Dallas-based Hub West Development LLC officially breaks ground at 10 a.m. today on Canyon West - one of the largest shopping/entertainment venues to hit Lubbock since the construction of South Plains Mall.

The mammoth 155-acre master-planned project, which will be constructed in three large phases, is located off the north side of Brownfield Highway at Milwaukee Avenue.

The project is the brainchild of co-developers Hodges Development Services and De La Vega Development, which on Tuesday worked out some last-second concerns involving the city.

Canyon West's fashion district, located on the western side of the retail campus off Milwaukee Avenue, will be comprised of eight buildings arranged along a pedestrian main street featuring smaller fashion and home fashion retailers.

Canyon West also represents the first major commercial project to be built along Milwaukee Avenue, a seven-lane thoroughfare now under expansion that by next spring will carry traffic from Fourth Street to 92nd Street.

City Councilman Tom Martin, who has spearheaded the Milwaukee widening project, characterized Canyon West's arrival as an "exciting time" for Lubbock.

"This is the first project to break ground along that corridor. It's a $150 million investment that I'm told will eventually employ 1,000 to 2,000 workers after it's fully developed," he said.

Charles Hodges, president of Hodges & Associates, said the developers, which include himself and Artemio De La Vega, head of De La Vega Property Group, have already signed leases with seven retail anchor tenants - four of which have never done business in the Lubbock market.

Canyon West, as seen in this aerial rendition, will be constructed much like a campus, giving shoppers a reason to walk into each of its three distinctive districts.

Others, he said, have a presence locally, but are looking to roll out new prototype stores.

"We're also finalizing contracts involving three national restaurant chains (including PF Chang's) that have never been in Lubbock," he said.

The identities of those stores and restaurants have not been released, but one major anchor will be revealed today.

Hodges said retailers will run the gamut from apparel and soft goods to electronics and gourmet food.

Unlike the mall, which is enclosed, Canyon West will be constructed much like a campus in three major phases that will include a power shopping district, a fashion district and an entertainment district.

Phase I calls for the development of 400,000 square feet of retail anchor space.

Other phases call for a 200,000-square-foot entertainment area and a fashion district comprised of eight buildings along a pedestrian walkway.

"What's nice about a project like this is you'll get a different experience in each of the districts. These are neighborhoods within neighborhoods, each with their own distinctive architecture," Hodges said.

Canyon West will also feature historical elements related to the history of the Llano Estacado, including bronze sculptured pieces created by noted sculptor Angela Mia Roa De La Vega.

Developers say new Canyon West stores in Phase I should be open by Oct. 8, 2006.

Hodges credited Councilman Martin for helping the project along.

"A project like this is certainly a tribute to the city, but it was Tom that kept the parties together, kept it all on track and pushed it through," he said.
