  2. I've tried it... since they are our neighbors. I think the pizza isn't bad at all and they have reasonable prices. I wish they had a more extensive menu and something better than paper plates.

  3. I would love to open more locations, but it's been a lot of work. Kind of like having a newborn, only 10X harder. Up all night, worried all the time... :) Maybe one day though!

    Yes, business is going well, especially the yogurt sales. I think it'll take a little longer to establish ourselves as a coffee shop (read: the mornings are pretty slow except for our regulars). But, once we do, we'll be right were we need to be.

    Katyresident - I would love to meet you this weekend. I just found out we are having Mary Sarah perform on Sunday at 5 PM. She's an amazing voice talent who lives right here in Richmond.

    Well, BerriBlends is NOW OPEN!!! We are locally owned and locally inspired!

    Bring the family by this Sunday, 2-6 PM for our grand opening celebration. There will be a moonwalk, giant slide, face painting, balloon animals, crafts, and of course REFRESHING frozen yogurt and CREAMY cappuccinos. Activities are all free, along with lots of free samples, and a portion of sales will benefit Travis High Schools' DECA program.

  5. Ok, here is what I've heard, for what it's worth...

    The area manager that is heading this Walmart is treating it as his own pet project. It is going to be unlike any walmart you have seen (think chandeliers). Apparently, he toured the Kohls and HEB and decided to make millions of $ worth of renovations, before even opening the door. Hiring may also be a problem, but the delays have been due to the renovations and Ike. I believe this will be somewhat like a prototype store, as they are attempting to match the area and the demographics they are serving. They are willing to dump extra money and time into this location, because if it works, it will be the model for new Walmarts to come. Walmart is trying to revamp their image. Look at Hwy 90 and 6, it has been remodeled. And, the new logo is a huge indication of a changing image. Companies don't just change a logo for the fun of it.

    Anyway, it might not be too bad, and for those of us who have been waiting for something closer, it should be awesome!

  6. Ok, in front of Waterside there is a Walgreens coming. There is also a vet under contract and a pizza/italian restaurant considering a lease. They haven't started the Kroger yet, which has ben pushed back to open during the summer. It will be the largest Signature Kroger to-date. From what I understand, they have been delayed due to Ike and utilities. The retail area will be delivered to tenants soon and I believe there will be a dry cleaners and TGI Haircutters (or similar). The second phase does show a PetCo, McDonalds, Chick-fil-a, and a gym. Hope that helps!

    By the way, I've just opened a coffee and frozen yogurt bar behind the Sonic in front of Waterside, called BerriBlends. I hope you'll come check us out. We are open at 6 AM and have an extensive menu, including pastries and smoothies. Be sure to mention you're a fellow Haifer if you stop in.

  7. That's a good question, we might learn a lot if we could see the yard. Anyway, the longer a home is on the market, the harder it may be to sell. Plus potential buyers can see how long it was on the market and they start to assume you must be ready to "give it away". The best thing to do is take it off the market for a little while and let it cool off. When you put it back on, the counter will reset to 1. With as many showings as you had, I'm not sure what more you would expect from your realtor. He's already put money and time into your property... unless he/she did something wrong, why not re-list with the same agent. I'm NOT an expert on the area, but usually a lot of showing and no bites means the price is too high. People don't like to tell you it's too high, they just say something nice (or nothing at all) and move on to one of the other hundred listings. Have to toured the other homes that are your "competition"? Ask your realtor to take you out and see what else is available, this will give some ideas to spruce up and will help you understand what is going on. Based on what you see, you may need to reevaluate your asking price. Also, I have *heard* of people re-listing higher to attract a different group of people. That's not advice though, just something to think about

Although, I can say for 100% certain that it isn't completely up-to-date. A vet clinic is already under contract, but not listed. Also, I've just started construction on a frozen yogurt/coffee cafe.

    Yes, that's the NTB. They are in a due-diligence stage, so it's not definite yet. You can see there are also a few other parcels still available.

    Sorry I can't answer specific questions about replatting since I'm not sure what the reference was.

  9. The only way the listing realtor would show the house is if he has a buyer who is looking in that market. It is not uncommon for most showings to be done by other realtors, usually through a showing service. Honestly, that's just the way the industry is. Of course, the realtor should get some drive by traffic from people who see the sign and call. It just depends...

  10. Hi! Good question! I don't know what realtor this was, so I certainly can't speak to his/her motivations. Generally, comps are done first for the section the home is in, and then, if not enough comps come up, we expand to the neighborhood. It is rare that I include comps from other neighborhoods at all, unless the other neighborhood is comparable in amenities, year built, and very close by.

    Now, the foreclosures and short sales are generally effecting everyone. Buyers know it is a "buyers market" so they are all looking to get a great deal. Also, it is normal for a home to stay on the market longer these days. Your friends need to be clear with the realtor that they are not in a hurry to sell (if that's the case). It's not good, in my opinion, to list low because then you don't have much room to negotiate.

    As far as extras or upgrades go, you are right, you generally don't get the money back out that you put in. That said, these types of things do help a home sell faster than other homes when priced right.

    Imagine that you were the buyer and you wanted to buy that size home and in the school district... how does this home compare to the others available (including foreclosures)? What would you buy? That is the best way to come up with a selling price.
