Strip Centers In Katy

What is with all these new strip centers and the first business in them is a nail salon. Are the nail salon owners financing the strip centers? Do we really need that many nail salons?

There might be some thought about that. Maybe if women stop using nail salons we wouldn't be needing so many.

Speaking as a leasing specialist, I can tell you that NO - nail salons are NOT financing all these new strip centers - in fact they play a very small roll in the success of strip centers - it's just that they are so extremely easy to place. There's virtually no buildout cost, they rarely have more than 1,000 SF, and can move in very quickly. There is more money in retail centers than just about any other kind of real estate - and the market is strong for them. That's why they continue to go up at record pace. Katy's just the latest 'it' place to be.

As a woman, I can tell you that nail salons are never a need. The toxic chemical odors emanating from most of those places makes them a far less-than-desirable tenant, in my experience.

I can understand the market for nail salons and cleaners more that I can understand all the flooring places, and mattress stores (think this was discussed in another thread) that are popping up. It's like, "Say honey, it's been 6 months, let's re-do the flooring and get a new matress. ;)

You laugh, but when speaking with the flooring stores about possibly leasing in my buildings, they ALL tell that they are just swamped with business. I imagine a lot of it has to do with all the home remodeling shows on TV nowadays. Folks getting the itch so to speak.

I looked at franchise opportunities at one time and dry cleaning was a business that I investigated. Once you've got a dry cleaning plant built, the incremental cost to clean a suit is about $.03 - the other 2 or 3 dollars that you charge the customer is pure profit. Also once you've got a plant, you can open little sattelite operations in every strip mall in town and haul the clothes to your central plant. Or don't even bother to build a plant, just collect the clothing and do a deal with a dry cleaner who does have a plant for a discount rate.

You may see dry cleaners on every corner, but when's the last time you saw one go out of business?
