  1. There's a new On The Border being built right now at 290 and Cypress North Houston over by the new Cinemark Theatre.

    The article compared Houston and Dallas, and Chili's/Appleby's/TGIFriday's, etc. don't do nearly as well in Houston as they do in Dallas. As far as restaurants go, apparently Houstonians prefer a locally-owned, non-franchise experience to that of the mega-corporate-conglomerate restaurants.

    This is why Houston is one of the best restaurant towns in the country. Dallas is full of corporate chain (Brinker-esque) restaurants with 'flair' laden wait people.

    I really like Houston originals and local chains like Ruggles, Churrasco's, Lupe's, Escalante's, etc.

    In November, construction will begin on expanding the East side of the stadium to match the West Side (above) building. Included will be new luxury suites, a parking garage and additional seating for 10,000 fans.

    Lots of neat new things occuring in this area with The Vintage, Luxury condos and resort at Raveneaux, etc.

    Huntwick, Champions, Champions Forest, Champions Park North, etc. All great neighbhorhoods.

    Will the new Vintage and the proposed Chateaux Raveneaux help the Champions area? Is there any news of anything else going in that area? Thanks for any input you have.

    Yes, a new Cultural Arts District and MFA Houston Museum on Cypresswood. Then there's the Cypress Creek Greenbelt Project. New IMAX theatre on 249...etc.

  4. Homes are selling pretty quickly right now here in Longwood. Currently only 3 homes in the entire neighborhood under 200K. They have been selling within just a few weeks at that price point. Average price in the neighborhood is around $250,000 with overall prices ranging from $165 up to $1 Million+.

    The new Cypress Woods (CFISD) zone is solid with terrific schools K-12. Nice, relatively new wooded neighborhoods (No apartments). The Tomball HS Zone (which is right next door) has quickly gone from being a semi-rural school to having some very nice upscale suburban neighborhoods being built in the area (Many clustered around the Lakewood area). It too has great elementary schools on up through HS.

    In addition to Longwood, I would also personally recommend Cole's Crossing. Northlake Forest, Villaggio. Stable Gate, Rock Creek.

    There are some big new additions to the amenities on the 249 corridor that will enhance value. Developments such as the Vintage Park town center style development, the new IMAX theatre on 249, restaurants like Lupe Tortillas, PF Changs, Taco Milagro, etc.

    Here's a master listing of area neighborhoods that I would recommend and I'm sure I missed a few:

    We've had a lot of rain the past 30 days, and lawns are susceptible to the fungus. Mine has it.

    Random brown splotches = Chinch Bugs (treat with Bug-Out)

    Not likely, as again we've had a ton of rain and Chinch bugs like hot dry weather. They usually hit the hottest, sunniest parts of the yard near the concrete.

  6. The annual national convention for the Black Grievance Industry, the "Essence" Festival, hit Houston this week.

    Oddly enough, Jesse Jackson, Al Sharpton and Loius Farakhan all urged blacks to look past their leaders 'shortcomings', demanding they stop tearing them down... :blink:

    A nice excerpt from Farakhan's speech:

    "You destroy your leaders because you focus on the negative things about them and that's the way the master taught us, to destroy each other," Farrakhan said. "And that's why we kill our own leaders. Oh, it's easy to say, 'I have a dream today.' But not many of us marched with Martin (Luther King Jr.)"

    He said blacks benefited from King and the civil rights movement.

    "I didn't march with Martin, not me. Because I'm not nonviolent. ... Somebody strikes me on my cheek and I'm going to bust you on your you know what," Farrakhan said, evoking one of his many standing

    Word has it, organizers are not happy with this festival being in Houston and hope to take it back to New Orleans.

  7. It wouldn't surprise me if we saw an announcement about three to five years down the line...although I'd imagine that things will really come to a head once 2010 census information starts being released.

    In the mean time, an interesting drama will play out between Vintage and Willowbrook. I envision tenants fleeing Willowbrook in droves...somehow I doubt that anyone is going to invest in a new mall until they see how things play out on 249.

    While I agree that upscale tenants will flee Willowbrook in droves, likely headed for the Vintage and surrounding centers (near HP) poised for redevelopment. I noticed the large frontage property owned by Greenwood Properties is now under development (next to Lowe's)

    As for the 290 Mall...

    I don't believe it will have much bearing on whether a Mall is built on 290. Currently, Willowbrook is the ONLY Mall in all of Northwest Houston, attracting customers from I-45 to 529...from Tomball past Jersey Village. Huge market area, served by just one mall, whose longtime clients are now looking for another place to spend their money.

    The suburban population has exploded in this corridor (290) and I would imagine it would attract residents of outlying cities and towns as far as Brenham and College Station. The larger neighborhoods like Cole's Crossing, Black Horse, Cypress Creek Lakes, Longwood, etc are fairly affluent and certainly could support a new Mall (not counting the new Bridgeland and Town Lake developments).

    I'm not sure what happened to Willowbrook, but it saddens me. Perhaps that is the case with all malls these days. Our friends from Bunker Hill say that Memorial City Mall is the same way. Perhaps the era of the indoor Mall as we know it is over? I don't know. I think everything's trending towards outdoor lifestyle centers, that ward off the riff-raff. But I do remember back when I was a kid when it was relatively safe to drop your kids off at the mall. Not a good idea, anymore. Hell, its not even safe for adults.

    This property is owned by Don E. Hand, who created Champion Forest and is considered one of the 'fathers' of the FM 1960 area (along with Kickerillo and the creator of Champions).

    People who don't know the area don't realize that it is one of the nicest parts of the Houston area, with beautiful homes, trees, great schools and some of the highest Household Incomes in Harris County (a top 10 zip code for avg HH income).

  10. I know nothing about it, but we desperately need one. Currently, we have one Mall for the entirety of Northwest Houston, which encompasses some 750,000 plus people. I grew up going to Willowbrook Mall, it has always been great, however it has gone SHARPLY downhill in the last year having become a favorite place for 'The Hood' to come and loiter. I still don't know where they've come from, but they're there...and the countdown to the Greenspoint-i-zation of Willowbrook Mall has begun.

    Unfortunately, it seems the undesireable element has moved in, much to the chagrin of retailers. Gangs, punks, non-english speakers. Again, its nothing like it used to be. Sad to see it go this way.

    With that said, the population over along the 290 corridor has exploded over the past decade, with the 77429 zip code (which has doubled since the 2000 census) alone eclipsing the population of the entire Woodlands (along with favorable demographics). Time for a new mall.

    I do know that General Growth Properties (which owns/develops hundreds of major US Malls and Shopping centers) is developing the Bridgeland community. I would suspect (aside from frontage on 290) that this is the most logical place for the next Mall).

  11. UPDATE:

    This project is a "Go"!

    A flurry of activity as construction crews and earthmovers are on site, pipes being laid, trunk lines, foundation, etc.

    As far as Chateaux Raveneaux, the sign has been up forever and is rotted and falling down.

  12. It still pisses me off to this day that my alma mater has gone downhill like it has because there's nothing that resembles the school I once attended. When I went there (class of '91), it was no different from Cy-Creek, Klein, Klein Forest, or McCullough.

    Today, Klein and Cy-Creek are pretty much the same as they always have been. McCullough is now The Woodlands HS/College Park and Klein Forest has gone the same route as Westfield.
