If I was to purchase house plans online, do I need to have an local architect adjust the house to fit the lot and stamp the set, or do I just need a designer to tweak the plans and have a engineer stamp the set?

I own a lot and am considering building a load bearing masonry home on it. I currently have three estimates from local architects to design everything, but am looking to save costs (of course). I thought that by buying plans online and getting a designer to tweak them might accomplish some savings, but what do you guys think?
