could go a long way for stoking development on North Padre Island.

Lake Padre Development:

Bulkheads have been built and now the city is considering creating a TIRZ to pay for golf cart and pedestrian paths along with a 2-mile long boardwalk. The TIRZ board signed off on it and now the city council must do so. I'm very impressed with how pedestrian focused this mixed use development is planned to be.

Whitecap NPI:

Road and utility construction is now underway and lots began reservations back in September. Homes should start going vertical soon. The Don Patricio Bridge has been completed and the channel underneath (same channel shown under the road in the Lake Padre rendering and site plan above) opened. The development is also currently building another bridge and channel, called Commodores Bridge under Commodores Drive.

This development will now include a yacht club and dry stack boat storage facility in Whitecap's Marina District.

Barisi Village:

The European-inspired village near the TAMUCC campus now has an approved TIRZ to assist with infrastructure development. This mixed use development will include a total of 2000 homes along with restaurants, retail, hotel, and office space. Nueces County and Del Mar College joined the TIRZ to support the project. Pending financing hurdles, the developer hopes to start construction at the end of the year.

Previously said production would have begun in an initial capacity by now but that has not occurred. Construction continues.
