  1. Most of the cons that are listed are the purely the result of time.

    Mature trees, town centers, "establishment", rising $/sq. ft. , and lower crimes rates are ALL the product of time. Lets keep in mind, Sugarland had a headstart of about 10 years. As for flood control, I have never seen newly developed areas of Pearland flood. The master-planned builders have done a spectacular job with flood control, so much so that most new communities are no longer designated as flood zones. So feel free to add "No flood issues" to the Pearland pros.

    While developing (as Pearland is right now), Sugarland had a definite crime problem. This was an observation made by a Sugarland police administrator. But as the city grew, the law-enforcement infrastructure grew to contain and suppress criminal activity. The same will probably be true for Pearland.

    This entire comparison is very premature, given Sugarland's obvious 10-year advantage over Pearland.

  2. As we were driving home on 288 the night of the opening, we realized the ABSOLUTELY JAMMED parking lot was full of PICKUP TRUCKS. There were cars parked in the neighboring construction site, on the grassy highway border, and just about everywhere else. It was pretty insane.

    It's definitely not my type of shop, but I'm glad such a rare and attractive business has opened up in Pearland :)

    I'm glad you're considering Southern Trails. We moved to the community this summer (David Weekly home), and it has been great. The easy in-out access is definitely a plus (when compared to SCR's maze-like street layout), as is the smaller feel of the community. Its growing very rapidly (just drive through it, there's new homes coming up everywhere). All our neighbors are terrific, they're primarily young couples.

    I know that Ashton Woods is a terrific builder, and their designs are very upscale, though I've heard their prices are equally high.

    There's a user on this forum that is a Realtor working in Southern Trails. He'll probably respond when he sees the post...

    But if you have any specific questions, please go ahead and ask. There are a few posts on the development in this forum, so feel free to do a search.

    (8/27/07 - KTRK/PEARLAND, TX) - Pearland residents are trying to find a solution to their crime concerns after a man and his wife were robbed while getting the mail.

    People in the Shadow Creek Ranch subdivision met yesterday to get out their frustrations and talk about what can be done to stop crime in the area. Two weeks ago a man and woman stopped at a community mailbox. Three men pulled up, held a gun on them, forced them to the ground, and robbed them. Pearland city Councilman Kevin Cole told residents the city is trying to hire more police officers.

    "It's a two way street," said Cole. "Neighbors and residents have to do their part and police have to do theirs.

    The people who were robbed were not hurt. By the way, we notice stepped-up police presence overnight in the Shadow Creek Ranch subdivision.

  5. On the 10pm news tonight, lead story was about a kidnapping and robbery that happened last Friday night in Shadow Creek Ranch. Two robbers kidnapped a couple at their community mail box and robbed them before taking them to an ATM machine to get more money. They were then dumped off in the Walmart parking lot....

    Unbelievable...

    Wow....

    That's really messed up. The Pearland PD REALLY needs to keep up with all the development. I don't care if it means hiring more officers or re-managing current assets - something needs to change.

    Aside from watching for speeders on the new part of 518, I never see any cops in the SCR, Southern Trails, Silverlake, Sunrise Lakes, etc. area.

    This is simply outrageous.

    I think you're really overreacting...

    Sugarland, which was rated by CNN/Money magazine as one of the best places to live in the U.S. went through the SAME EXACT crime cycle during its development stage that Pearland is now going through. In fact, certain types of crime (Larceny, Auto Theft, and Robberies) are more prevalent in Sugarland than in Pearland. As for Katy, if you think it's crime free, you're profoundly mistaken (look up the statistics yourself).

    This is Houston. There is NO CITY in this metropolis that does not border a "lesser" area.

    As for your comments about the rapidly encroaching hood, well, I think you're again, gravely mistaken. Please show me a single low-income development in the 518/288 area. All the current developments have an avg. sale price of around $200,000 and incomes averaging excess of $80,000. The Pearland Town Center is surrounded by Southern Trails (Prices from 250,000$ +), Shadow Creek Ranch (220,000$ +), and Southfork (avg. $200,000) - NONE OF THEM ARE "real deal hood".

    you see it all here, you see people of all races cracked out in their hood cars driving slowly at 2 pm on the west side, you see unemployed women running scams in the retail developments, you see real deal thugs.

    The robber in this incident was wearing a bandanna over his face. Now, for as long as I've been in Pearland, I've never seen anyone walking around with one on their face. Also, the Target shopping mall area is not populated by "real deal thugs". I was actually there Sat. morning (when the robbery took place) and I must have missed the army of "thugs" you keep referring to.

    These crooks came to Pearland because they knew there would be victims there - unsuspecting people with money. If this area was as "thugged out" as you claim it to be, they wouldn't bother coming here.

    Seriously though, this incident isn't related to the "amount of blacks", it's very simply connected with the amount of new development.

    The Sugarland Police Chief said it best:

    "[robberies] will continue to be an issue because of new construction. Anytime we have a lot of new construction in the community, then we're going to see more home burglaries."

    Anyways, lets briefly compare Sugarland and Pearland (with regards to some of the topics mentioned in this thread).

    I think the numbers speak very clearly.

    Race isn't what's causing crime. Income isn't what's causing crime.

    The amount of "NEW" money entering a town that has a "small-town" security infrastructure is the reason behind this. Robbers know that they're more likely to score if they enter newly built area whose police force doesn't match the growing pop.

    And one last thing, this is Houston. Crime is a given.

    But I'm not sure why they're doubtful of its potential benefit.

    The primary complaint I hear about Pearland is that "288 is a parking lot during rush hour". A metro-solution would not only solve that crisis significantly, but it'd also attract ALOT of residents simply by offering an alternate mode of transportation.

  9. Update: TXDoT Responds to Landscaping Question - Mixed News for Pearland...

    Landscaping issue

    Former Chronicle transportation reporter Dan Feldstein asked why TxDOT has done so much landscaping and planting in the median of Texas 288, since the space soon will be needed to carry traffic from the fast-growing Pearland area. A small forest is growing in the median, from near downtown to the Texas Medical Center. And it is true that TxDOT may build two new lanes in each direction there, probably for high-occupancy vehicles and toll customers.

    TxDOT forester Dana Cote said the usual policy is not to landscape a median where reconstruction is expected within the next 10 years. He said that was the case on Texas 288, also called the South Freeway, when the landscaping began three years ago as a shared project between the department and Trees for Houston.

    But Pearland and surrounding areas "exploded, and the demand on the roadway has become much greater than expected," he said.

    "We will leave the trees in place for as long as possible," Cote said. "In this case we anticipate five or, maybe, six years." Then, if feasible, he said, TxDOT will transplant them to a nearby site.

  10. The Water Lights on the Grand Canal - Does anyone know anything or can direct me to a site plan or website? This is awesome for me as I sell new homes in Southern Trails (mentioned above)

    Also, at Starbucks I heard some Corporate folks from BJ's Brewhouse talking about getting into Pearland Town Center.

    Unfortunately, I don't think there are much information on the Grand Canal feature of it, as that was recently announced. You could try going to the actual site and look for something over there.

  11. They're on Southfork/Dallas a mile west of 288.

    2 massively gigantic huge mansions right next to each other.

    Doesn't look like anyone lives there anymore. I see a car every once in a while at the "small" one using one of it's 10 car garages.

    Anyone know anything about those..it's history? Who built them? Are they haunted?

    YES! I can see these from behind my house. There are 2 HUGE ones. One has 10 garages. The other one has a deck overlooking what used to be open pasture (now its a southern trails construction site). And there is another huge house under construction next to those 2.
