  1. What does this have to do with where the apartments are built? Employees working at these retail establishment probably can't afford to live in South Katy. Do you think someone is willing to drive 30min each way to work a 4-6shift and drive back another 30min? The apartments make it affordable to live and have there kids attend a KISD or Lamar school without paying extra taxes associated with being a homeowner.

  2. Although most of the south side of I-10 is MUCH nicer than the north side, I would advise you to look elsewhere. Katy is fast becoming a crap hole. Not to mention the apartment explosion on the Westpark, which isn't far from Grand Lakes.

    Who do you expect to work at Wal-Mart, HEB, Target, and the restaurants around the south Katy area? I'm pretty sure someone who is working at these types of establishments are not able to afford living in CR, Grand Lakes, or Seven Meadows? Don't confuse Governor's place with the real "south Katy" Seven Meadows, CR, and Grand Lakes. Governor's place will be a rental community in the next year or two.

  3. Yep, it will probably look "nice" and clean, but I doubt it will look different or provide any character or superior function that might contribute to the overall area. Drive around Katy / Cinco and see how many partially vacant strip centers there are. Drive down Mason Rd. and check out the "Jump" zone place (I forget the actual name). Now, I'm all for entrepreneurship and I'm sure kids really love this place, but man, that place looks like it took all of $7,500 bucks to build. It's plain cheap and an eyesore. If God forbid they go under, I can see that thing becoming a house of rats in an otherwise decent neighborhood. Will Cinco become the new Alief, Texas - West? I know the dollar drives everything, so building something as cheap as you can seems to win the day. I just wish that there was a bit more ART to this SCIENCE - Retail, business and neighborhood development.

    Regarding Dollar Tree - if it ends up being a tenenat, it will be indicative of the new demographic and thus responsive to that market. I doubt they would sign a lease without performing their due diligence.

    If dollar tree is going to be a tenant will a "SMOKE" shop or "24hr Newstand" be next or in the same shopping center. I've noticed that these 2 store usually are in the same area.

  4. I am not really a Walmart shopper, but I do like facts to be straight. First off, this Walmart is located in Richmond, not Katy. Between Fry and Hwy 90 there is no retail, so I am sure the people who live in this area will appreciate not having to drive 15 minutes just to pick up a loaf of bread. Secondly, there is only one Walmart in south Katy, and that is on I-10, which isn't very convenient if you live closer to 1093. Between all of the new development in Katy, Fulshear and along 99 in Richmond, this new Walmart won't have a lack of customers. I actually go to Walmart for a particular brand of cleaner that my nearby HEB, Target and Krogers don't carry. This new store will make my trip for this one item much more convenient. And yes, there are two Walmarts in north Katy, but the newest one is so far north, it's darn near in Cypress.

    Technically true this wal-mart is located in Richmond BUT it's right on the border of Richmond and Katy Area. Katy is no more then 2 miles away with affluent residents in Seven Meadows and Grand Lakes.The location and demographics affects both border surroundings. If people don't want to drive 15 minutes for a loaf of bread why don't they buy homes closer to established retail stores or better location? I find it humorous that people buy homes in the middle of nowhere b/c home site are cheap then complain that nothing is around them. I sure walmart analyze the buying habits of these buyers and is the reason why Wal-mart has the buyer demographics to build in this remote areas. People wanting bargain instead of quality attracts Wal-Mart.

  5. Agree. I've observed the same BOOM in apartment developments in south Katy as well. I'm assuming the growth and demand for these developments is because families wanting there kids to go to KISD school district without paying the school tax. Any idea for rent prices?

  6. Seven Meadows has several upside for a growing family with kids. Meadowbrook Farms club is a short distance drive. New KISD elementary school going to be completed by the start of the 2008 school year for Seven Meadows Residents w/ the exception of Avalon. Seven Lakes High School is enormous and about 2 yrs. old. Avalon at Seven Meadows is my top pick. Gated community with about 200 homesites. Several commerical developments have started and will make location more desired.

  7. Living In Seven Meadows I would have loved to have seen a 24hour fitness, blockbuster, Best Buy, Bed Bath Beyond. Lifetime charges to much and has to many children running around. The HEB shopping center seems to be catering more to the stay home moms in the area with Palais Royal and now a hobby lobby. Do the same people that shop at Palais Royal also shop at Hobby Lobby? Was there a study for this? What's next a $1 store or Payless Shoes? Is this shopping center going to be a copy of the one on Kroger Shopping Center Fry & 1-10?

  8. They're putting up way too much crap in that area. Before too long Fry Rd is going to look like Highway 6. Whoever suggested putt up a Palais Royal should be shot in the groin. I hope it goes out of business in a year.

    This area is very congested and very dangerous to drive thru. I live in Seven Meadows and see at least see 3-4 accidents a week of people entering/exiting into Fry or the shopping centers. With more stores coming up something needs to be done about the traffic flow or more accidents will happen.
