  5. I think that the two of you are talking about two different types of housing. You, HBCU, are talking about tax credit mulit-family apartments (which I don't think Pearland will allow on the westside b/c of zoning and the process to change it) and the other poster is talking about those "affordable" single family homes that say KB Homes is building North of Beltway-8 (near the City Park area). Either way I personally don't see either of those types of dwelling being developed in the Shadow Creek (i.e. westside) area. This master planned community will stick to its master plan. Again, the key to these types of developments from not happening in Pearland is zoning. Shadow Creek/ST are the only parcels zoned for single or multi family dwellings between Beltway 8 and 518, 288 and Almeda. Everything else is commercial type zoning. In order for someone to build anything different they have to seek a variance request to change the zoning. That's where it will get hung up or else they won't issue a permit.

  8. Interesting to say the least. I have noticed a plethora of all races in and around Shadow Creek. I can't say with certainty that there are more of any one race than the other. I do feel that some people get turned off if they see even one black family lurking around. What can you do? Clearly the "powers that be" don't mind investing in the Shadow Creek area, so it must be more than skin color that drives business decisions. On a side note I've asked a few of my Caucasion brothers what the population of Af. Am. is in this country. I get answers like 50%, 40%, 60%. The reality is that we are less than 12% of the US population. Why do you think that they were so far off? The answer might give you insight into why some people see "the brothas" and think "there goes the neighborhood".

  10. I think that you may have confused the construction of the Kroger Marketplace with the Waterlights. There is no movement on the Waterlights parcel as of yet.

  13. Gringo's will be located at the Pearland Town Center....By the end of the summer there will be a slew of new eating options west of 288 (Not to diminish the eateries just east of 288). Once they build the gym in the Shadow Creek TC it will be hard for me to go on the east side of 288. I live in Shadow Creek.

  15. The name of that development is "The Parks at Boulder Creek". It will contain multi-family units in addition to single family.   16. Cabo's was the absolute WORST!! The thing about Pearland that I do like is if your business is subpar, people will let you know with their feet. You have to "bring it"to make it out here. Anyway, the new grill/bar is Norton's Grill and Pub. http://nortonsgrillandpub.com/ I don't know anything about them. Also, where the Buffalo Wild Wings use to be there is a business call Wild Geese Tavern opening soon. I peeped in their window and the improvements seem to be a step up as they have a lot of dark hardwood on everything.

  18. I noticed that a few weeks ago. I came across this article from the Memphis Business Journal, dated October 26, 2007. They mention the Spectrum property in the article: Another development, which is pending public funding, sits on 120 acres, the largest parcel Poag & McEwen has ever developed. Located just outside Houston, the Promenade Shops at the Spectrum is a mixed-use development that will potentially include office, residential, retail and hospitality, says president Terry McEwen. Poag says the company has partnered with other experts on this project, including Indianapolis-based Kosene & Kosene on the residential front. "We quickly realized we knew nothing about residential," he says. Architect Frank Ricks, principal of Looney Ricks Kiss, is working with Poag & McEwen on a couple of developments. He says mixed-use projects are gaining popularity in the U.S. Traditionally, Americans have lived, shopped and worked in distinct, separate areas. "It's taken a few decades, but users now are attracted to mixed-use environments," Ricks says.   20. As an FYI, the townhomes are in the process of being built on FM 2234 (Shadow Creek Pkwy) between Reflection Bay and Kirby. The infrastructure is being installed as we email. Any viable community needs apartments to sustain itself/grow. There are a number of jobs in the local community that are "entry" level positions and the people filling those positions will be looking to rent until they save enough to purchase a home.
  21. If this development looks anything close to what the rendering looks like this will put this area on the map. Quite ambitious IMO.
  22. Looks like it opened last night. So, when will we find out about what other retailers/venues will occupy the Promenade Shops. Please post comments/opinions of the store after you get a chance to visit.
