  1. I just saw that the Powerhouse Gym plans to open in the Shadow Creek Town center (the one with Academy/Hobby Lobby), see link and look at "Powerhouse Gym News" http://phgtexas.com/1/. I thought that it was going to be a LA Fitness, but we'll see how this gym works out.

Hot Topic, Torrid, The Walking Co., Hallmark, General Nutrition Center, Stride Rite, Paciugo Italian Gelato & Cafe and Jugo Juice have all joined the roster of retailers at the 1.2 million-square-foot center, located at FM 518 and Highway 288. The new stores will join anchors Dillard's, Macy's and Barnes & Noble in the center, which is scheduled to open in summer 2008. Pearland Town Center will combine a 710,000-square-foot lifestyle center, a 110-room Courtyard by Marriott Hotel and residential and office space above retail. The project, which is being developed by Chattanooga, Tenn.-based CBL & Associates Inc. (NYSE: CBL) also includes a 25-acre lake and miles of walking paths and parks.

Clearly this was used for something other than a personal residence; the builder's package fixtures, the dropped ceiling w/ flourescent lighting, the conference room,the office, the game room looks like a break area, th pool area looks like a public facility. I am thinking that this was some sort of group home. Man that's some TRASH!!
  4. That Bass Pro Shop is HUGE!! I think I remember reading that it is the largest in the country (don't quote me). Also will be the largest HEB in the State on 518. Along with the largest presidential heads. We also have the largest tax rate..........go figure. On a serious note, I don't know how all these projects are going to fill their space. Ever wonder why the Shoppes at the Spectrum is flying under the radar (i.e. no press releases)? Ever notice how those new strip malls on FM2234 are doing....vacanct!! Maybe they are waiting for the street to be widened.

  7. You'll be OK if you move to SCR. From my gut (which is based on "business common sense") the common good tends to work out in situations like this. There will be enough pressure from "grass roots" organizations/people that Allied will make consessions. Also, there are too many resources tied up in this area of town to let it be dissolved by a landfill. Allied is not that powerful. But if you must wait then that is a viable option too.

  10. Fishman, Did you happen to make the Council meeting yesterday? If so, any good updates?
  11. Hey Fishman, are you going to the council meeting tonight? The special meeting agenda indicates that they will give an update on current projects. Now does this mean all current projects in Pearland or just the projects that Pearland is working on? If you are going, please take good notes and post a summary for all to see.
  12. I agree that even if this is the only thing that is built (which will not be the case) it will do well (BassPro is a great brand). That building is huge as well as the parking lot/landscaping to support it. As you think about the area more globally, the Pearland Town Center /Shadow Creek Town Center is enough sqft alone to make a huge impact on the area. So, all will end well. Now maybe the Promenade Shops haven't leased as much space as they would like, but their site is too attractive (Beltway 8/288) to go vacant. In addition, Poag & McGowen is a national company with deep pockets, a reputation to uphold, and relationships with national retailers so it's only a matter of time. Also still hanging out there is the professional soccer stadium, if Pearland is selected it will go in that corridor somewhere. Time people......time......
  13. According to one of their press releases, the site work on the rest of the project will start once the Bass Pro Shop is complete. So no deviation is evident.
  14. I as well have observed the slower than predicted development of the Spectrum area. Nonetheless, projects like this and many others tend to be delayed. I wouldn't sweat it though. I know we are a me first/me now generation. There is also a large development planned for the NW corner of 288/FM 2234 (Currently a truck/tire repair business) with Kroger being the anchor. Let's keep a long-term perspective (i.e. update year by year). As a developer there are always activities that are ongoing behind the scenes (archit., financing, zone/plan, negotiating, leasing, etc.) and hard construction is the result of years of planning. When a project is announced, it is usually still in its conceptual stage and it will change many times before it's ready for occupancy. It's all in an effort to generate "BUZZ"!!
