  1. Portofino, and it's one of the WORST IMHO. Faux Venice surrounded by 9000 acres of parking...DO NOT WANT.

    Agreed.

There's a Pool Warehouse, Sports Authority, Michael's, Pie Town, Musical Instrument Store (Music & Arts?), Tween fashion place, Sam's Club, The Melting Pot (fondue) and others. Oh, I think a Wings(?) place?

In the parking lot are other restaraunts and such like Katz's, Buca di Peppo, Hebert's (meats), Big & Tall clothing place. There's also car audio and I think shoes...

  2. Do you think there is a tradeoff looking at the older neighborhoods (e.g. Grogan's Mill). Things that come to mind would be number of kids on the block or schools. We have four young kids, oldest in 2nd grade.

I think the schools are fine, but if you're looking for a neighborhood full of young kids, imo, you'd have much better luck in Alden Bridge or Sterling Ridge.

  3. We have wood to board up the windows, but will probably only do the windows in the back of the house because they're quite large... I haven't told my dh about this yet ;)... we have enough "stuff" to make it comfortably through losing power for a few days and that's the least of my worries.

This site doesn't list The Woodlands zips, but it might help determine your comfort level:

  4. We recently remodeled our kitchen and I went from GE appliances to Jenn-Air. My MIL talked me into going with the Jenn-Air... she had them in her kitchen for about 15 years and they remodeled 2 months before we did and replaced everything with new Jenn-Air. I went with the Euro-design micro & double wall oven, and the professional something stove that has the knobs down front. I like the features and look of all of it. Good luck!

  5. Quick Update: The commute averages about 50 minutes door-to-door. This is leaving from Alden Bridge, taking the I-4/Hardy Toll Road/610/59/288 route. I leave the house at 6:30AM and I am in the office at 7:30AM.

It's the same for my dh - 45min-1hour from Alden Bridge to 610/Shepherd. He stays on I45 though and exits Shepherd... takes that to his office.

  6. What are your experiences with the car? Personal review? Did you get a great deal? Thank you.

We bought an '08 Accord EXL-NAV 4cyl. in February and feel like we got a great deal at Kingwood Sterling McCall. My husband called every Honda place in Houston and beyond looking for a certain price on it and Kingwood (Larry Caldwell, iirc) was the only one willing to work with him at the time. We got such a great deal, we walked away with the Accord for him and an '08 Odyssey for me :D .

About the Accord via dh: fantastic car, good fuel economy, high build quality, good stereo, but it's a bit stiff and the seats are kind of hard. If you want a softer car, then this probably isn't for you. Dh says that he loves it, but others may not. He also says not to spend money on the V6 because the 4-cyl is peppy enough. (he's got just over 8K miles on it now; commutes)

I think it looks Hot B) . One of my neighbors liked ours so much they went and bought the V6 in white. She commutes even further than dh and she loves the car...

  7. We moved to Lake Conroe from Tomball last November and though I love our Vet in Tomball I'm not going 60 miles (round trip) just for a yearly routine exam and shots.

Can anyone recommend a excellent Vet in the Montgomery/Conroe area? And I really dont mind going to The Woodlands.

    Thank you :D

We're currently using a place on Gosling, but that's quite a drive for you and I was going to try this place on 1488 next time my girls need to go in:

    FM1488 Animal Medical Center

    7002 FM 1488 @ 2978 281-259-8806

  8. So, what I was/am asking you, ( not knowing how long you have been in the area :) ) was what has been the average increase in value of homes in the Woodlands over the last ten years? ( all things considered--and you most likely know what I mean by that---I am aware there are quite a bit of variables to this equation--otherwise--I could just do the search myself)

Yeah, too many variables, I wouldn't know where to start to answer that question. *My* TW home has increased in value $110K in the 5 years since we bought it. I know a lot of people with the same situation and I know a lot of people that won't see that kind of increase because they bought in 2001, or 2004 & since then.

  9. Native1--...Anyway---since you know a good bit about The Woodlands real estate--I have a pretty decent question for you:

In the last 7yrs that I lived in the area, what would you "say/guess" has been the average gain in home value?---now, I know the front-end has done better than the rear-end---and empty-nester type developments have done well ( Like Windsor Lakes, and some of the Patio home type communities around Sterling Ridge)

I'm really not sure what your point is?

Now excuse me, I might go off-topic a bit... feel free to just not read any further.

You want to make money on a home here in The Woodlands? First, don't buy a custom home. Buy a not-yet-built Village or whatever for as close to $400K as you can get, in a brand-new neighborhood, and put in a pool. After the last home in that neighborhood closes, sell your house for a premium... easiest $100K you can make. Try it, but beware, a lot of the area Realtors are buying up the homes/lots and doing just that.

  10. This place looks amazing - perfect for a relaxing bottle of wine in the bar.

I was speaking to the new management a few weeks ago and the stated a late April opening - can't wait.

I can't wait either! We've been looking forward to this for months. Last time I called, they were anticipating late April/early May.

  11. Congrats on your contract! I do hope it all works out.

Look, this isn't a personality contest. You post a message on a message board and you're going to get a lot of opinions - some of which you don't want or don't agree with. What's the big deal? Don't take it personally.

I have experience with the Real Estate market out here. It's MY OPINION that in general, custom homes are overpriced. People don't live here long enough to enjoy the craftsmanship of a true custom home. People want nearly 4000 sq ft, right under $400K, upgraded to the hilt, new, new, new, with a pool, and they could care less who built it because they're going to be in it less than 5 years.

It's nothing personal - but the market out here hasn't slowed down - buyers are waiting to see if the home prices will drop, but they're not dropping much and the sellers are not *having* to sell, so they're waiting for a higher offer.

  12. Gotta break the news to you

I just did a HAR search for 5 bedrooms under $400K and came up with oodles of less than 5 years old, "updated", and "backyard oasis". If I can get a newer, or updated home with a pool, why would I want your 10yr old home?

Regardless what your staging company says, *I* am your average buyer out here.

  13. House is in excellent shape ( 10yrs old---doesn't need any updating per the staging company, neutral colors, ect.

For that price range, with no pool, I'd be looking for updates. I'd want a remodeled kitchen (granite, new appliances), master bath, a new coat of paint everywhere, and updated light fixtures.

  14. Hmm, anyone know where to buy the pole? Definitely need a new one that is not brass/gold in color. Looked around HD last time I was there but couldn't find one. Guess I could have just missed it...

We were looking at fans last weekend at Lowe's (The Woodlands) and the extension poles were in varying length and colors on an end-cap between the fans and light fixtures. There's various other fan-related items like remotes, chains, maybe some light kits or something in that same area. We bought a fan and 18" extension rod for the bedroom and the color matched up perfectly - I did open the fan box to check the color of the metals first, though.

We couldn't find anyone working that dept to ask our question about installation in the living area. I'll try harder next time.
