  2. Hello All, I'm looking for a Window Installer. Not the Window Installer Pimp but the actual guy(s) that do the work. Can anyone recommend a guy? Unless the guy can get a better a deal I will be purchasing the windows from Home Depot the double pane aluminum windows. Thanks for the help, Scharpe St Guy
  3. I get on 45 at Cullen and head towards Kirkwood and Westheimer in the mornings. My morning commute is not bad and has improved since completion of the 59 work. Morning commute is approx 20minutes. Going home though using the same route is a totally different story though. Approx 40-1hr to get home and it got worse after completion of 59 if that could be true. The three lanes headed past the spur get backed sometimes all the way to Buffalo Speedway or even past that. It binds up where 288 and 59 meet where it becomes two lanes going through. I would imagine that intersection will be the next one reworked. But yes I agree traffic is getting much worse here in town. If they would be a little stricter on who could drive or shoot even devise a system to crack down on uninsured drivers and get them off the road then traffic would be a breeze.   5. Does anyone know Will Clark? I have put 4 offers now on a property he has listed, not the one in Broadmoor and getting anything out of him is impossible. Not sure if he is trying to protect me for some odd reason because he knows something negative about the area or house or what. The property i'm speaking of has also been lowered in price 3 times since my initial offer which was full price. Very frustrating but the extra time to take care of other projects will either expose a new home to bid on or a better price on the one i'm looking at. Scharpe St Guy ps... Flipper purchase that home in Broadmoor for $44,000. I'm sure you could beat the bank up on the price and do a great remodel.

  7. Ok to add some additional fuel to the rumor mill on the Pavilions. At my company Christmas party the husband of the Accouting Manager works for ??? don't have the name but could get it that constructs a good percentage of all high rise construction in Houston. He is currently working on another project downtown that is just getting started but he knew of the Pavilions really well and said so and so from his company had just gotten assigned the project and construction would start end of January or early February. So in conclusion the Construction Superintendent has been assigned apparently and construction end of January or early February. Scharpe St Guy
  8. Flipper, Not sure of the work required on this one and depending on how nice you make it I would think it could sell for between $145-$175,000. Then how much can you knock off that price, would love to see you enter into the neighborhood and fix up a home over here. Thanks, Scharpe St Guy

I have no financial gain or interest in this property so it's not mine to sell. Those of us interested in the East End enjoy seeing new deals/homes come available so that we can possibly introduce friends or family to the neighborhood. Tjones, I sure hope it's higher then $109k, yes the appts next door would be a turn off for me too however this area of town is very distinct due to it's vicinity to UH/TSU/Downtown/MedCenter etc... It will pull the price down somewhat but not as much as in others areas I have a feeling! Hopefully I'm right!!! Does anyone on HAIF know of any Hard Money Lenders that they could refer me too? I would prefer not to have to go the traditional mortgage route and rather just tidy up/fix up and sell with out any harm done to the lender or my ability to puchase homes in the future using a mortgage.   13. TJones, It is two four plexes to the right. Again very well well kept up and clean. Quite honestly I don't recall a neighborhood such as this one that is as clean and well kept that is not gated. Any idea on a price? Turns out from talking to our mortgage guy that we may need to hold onto the house for 4 months so the loan is seasoned to some extent. He said if we do too many of these and sell within 4 months after approx three mortgage lenders won't loan to us anymore for a period of a couple years. They will also come back to him and request his fee's/profit from the transaction back. Anyone have any knowledge on this? Thanks, Scharpe St Guy
  14. OTC and jscarbor, Thank you both for the well wishes on the home. I had never driven back in there till last week but was surprised by the clean yards and kept up homes in that pocket neighborhood. It's a great home in many ways but perhaps the best attribute it has is the proximity to UH/TSU/Medical Center/Downtown all within three miles. Perfect house for one of those little Vespa's since your close to everything. Thanks again, Scharpe St Guy
  15. Thanks Flipper, Unless the home inspection finds something just terrible this is truly an early Christmas gift for us. We are inclined to fix the few minor problems, beautify it, and list it at a somewhat lower price along with a BTSA for the selling agent to move the home very quickly. We will be looking at the home again tonight with bright flashlights to compile a list of items we need to start pricing and completing. It will be intresting to see how the appraiser appraises it and what dollar figure he comes back with. I'm useally pretty good at compling a good number but this area of town has AMAZING HOMES along with quite a few TEAR DOWNS with the majority of the homes sitting somewhere in between. The homes in between don't sell or get listed which makes it tough. HCAD value is also plainly way off for the area as I imagine they have the same issue i'm having of reaching a figure backed by undeniable data. Thanks again, Scharpe St Guy
  16. Not quite ready for the landlord game yet. This will be a pure flip. This is the second home like this that I have purchased from forclosure where the home has been totally remodeled/updated for a great price. I'm being told that I should take the bars off all the windows and stack in the garage to make the home more presentable. I will do this post close and take new pictures once it's cleaned up and flowers are planted. Zillow.com estimates the house is worth $193,xxx dollars. I think this is HIGH but would be very happy if someone wanted to purchase it close to that. Scharpe St Guy
  17. MPBRO, Thank you for the reply. I don't like the Vogel subdivision name but that is what Stewart Title is showing as the subdivision. I would prefer Southwood/South Oaks and may list it as such when I list it. I found very few sales in the area with most being either foreclosures or tear downs which is making pricing this home much more difficult. Thanks Again, Scharpe St Guy
  18. Hey everyone, Wife and I somehow managed to get an accepted contract on a hot piece of property that as far as I can tell is greatly undervalued. Comps for the neighborhood Vogel 10 Acs are tough to find. Anyone on here willing to throw out a good list price suggestion and why? Any feedback on the home would also be greatly appreciated as well. I plan to install a fridge, work on the landscaping (flowers, pressure wash), a few very small sheetrock repairs, might replace carpet, etc.... If you like the home and would like to purchase it after I close on it then I would also love to talk to you as it will hit MLS again right after I close. Thanks everyone for your time and help.   19. 1712 N MacGregor sold April 28, 2006 for $250,500 and sits on three lots according to the description. This looked like a nice home per the pictures on the old listing but I never viewed in person. Could they be tearing this down and putting up? Lot size is 23,115sf. Scharpe St Guy

  21. Personally I would not live in a high rise however I wonder about the baby boomers? Those that do live in Pearland and are getting close to retiring, no longer wanting nor needing the yard or upkeep associated with. I would think that quite a few baby boomers will take into consideration the High Rise market due to the amenities and perks associated with them. Ie.. Gyms, Pool, Hot Tub, Valet Service, etc... The ability to catch a shuttle to the airport and jet off to places unknown and not have to worry about anything. Once these high rises also contain in house medical care facilities/offices they will take off. After all Houston is #2 to New York for Theater/Arts from what I have read and then you can run downtown to catch a Baseball, Basketball, Hockey, or shop at Houston Pavilions.   24. Niche, A neighbor of mine has a son that is a roofer. I will ask him. We put an offer on a house that has termite damage and active termites I think. I called Nettles and they said it was $5.00 a linear foot to treat. Scharpe St Guy
