Who do you expect to work at Wal-Mart, HEB, Target, and the restaurants around the south Katy area? I'm pretty sure someone who is working at these types of establishments are not able to afford living in CR, Grand Lakes, or Seven Meadows? Don't confuse Governor's place with the real "south Katy" Seven Meadows, CR, and Grand Lakes. Governor's place will be a rental community in the next year or two.

Mine went up 20K...thanks fort bend. 65K totaling in the last 3 years.

Just speculating but they might use this area as a Toll Booths?

If dollar tree is going to be a tenant will a "SMOKE" shop or "24hr Newstand" be next or in the same shopping center. I've noticed that these 2 store usually are in the same area.

Technically true this wal-mart is located in Richmond BUT it's right on the border of Richmond and Katy Area. Katy is no more then 2 miles away with affluent residents in Seven Meadows and Grand Lakes.The location and demographics affects both border surroundings. If people don't want to drive 15 minutes for a loaf of bread why don't they buy homes closer to established retail stores or better location? I find it humorous that people buy homes in the middle of nowhere b/c home site are cheap then complain that nothing is around them. I sure walmart analyze the buying habits of these buyers and is the reason why Wal-mart has the buyer demographics to build in this remote areas. People wanting bargain instead of quality attracts Wal-Mart.

Sad to say but that is going to be the case until something decent comes along to katy. There is a Daddy-O on N.Fry or 1 in downtown katy near Avenue D. if you need a quick fix

Agree. I've observed the same BOOM in apartment developments in south Katy as well. I'm assuming the growth and demand for these developments is because families wanting there kids to go to KISD school district without paying the school tax. Any idea for rent prices?

Great Update! Won't be surprised if we see a Waffle House or IHOP

Seven Meadows has several upside for a growing family with kids. Meadowbrook Farms club is a short distance drive. New KISD elementary school going to be completed by the start of the 2008 school year for Seven Meadows Residents w/ the exception of Avalon. Seven Lakes High School is enormous and about 2 yrs. old. Avalon at Seven Meadows is my top pick. Gated community with about 200 homesites. Several commerical developments have started and will make location more desired.

Can you give more information on what a county building structure is? Is this good for the property value around the area?

Passed by the other day and seen alot of construction by the Cinco Ranch Alzheimers on S.Fry by the Shell Station. Anyone know what's going up? Thanks

Living In Seven Meadows I would have loved to have seen a 24hour fitness, blockbuster, Best Buy, Bed Bath Beyond. Lifetime charges to much and has to many children running around. The HEB shopping center seems to be catering more to the stay home moms in the area with Palais Royal and now a hobby lobby. Do the same people that shop at Palais Royal also shop at Hobby Lobby? Was there a study for this? What's next a $1 store or Payless Shoes? Is this shopping center going to be a copy of the one on Kroger Shopping Center Fry & 1-10?

Hobby Lobby is going in next to Palais Royal. TCBY will be going in the strip where Papa John's is

This area is very congested and very dangerous to drive thru. I live in Seven Meadows and see at least see 3-4 accidents a week of people entering/exiting into Fry or the shopping centers. With more stores coming up something needs to be done about the traffic flow or more accidents will happen.
